RENTAL AGREEMENT

THIS AGREEMENT FOR RENT entered into at Chennai,

Mr. S. VENf{ATESHAN, Son of Mr. I<. Shanmugam, residing at No. 17. /6


NSK 3rd Street, Lakhmipuram, Thiruvanmiyur, Chennai - 600 041., hereinafte
referred to as the OWNER, (which expression shall, unless the context otherwise
reqyires, include his heirs, executors, administrators and assigns) of the ONE

Mr. PRABHAKARAN. S son of Mr. Suyambukesan.R, residing at 8/193,


South Street, Pillaiyarkudieruppu, Palavoor, Jocobpuram, Tirunelveli - 627 11'1-,
hereinafter referred to as the TENANT (which expression shall, unless the context
otherwise requires, include his heirs, executors, administrators and assigns) of the
OTHER PART;

J\ND WIIEHEAS the TENANT approach for the above said property to the
OWNER for the rcsldcnclal Purpose for him on the following terms and
conditions:

NOW THIS AGREEMENT OF RENTAL WITNESS ETH AS FOLLOWS:

1. The OWNER hereby agrees to let out the ahove referred premises
to the TENANT and the TENANT hereby agrees to take on tenancy
of the said premises at No. 17 /6, 2nd floor, NSI< 3rd Street, Lakhmipuram,
Thiruvanmiyur, Chenn;:ii - 600 011, for a period of 12 months,
commencing from 01.04.2022 to 31.03.2023.

2. The TENANT has undertaken to pay a sum of Rs.8,500/- (Rupees


Eight Thousand Five Hundred only) by way of Dank Transfer
towards rent per the period of 12 months from 01.04.2022 to
31.03.2023.

3. The Advance Total amount of Rs.30,000/· (Rupees Thirty


Thousand only) by way of Cash, which shall be refunded on handing
over the vacant possession of the said premises hereby mentioned.

4. The Security Deposit amount will not be adjustable on rent by the


TENANT and only refundable at the time of vacating the Schedule
mentioned residential place after adjusting all sums due to the OWNER.

5. The Tenant hereby agrees to pay the monthly rent on or before the
5th day of every succeeding month without fail by Cash/ Cheque
favouring the OWNER.
6. The TENANT shall not sublet the premises to anyone.
7. The TENANT shall maintain the premises in good condition.

8. The OWNER or his authorized agent has every right to inspect the
premises at all reasonable hours mutually agreed upon.

9. The TENANT shall not make any structural alteration or additi·ons 1·n
the premi•ses wi•thout the wri•tten permission from the OWNER •

10. Either party will give One Month notice for vacating the premises by
either side any time

r 11. The TENANT shall not cause any damage to the premises & fittings
occupied by them and if any damages are noticed, the TENANT shall be
responsible to recover the same or the damages cost, if any should be
repaired from the deposit amount.

12. The TENANT shall not allow the premises for any illegal activities, if it
is found so, the OWNER has got the right to enter the premises and take
possession of the same, for which condition the TENANT herein has
agreed.

SCHEDULE OF PROPERTY

All that piece and parcel of premises at No. 17 /6, 2nd Floor, NSK 3rd Street,
Lakhmipuram, Thiruvanmiyur, Chennai - 600 041.
