1. Scope
This standard is for furnishing and installation of finish hardware and weather stripping for doors.
Reinforcement of finish hardware shall be as specified in SES A05-S01.
2. References
Reference is made in this standard to the following documents. The latest issues, amendments, and
supplements to these documents shall apply unless otherwise indicated.
Any conflict between this standard, SES and industry standards, engineering drawings and contract
documents shall be resolved at the discretion of SABIC.
3. General
3.1 Samples
3.1.1 Finish hardware and weather stripping samples of each type of hardware along with
manufacturer’s catalogs shall be submitted to SABIC for review and approval.
3.2.1 Hardware supplier shall be technically qualified and experienced in scheduling, detailing,
fitting and adjusting finish hardware. Refinements such as butt knuckle clearance, strike lip
length adjustment, beveling, rabbeting or rounding of lock faces, and centering of backsets shall
be included in hardware suppliers' hardware schedule.
3.2.2 Hardware supplier shall be certified by hardware manufacturer for installation of its
hardware.
3.2.3 Hardware supplier shall obtain latch sets, lock sets, and panic hardware from a single
manufacturer.
3.2.4 Hardware supplier shall provide hardware for rated openings in compliance with NFPA
80. Hardware supplier shall provide only hardware that has been tested and listed by UL and
that is clearly labeled with a factory-applied stamp of an authorized testing agency.

3.3.1 Finish hardware shall be properly wrapped in separate packages, complete with
trimmings, screws, fasteners and necessary accessories for each door or opening. Each
package shall be distinctly labeled and numbered for each door or opening.
3.3.2 Finished hardware shall be furnished complete with parts necessary for fitting, securing,
and adjusting for proper operation. The correct number and size of fasteners of proper material
corresponding with members to be fastened shall be furnished with each piece of hardware.
3.3.3 Materials prescribed in this standard shall be protected from physical and mechanical
damage before, during, and after installation.
3.3.4 Uninstalled hardware shall be stored in a secured location to provide protection from
weather, theft, vandalism and damage from work of other trades.
3.4 Warranty
3.4.1 Hardware supplier shall provide a written, one-year warranty covering all materials and
labor. Warranty period shall start after project completion.
3.4.2 Warranty shall provide for the immediate repair or replacement of material and systems
that were defective prior, during and after installation. Warranty shall include necessary
adjustments and temporary repairs to maintain normal operation during warranty period.
3.5.1 Hardware supplier shall provide one additional piece of hardware for each 25 supplied,
for every item, with a minimum of one additional piece if the quantity is less than 25.
4. Products
4.1 Products and Manufacturers
4.1.1 Hardware and weather stripping shall be provided from SABIC approved vendors.
4.1.2 The finish of hardware shall be brushed stainless steel US32D unless otherwise noted in
drawing. Finish of fasteners shall match items.

4.1.6 Cylindrical deadlocks, locksets and latch sets shall comply with the following:
a. They shall be manufactured by Corbin Russwin, Yale, Arrow, Miwa or SABIC
approved equal. Lever handle shall have US32D finish.
b. Specific models found in hardware sets shall be reviewed by hardware supplier to
verify suitability with each door and occupancy type of each room.
4.1.7 Doorstops shall be provided at every door that might contact a wall or any other part of
the building.
4.1.8 Push plates and pull plates shall have a size of 150 x 405 mm with US32D finish.
4.1.9 Three door silencers shall be provided for each single door frame, and four for each
double door frame.

4.1.10 Kick plates shall have a height of 200 mm with US32D finish. The width of the plate shall
be 50 mm less than the door width. The screws shall have oval head.
4.1.11 Flush bolts and dust proof strikes shall as manufactured by Trimco, US32D finish, model
W3917 for flush bolts, and model 3911 for dust proof strikes, or SABIC approved equal.
4.1.12 Thresholds shall be extruded clear aluminum, model 170A as manufactured by Pemko
or SABIC approved equal.
4.1.14 Door bottom seal shall be clear anodized aluminum with neoprene seal. Door bottom
seals for exterior doors shall be with rain drip.
4.2.1 Finish hardware for all fire rated doors shall comply with NFPA 80 and Underwriters
Laboratories (UL). All finish hardware for rated doors shall be marked with a UL label.
4.2.2 Panic exit devices shall be installed on all exterior doors serving as an exit.
4.2.3 Hardware supplier shall ensure that all required finish hardware for rated doors are
supplied and installed.
4.3.1 Entire keying system shall be determined in coordination with SABIC. The project shall
be construction master keyed, master keyed, grand master keyed and great grand master

keyed. These systems shall be from SABIC approved manufacturer. Master keys shall be
provided in sealed package and no copies shall be made.
4.3.2 Key blanks shall be provided, for all the cut keys furnished to SABIC.
4.3.3 All exterior doors of any individual building shall be master keyed.
4.3.4 During the construction period, all exterior doors, and specific interior doors to be
designated after construction begins, shall be keyed to a construction grand master key system
that shall remain operative during the construction phase. Construction key system shall be
rendered inoperative after SABIC's occupancy.
4.3.5 The quantity and control of construction master keys used during the construction period
and the timing and procedure for conversion of the locks to the permanent keying system upon
completion of construction will be determined by SABIC.
4.3.6 For the final keying system, three change keys for each lock, six master keys each set
and two blanks, and six grand master keys and two blanks shall be delivered to SABIC. These
keys shall be tagged to match their companion locksets.
4.3.7 All cylinders and keys shall be stamped with code symbols. Keys shall not be stamped
with bitting number.
4.3.8 Prior to final inspection, the hardware supplier shall at the project site:
a. Describe and demonstrate the proper use of the key cabinet to SABIC.
b. Change the key tags on all keys to reflect the permanent room number on the door
signs.
c. Arrange the keys in the key cabinet in accordance with the key cabinet
manufacturer's recommendations.
d. At the time construction master keys are to be voided, mortise cylinders in exterior
doors of buildings shall be replaced with new mortise cylinders keyed to final keying
system.

5. Execution
5.1 Installation
5.1.1 Finish hardware shall be installed in locations and by methods indicated by the
manufacturer and drawings.
5.1.2 Hardware shall be installed accurately and securely, in strict compliance with
manufacturer's published instructions.
5.1.3 Hardware for fire and exit doors shall be installed in accordance with NFPA 80 for fire
doors and NFPA 101 for exit doors.
5.1.4 Hardware shall be fastened to wood surfaces with full threaded wood screws or sheet
metal screws. Machine screws set in expansion inserts shall be used for fastening hardware to
solid concrete and masonry surfaces. Toggle bolts shall be used where required for fastening to
hollow core construction. Through bolts shall be used where necessary for satisfactory
installation.
5.1.6 Overhead stops shall be installed before installing closer, where a door is to receive an
overhead stop and a door closer.
5.1.7 Closers shall be mounted to allow the door to open as far as possible.
5.1.9 Closers shall be mounted inside the rooms where possible. They shall not be installed in
corridors or on weather side of exterior doors.
5.1.10 Thresholds shall be cut and fitted to the profile of the door frames, using mitered corners
and hairline joints. At exterior doors and elsewhere as indicated on the drawings, thresholds
shall be set in a bed of polyurethane sealant to completely fill concealed voids. Drain holes and
weeps shall not be plugged or blocked.
5.1.11 Surface mounted items shall not be installed until finishes have been completed on the
substrate.
5.2 Performance
5.2.1 All hardware shall be as specified and scheduled in this specification and project
drawings.
5.2.2 Hardware supplier shall provide any additional items of hardware which are necessary to
make a complete workmanlike installation, even if not specified in project drawings. These items
shall be equal to hardware used in other similar locations or equal to the quality established by
this specification.

5.3.1 Each operating item of hardware and each door shall be checked and adjusted to
ensure proper operation. Moving parts shall be lubricated as recommended by manufacturer.
5.3.2 Hardware shall be left in perfect working order at completion of building when keys are
delivered to SABIC, properly labeled. It shall be demonstrated that permanent keys operate
respective locks.
5.3.3 Wherever hardware installation is made more than one month prior to occupancy,
hardware shall be checked and readjusted one week prior to occupancy. Operating items shall
be cleaned and lubricated as necessary to restore proper function and finish. Door control
devices shall be adjusted to compensate for the normal operating level of HVAC equipment.
5.3.4 Approximately 6 months after acceptance of hardware in each area, it shall be adjusted
as necessary for proper operation. Hardware items that have failed or cannot be properly
adjusted due to faulty design, defective materials, or workmanship, shall be replaced.
5.3.5 Hardware finish and operation shall be free from blemishes and defects. Defective
pieces shall be rejected even though installed before the defect is discovered; they shall be
removed and new pieces shall be substituted in their place.
5.3.6 Hardware supplier shall instruct SABIC's personnel in proper cleaning, adjustment and
maintenance of finished hardware items during final adjustment of hardware.
