Botanika Tower A&B is a IGBC PLATINUM certified RCC structure Residential Apartment building located
in Gachibowli, Rangareddy District, Hyderabad with total Built-up area of 6,04,852 sqft and Saleable
area of 4,08,004 sqft.

1.2 Scope of Works

Scope of works for the Residential Apartment building constitute the following:

Structure
Consists of RCC structure from Foundation to Terrace, Blockwork, Plastering, Waterproofing, etc.

Facade Works
Consists of UPVC sliding doors, windows and ventilators and MS Railings up to 1m height for corridors
and balconies. Textured paint finish for external wall surfaces as per Architects design.

Building MEP Services


Consists of Plumbing, Firefighting, Fire Detection, Electrical, DG, HVAC, STP, Lifts, BMS-Automation. All
apartments are designed to be Air conditioned with 100% DG back up.

Common Area Finishes


Consists of floor, wall and ceiling finishes of flats, common areas like Entrance lobby, lift lobbies,
staircases, basements car park area, service areas etc. as per agreed finishes schedule.

External development & Landscape


Consists of hardscape, softscape, Swimming Pool, Water bodies, security kiosks, landscape features,

2.0 Design Management

Elaborated below are the steps undertaken as a part of Design Management:

Project Master Programme (Base Building):


This will be the first step towards implementation of the project. All key milestones have been
designated in this schedule, and attached for approval.

Refer Attachment 1: Project Master Schedule, for details.

Design Brief / Concept Design Finalization:


This should be the next step. Idea is to finalize design intent, overall concept site plan, design
specification so that the design schedule can be firmed up and design deliverables can be identified.

Project Preliminary Estimate / Budget:


Based on the concept design-off, a first cut or preliminary budget is prepared and submitted for
approval and for financial planning.

Refer Attachment 2 : Project Cost Estimate, for details.

2.0 Design Management

Design Schedule Finalization:


At the start of construction all Design Consultants are taken into consonance while preparing a design
schedule along with total list of deliverables.

Synergy accords high importance to intense interaction within the Design Team members.

Such an objective is achieved through


 Regular Design Team Meetings (weekly/fortnightly)
 Monitoring sufficiency of the design by putting forward various criteria as checklist.

Monitoring of Design Progress


The Consultants will be required to prepare and submit detailed reports, spreadsheets, etc.
substantiating the basis of design.

2.0 Approach to Design Management

Architectural Consultant – M/s. MA Architects as the Principal Architects would be required to


provide :
 Proposed to design in compliance with all statutory guidelines and norms.
 The Architect has prepared presentation images / walk-thru to explain ambience and volume of the
space. The same has been approved by client.
 Façade palette and finishing specifications for the apartments in consultation and as per the
requirement of client.
 Recommend traffic movement pattern & traffic analysis in consultation with Landscape Consultant.
 Recommend service shaft and duct location, wet core locations, including sizing etc.
 Recommend & participate in value engineering exercises for enabling better savings and efficiency.
 3-D Model of the entire project.
 Elevators with suitable capacity & speed in consultation with elevator consultants.
 Refer Annexure 1 for approved Floor plans and concept presentation.

Structural Consultant- M/s. Tameer Consulting Associates would be required to provide:


 Design criteria with respect to dead and live load, wind load, seismic load, etc.
 Structural calculation drawings as required for submission to authority.
 Design recommendation for type of Foundation.

2.0 Approach to Design Management

PHE – M/s. Premier Engineering Consultants & Engineers would be required to provide :
 Approval drawings / details, as required for submission to sanctioning authorities.
 Recommendation of water and storage requirements, domestic water supply and irrigation systems.
 Sewage, storm water and rain water disposal scheme.
 Recommendation on selection of pumps with makes, specification, etc.
 Recommendation on cut-out locations and size required for services penetration into RCC elements.
 Recommendation on type of Sewage Treatment Plant and Water Treatment Plant.
 Spatial requirements for various equipment, piping and distribution.
 Centralized UG Tanks for full project with 2 days storage capacity in UG Tanks & 1/3rd days at
terrace level.
 Main Sources of water is to be tapped from Municipal water supply line & bought out water shall
also be considered in absence of Municipal water.
 Water Supply is through gravity system for all floors. In addition top three floors will have booster
pumps to maintain the required pressure.
 Treated water supply for flushing through gravity system for all floors. In addition top three floors
will have booster pumps to maintain the required pressure.

2.0 Approach to Design Management

PHE Consultant – M/s. Premier Engineering Consultants & Designers would be required to provide :
 Fire Fighting Static Water tank of 200 KLD is proposed.
 Domestic Raw water UG sump of 100 KLD is proposed.
 Domestic Treated water after softening UG sump of 100 KLD is proposed.
 Domestic water over head tank of 25 KLD is proposed at Tower-A.
 Treated Water over head tank only for flushing of 7 KLD is proposed at Tower-A.
 Domestic water over head tank of 32 KLD is proposed at Tower-B.
 Treated Water over head tank only for flushing of 10 KLD is proposed at Tower-D.
 Centralized STP (Capacity: 140 KLD) for all towers has been proposed with Membrane Bio Reactor
(MBR) technology. STP treated water shall be used for flushing and irrigation.
 Sanitary Fixtures and CP fittings (low flow) to meet IGBC requirements.

2.0 Approach to Design Management

Fire fighting Consultant– M/s. Premier Engineering Consultants& Designers would be required to
provide :
 Approval drawings / details, as required for submission to sanctioning authorities.
 Inputs on approval related criteria / parameters - which can impact architectural design.
 Recommendation of water and storage requirements.
 Comments on architectural design on whether it is as per fire norms.
 To confirm that all fire escape staircases meet fire norms.

Firefighting approved Design includes the following:


Fire Protection System
 Sprinkler System shall be designed for all floors to have single line of sprinklers for Flat and common
areas excluding Electrical room, toilets, Services Shafts and Staircase.
 All shafts shall be sealed with fire sealant, Fire doors(2 hrs fire rated) at all levels as per norms.
 Wet risers, external fire hydrants, FHCs, Ring main etc.
FA & PA system
 Centralized FDA & PA system is proposed.
 Intelligent addressable type fire detection system is considered for the project.
 Detection & Alarm shall be provided in all floors as per NBC-2016.
 Analog type PA system is considered for common areas for announcements in case of fire.

2.0 Approach to Design Management

Electrical Consultant – M/s. Hyderabad Consulting Engineers would be required to provide :


 Approval drawings / details as required for submission to sanctioning authority.
 Detailed load calculation for the project.
 Recommendation on Transformer, HT & LT Switchgear and DG specification / type & sizing.
 Spatial requirements for various equipment and distribution panels - Internal and External.
 All major equipment's like HT panels, Metering Unit, Transformers, HT synchronizing panels & all
Main LT Distribution panels are located at basement level.
 Power Distribution for Services equipment’s like Lifts, Firefighting & PHE equipment’s shall be
through Main LT Panels located at Main LT Room.
 Power supply for all Floors shall be tapped from the Bus bars at respective floors through the floor
tap-off.

2.0 Approach to Design Management

HVAC Consultant – M/s. BBN Escendo Consulting Pvt Ltd would be required to provide :
 It is proposed to have VRF System for air conditioning of Flats.
 Outdoor units of VRF system will be installed in the utility balcony. Hi wall indoor units are selected
for various rooms.
 Cost Analysis and recommendation on system.
 Configuration of systems for HVAC design.
 Recommendation for Basement Ventilation scheme and fan sizing.
 Spatial requirements for various equipment spaces - indoor and outdoor.
 Interface details and other services.

Fresh Air System


 Fresh air is considered as 6.5 CFM per person as per the green building requirement.
Pressurization System
 Fire Lift lobby and Lift well pressurization has been proposed for all floors.
 Internal staircases are pressurized on all floors.
Basement Ventilation System
 Mechanical Jet Ventilation system with CO sensors has been proposed for Basements.
 Other Services rooms (STP / pump rooms / electrical room) in basement are also Mechanically
ventilated with ducted system.

2.0 Approach to Design Management

Landscape Consultant - M/s. Dhruva Landscape Architects would be required to provide :


 Prepare complete landscape plans (hardscape and softscape).
 Co-ordination of exterior "hardscape" design with that of the project including general grading,
pathways, water features, pedestrian walkways, decorative elements, etc..
 Recommend on Planting plan with types, species and location for all horticulture/plants materials
to be used.
 Scheme / concept developed.
 Refer Annexure 8 for Landscape Concept & Scheme.

2.0 Approach to Design Management

Green Building Consultant – M/s. Green Inertia would be required to provide :


 Conduct Green Building design workshop with Consultants.
 Identify realistic, cost effective, and sustainable measure that could be designed and implemented.
 Prepare Green Action Items Matrix to meet the requirements of the rating system.
 Perform calculations for selected credits as identified by IGBC Green guidelines for Platinum Rating.
 Submittals Review During Construction.
 Energy efficiency Engineering.
 Cost estimating.
 Building Commissioning.

2.0 Management of Flow of Information

Agreement with Consultant on drawing delivery dates:


 Issue dates and list of tender drawings.
 Issue dates and list of “Good for Construction” drawings.
 Final drawings, that are critical for construction, are required to be issued minimum 21 days in
advance to the date when actually required on site. This would mean that slab reinforcement
drawings would be required to be issued minimum 21 days prior to the date of concreting.

2.0 Management of Flow of Information

Agreement on shop drawing cycle:


 Normally process gets inordinately delayed here.
 Synergy thus recommends a maximum of 2 cycles for shop drawing approval.
 Synergy also insists specific, meaningful and to-the-point comments.

3.1 Strategy

Procurement of tenders shall be package-based, to allow better coordination and control by the Project
Management Consultant and Client. This also helps in obtaining a better benefit in terms of cost.

3.1 Prioritization of Critical Packages

Packages that have the higher lead-time and those required on priority are recommended to be finalized
asap. These are:

 Structural Consultant is required to issue, the first and initial set of working drawings (i.e. setting-
out plans, footing drawings, excavation plans) on commencement of construction at site.
 During the mobilization period, Synergy and design team parallely shall start coordinating and
finalizing the balance design details and construction drawings.

Electrical & DG Packages


 Critical, since Coordination is required with Civil contractor. External Tender BOQ is received.

Elevators
 Critical, since lead-time is very high.
 In consultation with the Architect and in concurrence with Client, lift specifications and finishes
will be required to be finalized first.

3.3 Approach to Procurement Management

Step 1
Pre-qualification: Contractors who have executed jobs of similar nature will be interviewed and pre-
qualified by Developer and Synergy. Workload and resource availability should be one of the key
factors for pre-qualification. Pre-qualification reports will be shared with Client.

Step 2
Client Approval: Final short-listing of each Package Vendor will then be done in consultation with the
Developer. The list will be firmed-up after receiving final approval from the Client.

Step 3
Final BoQ and technical specifications prepared by the Consultants will be reviewed and agreed prior to
issue of Tender. The tender document will then be prepared and issued by Synergy as per Tender
Schedule.

Step 4
On receipt of closed tenders from Tenderers, the same will be opened in Synergy office in the presence
of Developer Representative.

Step 5

The same shall be issued to the Developer during Tender Opening Event.

3.3 Approach to Procurement Management

Step 6

Detailed Techno-Commercial negotiation will be held by Synergy . The Client may choose to attend.

Step 7
Based on final tender negotiation, name of recommended Vendor will be forwarded to the Developer.
This will be accompanied by a detailed Tender Recommendation Report, containing tender comparison
sheets, budget reconciliation, etc., will accompany this.

Step 8
On approval by the Developer, the Vendor for the Package will be finalized.

Step 9
Draft Notice of Award will also be sent to the Client. The Client will only be required to print the same
on the letterhead and issue to the finalized Contractor.

4.4 Mobilization of key resources


4.4.1 Formwork Deployment

Formwork for Tower area (Refer Attachment 6 for Pour Schedule)


 Conventional Shuttering material proposed
 Typical floor plate area is 1,700sqm approx.
 Total number of pours envisaged is 3.
 Shuttering material of 4 sets (2 of each tower) for typical floor plate with additional 30% for
contingency requirement is proposed.
 Independent 2 (For 2 Towers) sets of Lift core wall shuttering suggested to expedite lift works.
 To achieve the timeline, an average slab cycle time of 20 days is considered for tower area.
 3 times floor plate area staging and props required with additional 30% contingency requirement.

4.4 Mobilization of key resources


4.4.1 Manpower & Machinery requirement

Concrete batching plant:


 Total concrete quantity for basement is anticipated as 55,000 cum.
 Concrete work duration for basements is approx. 11 months.
 Anticipate a peak requirement of about 5,000 cum / month.
 Minimum concrete required per hour considering 10 hours daily operation time is about 25 cum/
hour.
 Due to space constraint on site, batching plant (M30) can be setup on another location / site or RMC
can be used.

Concrete pumps:
 Sized for 80 meters head.
 Recommended 2 + 1 number of concrete pumps.

Reinforcement steel:
 Total steel quantity : 2,700 MT.
 4.5 MT/day with Steel work duration of 20 months for tower area
 1 Reinforcement yard is planned.

4.4 Mobilization of key resources


4.4.1 Manpower & Machinery requirement

Cranes:
 1 no. tower crane proposed as per site logistics (with 50m boom) to cover all the entire block.
 The tower crane will be mainly used for transportation of reinforcements & form work material
shifting.

Hoists:
 2 no. of material hoist is planned for building for the ease of movement of material.

5.1 Approach to Construction Management


Synergy recommends and implements number of key / effective tools while undertaking construction
management exercises at site. These have been explained below in brief.

5.2 Kick-off Meeting


Immediately after award of Contract, Kick-off Meeting is convened at site in the presence of Design
Consultants, Client, Synergy and the Contractor’s key personnel. All modalities, information
management plan, lines of communication, drawing issue schedule (to be tabled by Consultants),
construction schedule, site logistics are discussed and agreed.

5.3 Contractor’s Site Logistics Plan


The contractor, on advice from Synergy, shall formulate a detailed site logistics plan showing movement
of construction material, temporary hoarding with existing buildings, construction area access routes,
material storage / fabrication yards, waste collection and diversion, garbage collection, etc..

5.4 Construction Processes


5.4.1 Detailed Micro Schedule

The Contractor will be required to, in consultation with Synergy, break-up the detailed schedule into
further sub-activities for a day-to-day monitoring. This micro schedule is extremely effective to
expedite critical sub-structure works, like retaining wall formwork movement, etc..

 Material procurement schedule to be submitted by Contractor and reviewed / got approved.


 Resource (material / manpower) deployment histograms.

5.4.2 Project Monitoring

Detailed monitoring on a continuous basis gets done by Synergy. This involves:

Material Monitoring
A complete and detailed monitoring of critical construction material and equipment is key to successful
implementation of project. Monitoring of material is critical for structure package, and also for all MEP
Package.

Refer Attachment 7 for Procurement Tracking.

All Contractors are required to fill-up the format, to enable Synergy to monitor progress.

5.4 Construction Processes


5.4.2 Project Monitoring

Detailed monitoring on a continuous basis gets done by Synergy. This involves:

Manpower Monitoring
Critical for effective monitoring of the package. Contractors to submit labor histograms, which will be
reviewed and certified by the Synergy Project Manager. The Contractor will also be required to submit a
“Daily Labour Return” on a daily basis sustaining manpower deployment plan.

Housekeeping
 Housekeeping maintenance register to be regularly updated.
 Construction materials to be stacked in designated areas only.
 Driveway & vehicle access routes to be demarcated and clear of any obstruction.
 Garbage bins to be at designated locations.
 Scrap construction material to be stacked temporarily in designated locations.
 Water spillage / stagnation to be cleared-off.

5.4 Construction Processes


5.4.3 Handover

Synergy approach to Project handover stage involves:

 Preparation, issuing and monitoring of detailed Punch list for each and every page.
 Certifying completion of the Punch list.
 Monitor submission and approval of all Project handover documents from the Contractor, namely:
• As Built drawings
• List of tools and tackles
• Operation & Maintenance Manuals
• Test certificates
• Guarantee / Warrantee
• Attic Stock
• Training Manuals
• Issue of Final Completion Certificates, on behalf of the Client.
• Certification and recommendation of Contractor’s final bills.

In addition Synergy is responsible to liaison with all contractors for arranging As-Built drawings,
Operation and Maintenance Manuals, Test Certificates, Guarantees etc.. These will then be handed over
to the Client, as a part of comprehensive Project closeout exercise.
6.0 QUALITY & SAFETY

6.1 Quality
Safety and Quality has to be imbibed in the process and not only controlled at a particular step or an
event. Quality Control and Assurance is Synergy prime responsibility. Necessary Systems are in place for
maintaining and assuring required quality standards.

To ensure that the end quality is achieved, continuous involvement is required to ensure the same from
commencement to completion. Following practices assist in assurance of satisfactory quality levels.

 Use of Method Statements


 Instigation a system of design approval
 Ensuring Material Approval
 Erection of mock-ups / Control Samples for Approval
 Adherence to Quality Standards by use of Checklists
 Use of Non-Compliance Reports

6.1 QA / QC Cell
QA / QC & Safety Cell established at Head Office/ site office will conduct regularly audits on all aspects
of construction to ensure compliance to procedures and specifications. Independent audit is conducted
fortnightly or as required. Cell advices site team and interacts with Client and Contractor on regular
basis. The team has powers to stop and suspend work on issues pertaining to Quality and Safety.

Method Statement

Proper and correct execution methodology not only assures quality output but also helps in achieving
efficiency.
Agencies working at site are required to get their methodologies approved. Each agency is required to
submit method statement detailing the way in which they propose to execute the work. The same is
then reviewed and approved by competent authority.

Design Approval

Recognizing the importance of the same, strict design approval procedures have been laid for critical
activities. Any agency working on site is required to get the design approved before commencement of
works. Applicable for mix design of concrete, formwork or any critical activities.

6.1 QA / QC Cell
Material Approval

Using proper material is essential for achieving desired quality standards. Agencies working at site are
required to get the materials approved. Each agency is required to submit Material Approval Request for
various materials proposed to be used by them. The same are then reviewed and approved.

Mock-up

Mock-ups are the first critical activities at start of any Package works. Mock up provides assistance in
following areas:
 Examining the practicality of design wrt execution
 Foreseeing problems associated beforehand.
 Working out the ways to counter the same.

Checklist

For assisting checking of various critical parameters during execution, checklists for activities have been
drawing out. This ensures that none of the parameters or stage checks are missed out. Pour card is also
an important checklist which gets signed off.

6.1 QA / QC Cell
Non-Compliance Report (NCR)

If the finished product is not matching the quality criteria laid down, a NCR is issued to the concerned
agency by the Engineer-in-Charge.

A NCR is closed after the Engineer-In-Charge issuing the NCR is satisfied with rectification of Non-
conformity. The work is treated as incomplete for all purposes till the NCR has not been closed.

6.2 Safety
Synergy is committed to ensure safe working conditions throughout the Project period. Contractors are
obliged to implement Synergy health and safety manual.

Refer attachment 9: EHS policy (Safety manual is part of all construction Contracts and hence not
enclosed as a part of this Report)

Project Manager is empowered to instruct contractor to stop work in any situation where circumstances
or method of working constitutes a threat to personal safety.

7.0 COMMUNICATION PROTOCOL


Single Point Contact

To ensure seamless communication and better Project Co-ordination on Design and Execution, Synergy
should be Single Point Contact between Consultant / Contractor and Client. This will be an effective tool
for implementation of the first-to-last approach and on behalf of Client, Synergy will deliver as a Single
responsible agency. This is important to achieve key objective of excellence in design, execution,
financial return and satisfaction.

Reporting

Synergy shall provide regular weekly & monthly status reports to Client highlighting the progress of the
project, performance of project against each package works, approved budgets, update / monitoring on
monthly payments, provide regular update on risk related issues.
