The current land use development is only concentrated in BP3 Bota especially in Bandar Seri
Iskandar compared to other areas in Perak Tengah District.
To be potential of developed with comprehensive and integrated components of The
implementation of the committed project

Non-strategic locations and limited population and low purchasing power are the main factors
contributing to the phenomenon.
By 2030, the population in Perak Tengah District is expected to increase to 128,375 people
compared to 107,343 in 2015. The increase in population and increased economic activity will
strengthen the role of the existing network of settlement centres as the main commercial centres
in the future

Most of the tourism resources in this study area have not yet been fully promoted and exploited.
The development of the tourism industry is able to act as a revenue generator and increase
employment opportunities.

Implement sustainable and systematic solid waste management

To create a systematic and orderly solid waste management towards a conducive, sustainable
and sustainable environment

Improve user security

i. Improving the slope on the side of the A51 road to meet the design specifications.

The existence of an excess supply of housing over the actual demand of the population.
The rapid growth of higher education institutions is expected to meet the oversupply of housing.

Proposed to Increase the Productivity of Palm Oil Crops Throughout the Central Perak District.
Contribute to the economic development of the district and the income of the population,
especially the smallholder group as well development of agricultural land economically so that
there is no waste of resources.

Most of the industrial activities of SMEs in Perak Tengah District operate on private lots either on
residential land or agricultural land which is not converted to enterprise. It is not equipped with
the necessary infrastructure facilities and support facilities for industrial operations.
Central Perak District has a good industrial foundation to promote resource-based industries,
especially food products and downstream products based on agricultural products, basic metal
products and electronic products.

The road divider on the Ipoh-Lumut Road through Bandar Seri Iskandar has made it difficult to
move pedestrians between the two parts.
i. Build a pedestrian bridge in the business district of Bandar Seri Iskandar.
ii. Build a pedestrian bridge in the area facing the Sultan Yussuf Izuddin Shah Mosque, Bandar
Seri iskandar

Creating efficient public transport services

i. Establishing an urban bus service in Bandar Seri Iskandar as a start.
ii. Restoring intercity services by reorganizing schedules and expanding coverage.
iii. Tighten the rules on the use of space for routes and bus parking at stops.
iv. Using NGV-powered buses to ensure the cleanliness of the environment and the comfort of
passengers.

Improve connectivity between areas

PKNP's 4000-acre area in Bandar Seri Iskandar has been reserved for the development of a
new airport for meet the development needs of the city's Green Aerospace Park. In addition,
this new road will open up the area south of Bandar Seri Iskandar for future development.
