Land use planning


Introduction
Land use monitored to make predictions for the future plan effective settlement, and protect
the environment. Urbanization is the movement of people from rural cities .development of
land for this purpose can affect the quality and quantity of land used for other purpose .Land
use planning is the process of determining how land is developed and utilized within a specific
area. It involves assessing the current and future needs of a community, analyzing various
factors such as population growth, economic development, environmental considerations, and
social requirements, and making decisions about how land should be allocated and used.

Land use planning aims to promote the sustainable and efficient use of land resources while
considering the needs and aspirations of the community. It typically involves creating a
comprehensive plan or set of policies that guide decision-making related to zoning,
development regulations, transportation networks, public infrastructure, and environmental
protection. This report presents a comprehensive analysis of land use within Site B, located at
coordinates 13.48, 39.50, with a size of 130 hectares.

2. Relative Location
Site B is surrounded by significant landmarks such as the Semen Ezi Military Hospital, grape
vegetation areas, and the Alula Abanega Airport which provide important context to the site.
These landmarks contribute to the overall character and potential use of the land. The
neighboring communities are active participants in the land's utilization, contributing to its
overall value.

3. Objective
Our objective is to transform site B into a purposeful and harmonious little village that fosters a
sense of community, promotes sustainability, and enhances the quality of life for its residents.
By carefully planning and implementing various infrastructural, social, and environmental
initiatives, we aim to create a vibrant village that is both self-sufficient and connected to the
larger region. The primary objective of this analysis is to evaluate the current land use patterns,
identify constraints and opportunities, and propose strategies for land development and
management. Site B is situated amidst various landmarks including the Semen Eiz Military
Hospital, grape vegetation areas, and the Alula Abanega Airport. The site comprises both
physical and human features, characterized by its topology, land attributes, transportation
access, and neighboring communities.
Main features of site B

1. Infrastructure Development:
- Housing: Constructing eco-friendly, affordable, and diverse housing options that cater to the
needs of individuals and families, while maintaining architectural uniformity.
- Utilities: Establishing a reliable and sustainable system for water supply, electricity, and waste
management, incorporating eco-friendly technologies wherever possible.
- Communication: Ensuring good connectivity, installing high-speed internet, and providing
adequate provisions for telephone and other communication services to foster connectivity
with the outside world.
- Transportation: Designing a well-planned road network, pedestrian paths, and cycle lanes to
promote walkability, reduce dependence on cars, and encourage sustainable modes of
transportation.
2. Social Development:
- Community Spaces: Creating communal spaces such as parks, gardens, and plazas that
encourage interaction, recreational activities, and community gatherings.
- Education: Building schools and educational institutions that cater to the needs of children
and adults, providing quality education and lifelong learning opportunities.
- Healthcare: Establishing healthcare facilities that offer accessible and affordable medical
services to residents, focusing on preventive care and holistic well-being.
- Cultural and Recreational Facilities: Constructing spaces for cultural activities, sports, and
recreation, such as community centers, sports fields, and performance venues, to enhance
social cohesion and leisure opportunities.
3. Environmental Sustainability:
- Green Spaces: Incorporating plenty of green and open spaces, including gardens, tree-lined
streets, and nature reserves, to enrich the natural environment, promote biodiversity, and
improve air quality.
- Renewable Energy: Promoting the use of renewable energy sources such as solar panels and
wind turbines to minimize the village's carbon footprint and reduce reliance on conventional
energy sources.
- Waste Management: Implementing efficient waste management systems, including recycling
facilities, composting, and waste reduction strategies, to minimize landfill waste and foster a
culture of sustainability.
- Water Conservation: Encouraging water-saving practices through rainwater harvesting,
efficient irrigation systems, and community awareness programs to mitigate water scarcity
issues.
4. Economic Development:
- Local Economy: Fostering entrepreneurship and supporting local businesses, such as small-
scale agriculture, crafts, and locally sourced products, to boost the village's economy and create
employment opportunities.
- Sustainable Tourism: Promoting responsible and sustainable tourism practices that highlight

the village's unique culture, history, and natural attractions, generating income and raising
awareness about the community.
In general:
By implementing these objectives, our aim is to create a little village that serves as a model
community, blending modern amenities with a strong sense of sustainability, community spirit,
and cultural heritage. This village will not only provide a fulfilling and enriching living experience
for its residents but also inspire neighboring communities and contribute to a sustainable
future for generations to come.

SWOT ANALYSIS
Strength: airport, military hospital
Weakness: airport base and sound pollution , military camp also transportation asses and the
main weakness are infrastructure such as water and electrical infrastructure.
Opportunity: the collector street is linkage to ever nebiour lands.

Infrastructure
Infrastructure refers to the basic physical and organizational structures and facilities needed for
the operation of a society or enterprise. It includes essential systems such as transportation,
communication, water and sewage, electricity, and buildings. Infrastructure development plays
a crucial role in the economic growth and development of a country or region.

Transportation infrastructure
Consists of roads, highways, railways, airports, ports, and public transportation systems. It
enables the movement of goods, people, and services, facilitating trade, commerce, and
mobility. Efficient transportation infrastructure is essential for economic growth, connecting
different regions, and reducing transportation costs.

There are minor street and local street on site B. which a local street are the street that used as
way for both Quiha and Mekelle street and it's also the linkage between those two and the width of a
local street that is located in site B is 15 m Local street are the street that start from the local street and
goes up to Egriwomber and the width is 10 m.

Communication infrastructure
Comprises telecommunication networks, including wired and wireless technologies, internet
connectivity, and broadcasting systems. It enables the exchange of information, facilitates
business communication, and supports social connectivity. Robust communication
infrastructure is crucial for effective information sharing, collaboration, and technological
advancements.

Water and sewage infrastructure consists of water supply systems, wastewater treatment
plants, and sanitation facilities. Access to clean water and proper sanitation is vital for public
health, hygiene, and environmental sustainability. Developing water and sewage infrastructure
ensures the availability of clean water, proper waste management, and sanitation services for
communities.

Electricity infrastructure
Involves power generation, transmission, and distribution systems. It provides electricity for
residential, commercial, and industrial purposes. Reliable and accessible electricity
infrastructure is crucial for powering infrastructure, supporting economic activities, and
improving living standards.

Building infrastructure includes residential, commercial, and industrial structures. It
encompasses housing, offices, factories, schools, hospitals, and other physical facilities
necessary for various activities. Developing and maintaining buildings and related infrastructure

Governments and private enterprises invest in infrastructure development to enhance
productivity, improve quality of life, attract investments, and stimulate economic growth.
Effective infrastructure planning, financing, and maintenance are crucial for sustainable

Bare land
Bare land is a land with no function at the current moment. Bare land is a raw land or vacant
land that has not been built upon or undergone substantial development.

3. Landmarks
The site exhibits several prominent landmarks including a church, infrastructure facilities,
abundant vegetation, telecommunication towers, and a mountain. These landmarks contribute
to the site's aesthetic appeal and augment its potential for various activities.

4. Physical Features
The physical characteristics of Site B include a windy and chilly climate, which influences land
uses and agricultural practices. The site also boasts a natural pond, serving as a valuable water
source for both agriculture and other purposes. Additionally, a seasonal pond is present during
summer, constructed by the local community for cultivation purposes.

The predominant land use within Site B is agriculture, covering most of the area. The farmers
residing in the vicinity rely heavily on this agricultural land for their livelihood. Moreover, there
are residential areas where community members reside, forming an integral part of the
neighborhood lands.

6. Access and Transportation


Site B is accessible through two types of streets - minor streets and local streets. The minor
streets, which are approximately 15 meters wide, connect Quiha and Mekelle. On the other
hand, the local streets, with a width of 10 meters, connect Egri Wenber to the minor street.
Additionally, footpaths have been established by the community to provide shortcuts that are
not accessible by vehicles.
7. Site Constraints and Opportunities
The main challenges within the area include limited access to a reliable water supply,
transportation constraints, and a lack of a marketing place. Overcoming these limitations
requires innovative solutions. However, these challenges also present opportunities for
development and growth. Creating avenues for water supply, improving transportation
infrastructure, and establishing a marketing hub can enhance the overall utilization of Site B.
8. Recommendations

Based on the constraints and opportunities identified, the following recommendations are
proposed:
- Implement water conservation and management strategies to address the water supply issue.
- Enhance transportation infrastructure to improve accessibility and connectivity.
- Establish a marketing center to facilitate trade and economic growth within the community.
- Encourage sustainable agricultural practices to maximize land productivity and reduce

environmental impact.
9. Land Use planning
To effectively manage the land use within Site B, a comprehensive land use planning approach
should be adopted. This involves a systematic assessment of the site's characteristics,
considering factors such as topography, soil quality, climate, and available resources. The land
use plan should aim to optimize the utilization of the land while ensuring sustainable practices
and minimizing negative environmental impacts.

facilitate knowledge sharing, resource pooling, and better market access for agricultural
products.

11. Sustainable Development
Sustainable development principles should underpin all land use activities within Site B. This
entails promoting environmentally friendly practices, conserving natural resources, and
protecting biodiversity. Developing green spaces, incorporating renewable energy sources, and
implementing waste management strategies are essential components of sustainable
development.
12. Infrastructure Development
to enhance connectivity and accessibility, adequate infrastructure development is crucial. This
includes improving road networks, upgrading footpaths, expanding transportation options, and
ensuring the availability of public amenities such as schools, healthcare facilities, and
community centers. Such initiatives contribute to the overall quality of life for residents while
attracting potential investors.

13. Community Engagement and Participation


Active community engagement and participation are essential for successful land use planning
and management. Involving community members in decision-making processes, consulting with
local stakeholders, and incorporating their perspectives and needs into the planning process
helps build a sense of ownership and ensures that the land use plan aligns with community
aspirations. This can be achieved through community meetings, workshops, and dialogue
sessions.

14. Monitoring and Evaluation


Continuous monitoring and evaluation of land use patterns and the implementation of land
management strategies are crucial for assessing the effectiveness of the plan and making

necessary adjustments. Regular monitoring helps identify any deviations from the intended
land use plan and allows for timely intervention. This can involve conducting periodic site visits,

15. Recommendations-
Based on the constraints and opportunities identified, the following recommendations are
proposed:
- Implement water conservation and management strategies to address the water supply issue.
- Enhance transportation infrastructure to improve accessibility and connectivity.
- Establish a marketing center to facilitate trade and economic growth within the community.
- Encourage sustainable agricultural practices to maximize land productivity and reduce
environmental impact.
In conclusion, this report highlights the current land use patterns within Site B, identifies
constraints and opportunities, and provides recommendations for land development and
management. Adopting a comprehensive land use planning approach, focusing on sustainable
agriculture, infrastructure development, community engagement, and monitoring and
evaluation, can help optimize land utilization and create a thriving and environmentally friendly
community within Site B, this analysis of land use within Site B highlights the various features,
constraints, and opportunities associated with the land. The report provides recommendations
to overcome the challenges faced by the site, allowing for optimal land utilization and
development. By addressing these aspects, Site B can become a sustainable and thriving
community, benefitting both the residents and the surrounding neighborhoods.
