DEED OF SALE WITH A RIGHT TO REPURCHASE

KNOW ALL MEN BY THESE PRESENTS:

That this Deed of Absolute Sale, made and entered into by and
between:

DIOSA A. MAGANDA, of legal age, Filipino, single, and with


residence and postal address at Acacia Street, Brgy. Bulusan, Calapan
City, Oriental Mindoro herein after referred to as the SELLER;

MARIKIT A. SOLOMON, of legal age, Filipino, single, and with


residence and postal address at Acacia Street, Brgy. Bulusan, Calapan
City, Oriental Mindoro herein after referred to as the BUYER;

THAT, DIOSA A. MAGANDA is the sole and exclusive owner of a


lot only property situated in Barangay Suqui, Calapan City, Oriental
Mindoro covered by Transfer Certificate of Title No. 123456, and more
particularly described as follows:

A certain parcel of land situated in Neo Calapan


Subdivision, Calapan City, covered and described issued
Registry of Deeds of Oriental Mindoro, Philippines
containing an area of Six- hundred Fifty square meter
(650sqm.), more or less. Bounded as follows: on the
East., Along line 1-2 by Lot 2482, Cad 344-D; on the
South., Along line 1-2 by Lot 2482, Cad 344-D; on the
West., Along line 1-2 by Lot 2482, Cad 344-D; and on the
on the North., Along line 1-2 by Lot 2482, Cad 344-D; (A
Copy of which title is hereto attached as Annex “C”)

THAT, FOR and IN CONSIDERATION FOR and IN


CONSIDERATION of the sum of ONE MILLION (Php 1,000,000.00)
Philippine Currency, receipt of which amount in full is hereby
acknowledged and confessed thru my entire satisfaction from MARIKIT A.
SOLOMON does by these presents TRANSFER, SELL, and CONVEY
under PACTO DE RETRO unto the said MARIKIT A. SOLOMON, his
heirs, successors and assigns, the above-described parcel of land free
from any and all liens and encumbrances;

THAT DIOSA A. MAGANDA, in executing this assignment and


conveyance, hereby reserves the right to REPURCHASE, and MARIKIT
A. SOLOMON, in accepting the same, hereby obligates himself to
RESELL, RETRANSFER, and RECONVEY, the above-described parcel of
land herein conveyed within a period of FIVE (5) YEARS , from and after
the date of this instrument, for the price of ONE MILLION PESOS (Php 1,
000,000.00), Philippine Currency;

Provided, however, that if DIOSA A. MAGANDA shall fail to


exercise his right to repurchase by fully and completely paying the said
price within the period stipulated, then this conveyance shall become
ABSOLUTE AND IRREVOCABLE, without necessity of drawing up a new
Deed of Absolute Sale.

IN WITNESSS WHEREOF, we have hereunto set our hands this 15 th


day of March 2024 in the City of Calapan, Philippines.

containing an area of Six- hundred Fifty square meter (650sqm.) and has
been signed by the parties and their witnesses and sealed with my notarial
seal.
