This report includes the information regarding brief description of project, type of construction
material that are being used, different stage of construction activities, workmanship, Working period
as well as quantity of material that has been allocated and utilized. This report also includes the
reasons behind the significant change in amount of quantity in compare to the estimation provided
earlier.

1 INTRODUCTION

The proposed commercial building in Kaldhara has successfully completed its sub-structure phase
i.e. (Mat foundation) and ground floor. This report was created in order to keep the client updated on
progress of the project.

1.1 Objective of this Report


 To Provide the information regarding brief description of project, type of construction material
that are being used, different stage of construction activities, workmanship, Working period as
well as quantity of material that has been allocated and utilized.
 To explain about the material quantity variation in compare to the estimation provided earlier.
 To provide the latest estimation as per the updated drawing.

1.2 Limitation of this Report


1. As this report was prepared during the constructional phase of 1st floor, it is strictly limited to
the details about the construction life cycle as well as the quantity estimation that was utilized
during construction of the 1st floor only.
2. As the Site Engineer is not involved in any type of financial transaction required for the
material cost as well as labour cost during construction, this report does not contain any details
regarding the financial transaction analysis.

Reinforcement Steel

Characteristic strength of high yield steel is taken as 500 MPa for main longitudinal rebar and
shear rebar as well and material partial safety factor is to be 1.15.

Modulus of Elasticity [Es] = 2x105 N/mm2

Poisson’s Ratio [U] = 0.3

Section Properties

The preliminary sizes of Beam, Column, and Slab were chosen based on experience.

Floor Slab Thickness : 0’5” M25
Staircase Slab Thickness : 0’5” M25

2 LIFE CYCLE OF THE PROJECT

2.1 Project planning


 Preparation of designs and drawings

As per the Client need, architectural and structural drawing was prepared; which was further
revised according to the need and demand of Client.

 Allocation or commitment to funds availability (sources of funds and cash flow)

Debt/ Equity

The project is based on Equity.

 Specification

1. M25 concrete (1:1:2) was prepared and used in major amount as per drawing.
2. Shivam Cement is being used.
3. Narayani and Himal Steel (Fe 500) rebar is being used.
4. Admixture (Dr.Fixit) was used during the mat foundation and shear wall construction.

 Fair conditions of contract.

Labour Cost Contract was used i.e. Client shall provide the material required to construct.

2.2 Project implementation


(This stage involves performing the works regarding project. In this stage various works like
procurement of works, work order, mobilization, construction works at site, monitoring and
evaluation, controls of works, time cost and quality. This is also called the construction phase of the
infrastructural development project)

Major Activities:

2.2.1 Procurement of works


The client made verbal contract with Contractor: Mr. Purna Man Maharjhan at the rate of Rs.
350/- per sq. ft.

2.2.2 Agreement
No agreement paper was prepared between contractor and client as all the agreement were based
on verbal understanding.

2.2.3 Work Order
Work order has being given by Client itself along with Site Engineer, Er.Rohan Shrestha

2.2.4 Construction Works Activities, Scheduling and time control


Construction works include Scaffolding (if necessary), Formwork placement, Rebar Laying,
Rebar Binding, Stirrup Binding and concreting.
Major Activities at the site

 Scaffolding

This is temporary rigid structure for the purpose of facilitating masons as "platform to work" as the
building increases its height. When the height of wall or column or other structural member of a
building exceeds about 1.5 m, temporary structures are needed to support the platform over which the
workmen can sit and carry on the constructions. These temporary structures, constructed very close
to the wall, are in the form of timber or steel framework, commonly called scaffolding.

 Formwork placement

Formwork or shuttering is a temporary construction used as a mould for the structure, in which
concrete is placed and in which it hardens and matures. They must be strong enough to carry the
weight of wet concrete, resist the impact due to consolidation, and carry the load of the workmen etc.
They should braced rigidly to prevent slippage, sagging etc. They should be such that erection and
dismantling is easily accomplished. The formwork should be watertight to prevent loss of fine
materials, especially cement slurry, through gaps. Formwork should be clean before pouring.

 Rebar laying

Main bar and Distribution bar are layered as per the specification provided in the drawing.

 Tying of Rebar

Tying or rebar is done with the help of winding wires.

 Shoring (If Necessary)

Shoring is the temporary structure used as support to the unsafe structure. It may be used in all cases
of strengthening any parts of the building and to give support to the building at risk.In the field, raking
shore is mostly used.

 Testing

No test has been performed.

 Concreting

Generally, M25 concreting was done.

2.2.5 Mobilization (Resource Mobilization)
Client, Mr. Sarbendra Man Joshi is in charge for the resource mobilization of cement, sand,
aggregate, rebar.
He is in charge for all the major and minor day to day expenses regarding the project.

2.2.6 Construction works at site.


Recently, the concreting part of the 1st storey has been completed.

2.2.7 Quality Control/ quality Assurance


1. Detection of Non-conformity
Site engineer plays an important role in the detection of non-conformity i.e. Site Engineer
is responsible to detect the errors that the contractor had performed during constructional
activities and guide him for the correction.

2. Verification of conformity
Site Engineer is responsible to check whether the contractor had performed constructional
activities according to the architectural as well as structural drawing or not.

3. Statistical quality Control tools


No Quality control test in material has been performed as the scale of this project is small.
4. A reactive approach:
No major reactive approach has been incurred in this project until now.

2.2.8 Monitoring and evaluation (time, cost and quality)


In-charge, Mr. Sarbendra Man Joshi is responsible for the monitoring and evaluation of cost
and quality of the entire project.

2.3 Limitation of the Project
 No legit Paper work
No agreement paper was prepared between contractor and client as all the agreement were based on
verbal understanding.
 Delay in Construction Working period
Usually, Contractor provides 2 set of formwork so that the construction activities would not be
delayed, meaning, if one set is casted during the concreting, the next set would be constructed for
latest construction floor. But here, the contractor is not being able to provide it, claiming he has agreed
upon this contract with minimum rate of charge and he does not have profit if he had to provide the 2
sets. This reason is significantly hampering the construction time period as there is a practise of not
removing the formwork until 21 days of casting slab. Lack of 1 set delays the construction working
period by 1.5 times.

2.4 Quantity Estimation
It is the computation or calculation of the quantities required and expenditure likely to be incurred in
the construction of the work. The estimate is the probable cost of a work and is determined
theoretically by mathematical calculation based on the plans and drawing and current rates.

2.4.1 Current Utilization of Quantity


During the concreting of 1st storey beam, slab and column (upto 2’), 472 bags of cement, 3.5 tripper
loaded Sand and 4.5 tripper loaded Aggregate was utilized.

Below listed describe the amount of Reinforcement utilized for the construction of 1ST Floor.

2.4.2 Quantity estimation variation
Initially, the structural drawing was prepared by Er.Vimesh Paudel based on the code IS1893:2002.
But after presentation in front of Jury in the municipality, the drawing was revised by Er.Rohan
Shrestha based on the updated code IS1893:2016. The initial estimation was prepared based the
drawing prepared by Er.Vimesh Paudel. After the drawing was revised, the estimation was also
revised and prepared as per the drawing which was passed in Municipality.
Then, during the construction phase, there were many major changes made according to the demand
of the client. Some of the examples are:-
1. Initially, the drawing was prepared for Basement+ 5th storeyed Building. Then, as per the
demand of the client, the building was redesigned to enhance the safety and serviceability of
the super structure and the drawing was prepared for Basement+6th Storeyed Building.
This upgrade highly increase the demand of reinforcement in column and beam.
2. Initially, the 1st storey was designed for the floor height of 10’6”. Later on, there was a
demand to design the building with the 1st storey height of 12’ which ultimately increased
the quantity of concrete and reinforcement in column, staircase and lift.
3. Initially, the shear wall was proposed around the centre to centre line of column face. Shear
wall also plays significant role in supporting the super structure i.e. it lowers the
reinforcement demand in column. But, later on, the shear wall was separated from building
with the sole propose of increasing the space of basement of building. The building was re-
designed as per the change which ultimately increased the reinforcement in column (Since,
the shear wall has been detached from the building, it is logical that the column will
ultimately demand for more reinforcement.) Likewise, the increment of space in basement as
led to the increment of quantity of construction material in order to prepare the base in the
increment area, which leads to more variation in the earlier provided estimation.
4. Initially, the frontal top of structure was 1’6” with no top extension at the back of the
structure. Later on, there was a top demand of 3’6” from the centre line at the both frontal
and back. The Structure was redesigned as per the demand which ultimately led to increment
in the demand of concrete as well as reinforcement by structure in column, beam and slab.
5. The estimation generally does not include the calculation of minor mistake done by
contractor. Due to lack of poor formwork placement, there was a minor variation in
concreting in shear wall and lift. Minor variation performed by the rebar technician is also
not included.
6. The initial estimation provided did not include the secondary beam as the concrete
estimation is generally prepared from the architectural drawing. The architectural drawing
generally does not include secondary beam as the need of secondary beam would be
determined only after the examination of structural analysis report, which would be included
in structural drawing. Secondary beam plays important role in reducing the
deflection/deformation of slab. Thus, as per the need of structural safety, the secondary
beam was introduced. The introduction of Secondary beam also played major role in
variation in estimation data.

2.5 Conclusion and Recommendation
 Time Delay Control
Some of the alternative to time delay limitation has been considered and is being practised in
the site. One of the major alternative is to create pattern of rotating the construction work
from Dibeshwor Ji’s site to Yogendrar Ji’s Site and vice-versa. Management of time for
switching the construction work has played important role in enhancing work performance.
(For example:- the workers shall be divided into two unit. If one unit is engaged in
Dibeshwor Bahadur Singh’s site for rebar laying then the other unit shall engage in
Yogendra Man Joshi’s Site for formwork placement.)
 Control of material wastage
The materials sometimes becomes unsuitable to be utilize at the site. In that scenario, that
material will be kept as stock for the future use. There is also practise of exchanging the
material from Dibeshwor Ji’s site to Yogendra Ji’s site and vice-versa according to the
feasibility of the site. All the records of material transaction are being recorded with high
precision by Both Dibeshwor Bahadur Singh and Sarbendra Man Joshi.
 Drawing revise and Supervision
The design of the building has been updated as per the need for the structural integrity
considering its safety and serviceability. Supervision of the Site is being carried out by
Er. Rohan Shrestha. Site Engineer is responsible to verify constructional activities as per the
architectural as well as structural drawing.

Overall, the performance of the contractors from specific technical background is satisfactory. They
are able to fulfil all the structural requirements up-to date, despite of work delay which is one of the
positive point.

Finally, the quantities of material has been utilized according to the need and demand of structural
integrity. As the project is based on Labour Contract, it eradicates the ill-practise of contractors
regarding defect amount utilized in the project. The only issue that could cause is either material
theft or utilizing excessive amount of material than required during the construction. This issue is
being actively monitored by In-charge Mr.Sarbendra Man Joshi along with Site Engineer.
