Waiver of Rights

KNOW ALL MEN BY THESE PRESENTS:

This Waiver, made and entered by and among:

Ryan Nabus, likewise of legal age, Filipino, single and a resident of MB 18, Puguis, La Trinidad,
Benguet, Philippines herein referred to as the First Party-Waivor;

-and-

Spouses Joseph W. Basalong, and Alice P. Basalong, of legal ages, Filipinos and
residents of Wangal, La Trinidad, Benguet, Philippines herein jointly referred to as the
Second Party-Waivees.

W I T N E S S E T H:

1. Whereas, the Second Party is the lawful, current and in actual possession, occupation
and cultivation of that certain unregistered parcel of land located at Lower Wangal,
La Trinidad, Benguet adjacent to the property registered in the name of the First
Party, with an area of Four Hundred Thirty (430) square meters, more or less;

2. Whereas, the First Party has offered to waive, cede and transfer all his rights and/or
interest to possess, occupy, improve and cultivate the afore-said parcel of land,
including the improvements that may be found therein introduced by him, to the
Second Party, to which the latter agreed:

3. The valuable consideration of this waiver for the said rights/ interest over the property
above-mentioned, is already included in the purchase price of the lot which the
Second Party bought from the First Party as per Doc. No. _____; Page No. ______;
Book No. _____________ and Series of ___________, of the Notarial Book of Atty.
Cyrus C. Calaya.

4. The First Party hereby warrants the peaceful possession, cultivation and occupation
by the Second Party over the said land and shall defend the latter against any claim of
private third person, whatsoever;

5. The Parties hereby undertake and commit themselves to comply with the foregoing in
utmost good faith, without any mental reservation of purpose of evasion;

IN WITNESS WHEREOF, the parties herein affix their signatures below, this 26 th of
April 2019, at La Trinidad, Benguet, Philippines.

2019, personally appeared the above-named parties and their witnesses, with their proofs of
identification, bearing their pictures and signatures, as indicated below their names, known to me
and to me known to be the same persons who executed the foregoing instrument and they
acknowledge to me that the same is their free acts and deed.

This instrument, consisting of two (2) pages refers to a Waiver of Rights, including the
page where this acknowledgment is written, has been signed on the left margin of each and every
page thereof by the above-named parties, and their respective witnesses.
