We are pleased to submit to you our proposal for the Interior Design Services for the aforementioned
project.

1.0 DEFINITION OF TERMS:

 Project. The project refers to the Interior Design Services for the 3 storey building , located at L.V.
Mariano Road, Brgy. Ususan, Taguig City, Philippines.

1.1 The project scope has an estimated total floor area of 300 sq.m.

1.2 Parties to this Agreement, Mr. Wilkie Delumen, otherwise known as the
Owner/Client with/and M3R ARCHITECTURE DESIGN + BUILDERS otherwise known as the
Architects/Designers represented by its Principal Architect, MERRY LYN MAGNAYE with
business address at Unit 7A 7th Floor Eco Tower Building, 32 nd Street, Bonifacio Global City,
Taguig City, Metro Manila, Philippines.

1.3 Reference Documents. This proposal was based on the requirements provided.

2.0 GENERAL SCOPE OF SERVICES:

2.2 Proposes initial 3D drawings for the purpose of discussing the design direction. Once the latter
is finalized, limited to 3 revisions of drawings will be given for the Client’s final approval.

4.1 The total design fee for the above services shall be in the amount of PESOS.

4.2 The total design fee in words is Seven Million Nine Hundred Fifty Thousand Eight Hundred Thirty-
Five and Seventy Nine Centavos only.

4.3 The design fee shall be broken down as follows:

5.0 TERMS OF PAYMENT:

7.1 Fifty percent (50%) down payment upon approval/acceptance of this proposal.

7.3 Ten percent (10%) final payment upon submission of all approved designs and
details.

6.0 PROJECT TIME FRAME

6.1 Contract / proposal. The total amount of time to produce all the drawings and details is subject to
discussion between Client and M3R Architecture Design + Builders, but the entire design process will not
exceed two (2) months.

7.0 OTHERS:

7.1 Any drawing revisions upon submission of final drawings shall have an additional fee.
7.2 Rate of charge shall be subject to evaluation and discussion. If any area is omitted from table
1, M3R Architecture Design + Builders shall re-assess or re-compute the fee proposal.

7.3 A Project Architect will be assigned to focus on the project. He/she is responsible for handling
the drawing production and coordination.

7.3 If the client request for a site coordination visit during construction period a per diem of Php
2,500 per visit to be billed to owner.

TAGUIG ANIMAL BITE CENTER

I. SUMMARY OF THE PROJECT


1.1. Nature of the Project

Animal bite center is a medical facility that gives medical assistance and medical effort. This
Project is intended for providing healthcare services for the Filipinos most especially for the indigent people
to improve the quality of life, and to minimize human deaths and infections from animal-mediated rabies.

1.2. Location
The proposed Taguig Animal Bite Center will be located at the side of Medical Center Taguig, along Levi
B. Mariano Ave. Brgy. Ususan Taguig.

1.3. Brief Description of the Project

The project Taguig Animal Bite Center is a 3-storey facility that aims to provide health care support
for the people, focusing on the children and senior citizens bitten by an animal especially the dogs, rats,
and cats. Every year, the number of having a rabies infection gets higher so the Animal bite center in the
Philippines is not sufficient in terms of facilities and accessibility.
Planning and designing an Animal Bite Center having the edge of using modern technology and
materials in construction for providing good facilities that is less harmful in the surroundings. The services
of the facilities will be improve for the sake of the patients to accommodate them well having a plan for
sustainable design structure that blends with green environment as the purpose of this project.
M3R ARCHITECTURE DESIGN + BUILDERS, whose scope of work are to establish the design
and construction of Animal Bite Center. The primary goal of this project is to have an efficient and effective
structure for the benefit of the client and patients.
1.4. Summary of findings and conclusions of the following:

1.4.1. Market Feasibility

Animal Bite Center seems to be one of the deficiency of our country, why, because our animal bite
center are always inside of a hospital, the thing is facilities tend to overcrowd, cause all the patients are all
in one facility, which causes delays of registration even in accommodation, infections (from one person to
another), hassle and etc. Here in our chosen site which is Taguig few facilities are known as an animal bite
center, specifically, for the reason that all barangay center have the vaccination for animal bite and also the
Mayor of Taguig City launched an anti-rabies program that conduct a house to house visits in all barangays
to vaccinate pet animals. These are the reason why the city has only few animal bite center five (5) animal
bite center are registered in Taguig municipality.
Considering the fact that this kind of center is globally need of the people because the Research
Institution for Tropical Medicine (RITM) sees that 100 to 130 cases of animal bite patients a day in the
Philippines so we recommend that we must have the promotion of this kind of facility and a larger one that
is accessible to every municipality (or in our chosen sites).
There are few near center in our site that proffer vaccines for animal bite, but the problem is this
facility are accommodating patients inside the houses which is improper because houses has a limited
space only for residential not for accommodation patients. One more thing, there’s might be an instance
that people will besiege the center for the reason they can’t accommodate it all and they be having a
trouble vaccinating all those patients because they have limited supply of vaccines.

1.4.2. Technical Feasibility

The location of the site have an advantageous factors; having the population and accessible to the
public. By these natural factors, the project can be more feasible. The design of Animal Bite Center having
the technical specifics of being green design and 3-storey facility will maximized the usage of the site while
following basic standards in parking and Facilities. Another strength of the project is the different possible
users and as said, population that almost

The financial projections for Taguig Animal Bite Center are in Figure 3: Projected Sales (page __) .
The stated figures account for additional staffing costs and Medical needs, additional services and
maintenance, contract for design, build, and implementation of the Animal Bite Center, projected material,
equipment, insurance costs, and cash inflow. These figures are projected by present market prices and
projected users for cash inflow.
II. GENERAL INFORMATION

2.1 Management of the Project

2.1.1. Management During the pre-operating period


M3R Architecture Design + Build for the purpose of this project is a corporation with a principal
architect and 5 associated architects. Under the principal architect are directors divided in plan & design
services and construction and technical services. Our team researchers conducted a study about the site to
be more feasible for the proposed project including demographical data and possible impact on the users
and non-users of the proposed project.

Organizational Chart

M3R Architecture Design + Build aims to provide a sustainable building design that is useful
for the end users. By these aspects, Our Company is composed of Principal Architect with 5 Associate
Architects that will lead the role in the said project. Under the principal architect are directors divided in plan
& design services and construction and technical services. Under the design services or design team are
the project architect/s who manage designers, junior architects, draftsmen, researchers and other auxiliary
staffs. Another director who handles construction and technical services is handling project/construction
managers who manage site managers/construction management group and have the capability of
recruiting subcontractors based on the scope of works. Also under the project managers are the general
foreman up to skilled workers and laborers. In addition for construction and technical services director,
he/she also have direct control to allied engineers.

2.3. Labor
In accordance to our set technical standards and written contract, our company will provide the
finest quality and efficiency that will satisfy and accommodate our client and patients. The construction of
interior design to other components that may find connected to the project will be constructed under the
management of assigned Project manager and site manager/s up into our regular and general construction
team.
Credentials
Construction laborers are screened through agency under each specific legal and medical
requirements such as NBI clearance, Police clearance, Medical clearance and other submittals necessary
for work. Aside from regular requirements, regular employees and laborers have the capabilities to multi-
task, obedience and passion to work, and experience to the position and work they applied for. Newly hired
employees who are newly graduate or not are specifically trained and be under the supervision of their
seniors or regular employees of at least 6 months before they are recognized as a regular employee.
Recruitment trainings and programs
Regular requirements to the workers are their ability to do work faster and efficiently. Hired laborers
are given proper training especially when modern technology are involved. Skilled and unskilled laborers
alike are under the supervision of site managers and foreman. Programs, trainings and seminars are done
periodically to maintain the quality and workmanship of every employees. Inclusive to the periodical
programs are comprehensive 60 days of training program on management and operation and monthly
financial and construction records.
Compensation
Laborers and employees are compensated based on the minimum salary fee twice a month. In
addition to 22-day monthly day - 8 hours per day manhour, employees are to receive health and other
insurance benefits but also responsible for any penalty in accordance to company’s guideline (e.g. late
report for work, uniform, etc.)

3.1. Market Study

3.1.1. Demand
The possible users of our animal bite center will be those who are local community that near at our site,
probably the unaccommodating patient from the Medical Center Taguig which is beside our chosen site in Ususan,
Taguig City and lastly the high density residential area. In concluding the demand of users, we used the current
population density of Ususan, Taguig City (54,186 people per square kilometres as of 2016 census) and we set the
minimum population that we use from Medical Center Taguig to point Pamayanang Diego Silang, L Mariano Ave,
Taguig, which is the nearest accessible road or the most adjacent highway in our Site. It measures approximately at
1200 meters with the area of 4.52 square kilometers. The potential population to be served considering at least 20%
are 10,837.2 people.

3.1.2.Supply

Infinity fitness stands on approximately 401.73 square meter building foot print producing at maximum
capacity of 66 persons at a time including staffs and club managers. Having different areas and rooms
for certain exercises, these people may spend their whole session according to what they signed up for
activities. Based on our studies, people typically spend at least 45 – 60 minutes of their time in the gym
giving roughly 1,056 possible users if the gym will be open for at least 16 hours per day which in fact,
some new gyms that are sprawling now in major cities are opened 24 hours per day.

The proposed animal bite center have approximately 160 square meters building foot print.

3.1.3. Domestic Market

The birth of some facilities are started because its needed and for the reason of convenience same as having an
Animal Bite Center . This center will not be patronize or facilitate if people don’t need this but because we leave a
worl with animals theres always a tendencies that animal might bite us maybe for its behaviour and other reasons.
Rabies is an infectious viral disease that is almost always fatal following the onset of clinical symptoms. In up to 99%
of cases, domestic dogs are responsible for rabies virus transmission to humans. so we must be well conscious
about the animals we are leaving with because they might harm others.
The vast majority of animal bites are caused by dogs (90 to 95 percent), with the remainder caused by cats (4 to 8
percent) and rodents (2 to 3 percent).
Typical services that need to be offer for an Animal Bite Center are

Vaccine )

2. Rabies Immune Globulin (RIG) with skin testing

3. Tetanus Vaccine
4. Wound dressing

Demand of goods is highly needed, especially if some vaccines and medication are inconvenient to find and buy so
we put a pharmacy inside for the people to have it readily available and the supply of paraphernalia needed to be
used. Convenient services for the patient is one of the must in all hospitals and center in the world like when we have
enough workers in the center to help and accommodate the outcome patients and lastly the security we always need
to incorporate in our facility, because security is a must they took the care of the user, employees, visitor and all of
the people involved inside these facilities.

3.2. Marketing Program


The Philippines was one of the first countries to shift to the cost saving intradermal administration
of PEP in 1997. San Lazaro Hospital which was recognized to be a specialized hospital for animal bite
treatments. According to our interview with one of the staffs of the said hospital, there are 500-600 new and
follow-up patients accommodated per day. San Lazaro Hospital offers free initial shots for selected
patients. Bites in the head, neck, and shoulder are said to be treated in the emergency room 24/7 but
syringe are sold separately.
Entrepreneurship and marketing strategy of modern Animal Bite Treatment Center are to locate
them near Hospitals with large cases of Animal Bite with a much lower range of fee to be able to
accommodate and attract more patients that is looking for a cheaper medical fee. Other Animal Bite
Centers are also located near Residential Areas to accommodate residents with pet animals since they are
prone to be the victim pf Animal Bite. In this concept, many Animal Bite Centers and the users are equally
benefited in terms of accessibility.

The projected sales only take into considerations the Guaranteed Maximum Project Construction
Cost, estimated electrical, water, and other bills with regards to the project monthly expenses as well as
staff’s salary and equipment maintenance only.

IV. TECHNICAL FEASIBILITY

4.1. Project

4.1.1. Description

The Philippine government has an extensive network of 513 Animal Bite Treatment Centers
(ABTCs) to supply rabies post exposure prophylaxis (PEP), reaching over 1 million bite victims in 2016.
The network was evaluated using a review of existing national and provincial data, key informant interviews
and surveys in sample ABTCs to determine the cost-effectiveness of this network in preventing human
rabies deaths.

The site is an ideal location for outpatients who wants to have a vaccination for anti-rabies. There
are many factors of the site desirability, the site is very accessible for the outpatients. It is located beside of
Medical Center Taguig. The community surrounding of the proposed site are the Local individuals.

4.1.2. Function

The primary function of a three storey level Animal Bite Center is to ensure an effective center for
the health of the community against rabies that come from the animals such as dogs, cats and rats. The
center offer wider facilities to accommodate all the patients in Taguig and also in other neighborhood cities.

4.6. Utilities
Electricity - The project will source its power requirement from the National Power Corporation. That mainly
taps from the NPC power grid through MERALCO. Moreover, the project will also provide generator sets or
tap with neighboring school gen set for in cases of brownout to ensure uninterrupted power supply to the
gym 12hrs operation.
Telecommunications and Internet – Modern and innovated technology and equipment are provided in the
design, starting from the use of Wireless Fidelity (Wi-Fi). Closed circuit television (CCTV), and some of the
gym equipment that are automated by wireless connections and other appliances necessary in site.
Water - The project will tap from Maynilad Water Services, Inc. The water is sourced from the ground and
water springs of Angat, Ipo, and La Mesa Dams. It has a daily production capacity of 2,400 million liters,
and supplies potable water mainly through the western part of manila. Included in the proposed gym and
wellness center is the provision of underground storage tank with pump to hedge for water shortages, one
underground water storage will be constructed for this purpose, mainly for commercial usage.

Waste Disposal - It is expected that the project will generate a minimal amount of solid wastes and
effluents. A systematic solid waste collection will be imposed upon the location of the project and disposal
shall be arranged with the city government for the schedule of collection for transport to the city dumpsite
located at Tondo, Manila which is 7.6 kilometers away from the location of the proposed convenience store.
