This DEED OF ABSOLUTE SALE is entered into and executed by and between:
Marnelli Bonete Co, of legal age, single, Filipino, with permanent residence at #347 Lily St Zone 2
Cabroan San Fernando City La Union, Philippines, with the authority to sell a condominium unit is
hereinafter referred to as the VENDOR;
-AND-
Enrico V. Agcaoili, of legal age, Filipino, single, Filipino and presently residing at ________________
_____________, Philippines hereinafter referred to as VENDEE.
WITNESSETH:
The VENDOR is the owner of a condominium unit as evidenced by the Contract to Sell particularly
described as follows:
3. Unit Specification
– Fully furnished, with furnitures and appliances
– Floor finish (vinyl tiles)
– Painted off- form ceiling finish
– Painted plain cement wall finish
– Kitchen ceramic countertop with stainless kitchen sink and faucet
– Tiled finish at floor and shower area of toilet and bath
– Toilet and bath fixtures and accessories, toilet wall partition, outlets and switches, lighting
receptacle with bulb. However, said finish excludes wall partitions and door between living/
dining and sleeping area)
WHEREAS, the condominium unit is still under a “Contract to Sell” made and entered into by and
between SM Develpment Corporation, hereby known as the condo unit developer; and the VENDOR.
WHERAS, the VENDOR still has a remaining balance of one million one hundred eighty three and
two hundred six pesos (PHP1,183,206) with SM Development Corporation as of October 2019.
WHEREAS, the VENDOR desire to sell the aforementioned property and the VENDEE agree and
promises to buy the aforementioned property including the improvements therein.
WHERAS, the VENDEE is interested to purchase the above described property subject to the
following terms and conditions.
2. That the VENDEE will pay the full amount of Php 2,200.00 in cash upon signing of this
contract the the VENDOR.
4. The VENDEE will shoulder all the payments for Capital Gain Tax, Documentary Stamp Tax,
Transfer Tax, Local Real Property Tax after full payment, Certificate allowing registration, Notarization
of the Contact to Sell and Deed of SaleTitle, Notarization of Special Power of Attorney, Title
Processing and other related documents pertaining to Transfer of Ownership.
5. The VENDOR shall under take to execute the necessary DEED OF ABSOLUTE SALE in
favor of herein VENDEE upon full payment of the above stated purchase price.

ACKNOWLEDGEMENT
BEFORE ME, appeared the above stated parties showing their Identification documents as stated
below their names and known to me as the parties who executed this Absolute Deed of Sale and they
acknowledged to me as their free and voluntary act and deed.
This document, consist of three (3) pages including this page where this acknowledgement is written,
with every page thereof duly signed by the parties including their instrumental witnesses, at the bottom
or left margin thereof and seal with notarial seal, refers to a Conditional Deed of Sale of Real Property.
