EXTRA JUDICIAL SETTLEMENT AMONG HEIRS

KNOW ALL MEN BY THESE PRESENTS:

This EXTRAJUDICIAL SETTLEMENT, made and entered into by and among:

PACIFICA SI YU, married to ANGELO YU, with residence at No. 45 Serrano Boni, Laloma Manila;

GINA SI MARONG, married to CRISIAN MARONG, with residence at No. 48 Buendia Ave
Barangay Pio Del Pilar Makati City; and

MERRIAM SI BROWN, married to HAROLD BROWN, with residence at No. 78 Sta Catalina
Barangay St Paulo Quezon City, all of legal age, Filipinos.

WITNESSETH:

1. That the above-named parties are the legitimate children and sole heirs of MARIA VERONI
LAPUZ SI, who died in Quezon City on March 8, 2020.

2. That the said deceased, at the time of her death, left certain real properties, situated in
Caloocan City and Manila, and more particularly described as follows, to wit:

TCT NO. 54971

“A parcel of land (Lot 52, of the consolidation-subdivision plan (LRC) Pcs-

897, being a portion of the consolidation of Lots 9 and 8, (LRC) Pcs-5111 and
Lots 494-A-1-B and 494-A-2-C, (LRC) Psd-224, LRC Record No. 4971), situated in
the Barrio of Caguaio, City of Caloocan, Island of Luzon. Bounded on the N.,
points 4 to 1 by Lot 7; on the E., and S., points 1 to 4 by Lot 54; on the W., points
6 to 7, by Lot 146, all of the consolidation-subdivision plan, containing an area of
TWO HUNDRED FIFTY (250) SQUARE METERS, more or less.”

TCT NO. 154947

“A parcel of land (Lot 10-A of the subdivision plan Psd-18-0016474,

being a portion of Lot 7, Block 80, Psd-4964, L.R.C Record No. 657), situated in
the District of Rizal Avenue, City of Manila, Bounded on the NW along line 4-5
by Road Lot 6; on the NW. along line 4-5 by Lot 11, Block 60, both of Psd-4671;
and on the NE & SE, along lines 4-51 by Lot 9-C, sd-14-006874, containing an
area of ONE HUNDRED FIFTY (150) SQUARE METERS, more or less. ”

which above-described properties are covered by Transfer Certificate of Title Nos.54971 of the Registry
of Deeds of Caloocan City and 154947 of the Registry of Deeds of Manila respectively.

3. That, to the best knowledge and information of the parties hereto, the said deceased left no
debts.

4. That, the parties hereto being all of legal age, and with full civil capacity to contract, hereby by
these presents agreed to divide and adjudicate, as they hereby divide and adjudicate, among themselves
the above-described real estate in the manner of the following:
 MANNER OF ADJUDICATION

TO: PACIFICA SI YU - 1/3 undivided share of the parcel of

land described in TCT 54971 and 154947.

TO: GINA SI MARONG - same as immediately preceding.

TO: MARIAM SI BROWN - same as immediately preceding.

In WITNESS WHEREOF, the parties hereto have hereunto set their hands this 28 th day of January
2021, at Manila, Philippines.
