WITHNESSETH:
That we are the sole and surviving heirs of the deceased CESAR GARCIA who died
on November 13, 2017 at Tiaong , Quezon;
That the said deceased died intestate, without Will or Testament, and without any
outstanding debts in favor of any person or entity,
That the deceased left a portion of parcel of land only ( 2103 square meters) situated
at Brgy. Cabatang, Quezon described as follows:
A parcel of land Lot 4343 cad 42-D situated in the Bgy. CAbatang, Municipality of
tioang. Province of Quezon. Bounded on the SW., along line 1-2 by Lot 4344 Cad 432-D along
line 2-3 by Lot 4074 Lot A, Psd-42625 ( Accepted along lines 3-4-5 by Lot 4345 Cad 432-D on
the nw., along qline 5-6 Barrio road on the NE., along line 6-7 by Lot 4366 cad 432-D on the
SE., along line 7-8 by Lot 4341 Cad 432-D and on the SW., along line 8-9 by Lot 4074 Lot A
PSd-42825 ( Accepted) along line 10-1 by Lot 4344 Cad 432-D X X X X Containing an area of
TWO THOUSAND THREE HUNDRED AND SEVENTY (2370) SQUARE METERS
That pursuant to rule 74, Sec.1 of the revised Rules of Court of the Philippines, and
both being with full capacity to contract, we do hereby adjudicate unto ourselves the land
described above named heirs in equal shares;
That FURTHER FOR AND IN CONSIDERATION of the sum of ONE MILLION AND
TWO HUNDRED THOUSAND PESOS ( P1,200,000.00) , Philippine Currency for the
described above portion of parcel of land to us in hand paid to our great satisfaction by from
SPOUSES MARLON G. BIHIS AND MA. CRISTINA S. BIHIS, both of legal ages, Filipinos, and
residing at Tiaong Quezon, herein we do hereby SELL, CONVEY, and TRANSFER by way of
ABSOLUTE SALE unto the said SPOUSES MARLON G. BIHIS AND MA. CRISTINA S.
BIHIS, both of legal ages, Filipinos, and residing at Tiaong Quezon their heirs and assigns,
all our rights, shares and interests in the portion of parcel of land described above;
That we hereby warrant our title unto the said vendees and that henceforth, he shall
have exclusive right of ownership and possession over a portion of parcel of land, free from
all liens or encumbrances;
That this lands are not tenanted and does not come within the operation of the Land
Reform Code and allied Presidential Degree and Circulars of the Department of Agrarian
Reform.

THE ABOVE NAMED PARTIES known to me to be the same persons who executed and
signed the foregoing instrument and acknowledged to me that the same is their own free,
voluntary act and deed. This instrument refers to the EXTRAJUDICIAL PARTITION WITH
DEED OF ABSOLUTE SALE and consisting of two (2) pages, including this page where the
acknowledgement is written.
