DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Agreement made and executed this 31st day of August 2016, in Mabalacat,
Pampanga, Philippines, by and between:

Mary Jane S. Fresco, Filipino, of legal age, single, and a resident of


Blk. 42, Lot 4, Camatchilis, Mabalacat, Pampanga, hereinafter
known as the “SELLER”;

-and-

Maricel F. Navarro, of legal age, Filipino, single and resident of


Camatchilis, Mabalacat, Pampanga, hereinafter known as the
“BUYER.”

WITNESSETH:

WHEREAS, the seller is the absolute owner of a parcel of land and improvements
thereon situated in Camatchilis, Mabalacat, Pampanga, covered by attached Transfer Certificate
of Title (TCT) No. 193204 issued by the Registry of Deeds of Angeles City:

“A parcel of land (Lot 12 of the cons. -subd. plan Pcs-03-0081111, being


a portion of the consolidated lots 4,5,6 & 21 (LRC Pcs-8184, LRC Rec.
No. 3 situated in the Mun. of Mabt. Prov. of Pamp. bounded on the SE
along lines 1-2-3 by Road on the SW., by Lot 9, along line-4-5 by Lot 10,
on the NW., along line 5-6 by Lot 7, on the NE., along line 6-1 by Lot 26
(road). all of the subd. plan. Beginning at a pt. marked “1” on plan, being
S. 86 deg. 38 E 1011.34 m. from BLLM No. 1, Bo. of Mabiga Mun. of
Mabt. Prov. of Pamp. then S. 61 deg. 45’W., 9.87 m. to pt. 2; thence S. 61
deg. 45’W., 1.33 m. to pt. 3 thence N, 25 deg. 24’W., 12.82 m. to pt. 4
thence N. 24 deg. 04’W, 04’W., 7.57 m. xxxx to pt. 5; thence N. 60 deg.
07’E 11.15 m. topt. 6; thence S. 23 deg. 30’E., 20.71 m. to the pt. of
beginning; containing an area of TWO HUNDRED TWENTY SEVEN
(227) SQUARE METERS more or less.”

WHEREAS, the SELLER intends and agrees to sell to the BUYER the above described
parcel of land, and the BUYER agrees to buy the same for the amount of FOUR HUNDRED
THOUSAND PESOS (PHP400,000.00), which amount has been duly received by the SELLER
from the BUYER.

NOW, THEREFORE, for and in consideration of the mutual covenants herein


contained, the SELLER hereby sells, transfer, and conveys unto the BUYER, her heirs,
successors-in-interest and assigns, the above-described parcel of land upon the terms and
conditions embodied herein.

1. PURCHASE PRICE. Both parties have agreed that the Buyer shall pay, and has already
paid, the purchase price of FOUR HUNDRED THOUSAND PESOS (PHP400,000.00) to
the Seller, receipt thereof is hereby acknowledged.
2. RECORDING. The capital gains tax and the documentary stamps and all other expenses for
the registration of the Deed of Absolute Sale including transfer tax shall be for the account of
the BUYER.
3. REAL ESTATE TAXES. The payment of the Real Estate Taxes due for the whole year at
the time of the Execution of this Deed of Absolute Sale shall be for the account of the
SELLER.
4. BINDING NATURE. The covenants, terms, conditions, provisions and undertakings in this
agreement or any modifications, revisions or supplements thereof shall extend to and be
binding upon the heir, executors, administrators, successors and assigns of the BUYER, as if
they were in very case named and expressed and shall be construed as covenants running
with the land.
5. GOVERNING LAW. All aspects of this Agreement shall be governed by the laws of the
Republic of the Philippines.

IN WITNESS WHEREOF, the parties have hereunto set their hands this 31st day of
