DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE made and entered into by and between:

DR. HERBERT PAINAGA, Filipino, of legal age, married to Dra. Salome S.


Painaga, and a resident of Lacas, Mambajao, Camiguin, Philippines, hereinafter
referred to as the VENDOR;

-and-

THE PHILIPPINE SUPERIOR OF THE SOCIETY OF ST. PIUS X INC., a


religious organization duly organized and existing, with principal address at St. Joseph
Priory, Km #8 Buhangin-Cabantian Rd, Davao City, hereinafter referred to as the
VENDEE, and for this purpose is herein represented by FR. J. TIMOTHY PFEIFFER,
United States of America citizen, by virtue of a Board Resolution No. _______________
dated _______________________, and made an integral part thereof.

WITNESSETH:

Whereas the VENDOR is the registered owner of a parcel of land situated in the
Barrio of Balbagon, Municpality of Mambajao, Province of Camiguin covered by
Transfer Certificate of Title No. T-870 registered by the Registry of Deeds for the
Province of Camiguin, containing a area of FOUR THOUSAND TWO HUNDRED AND
SEVENTY-FOUR, (4,274) SQUARE METERS, more or less, and particularly described
as follows:

Balbagon, Municpality of Mambajao, Province of Camiguin. Bounded on the North,
along lines 1 – 4, by Lot 2465 on the East, along line 4 – 5 by Lot 2455, and along line 5
– 6, by Lot 2458; on the South along lines 6 – 5 by Lot 2463, and on the West, along
lines 9 – 1, by Lot 2470, all of Cad. 473, Mambajao, Cadastre.

Beginning at a point marked “1” on plan being S 57 deg. 40' E, 2776.08 m. from
BLLM No. 1, Cad, 473.

NOW THEREFORE, for and in consideration of the sum of ONE MILLION
EIGHT HUNDRED THOUSAND PESOS ONLY (Php 1,800,000.00), Philippine
Currency, in hand paid by the VENDEE to the full satisfaction of the VENDOR, the
receipt in full of which is hereby acknowledged by the VENDOR, by these presents, the
VENDOR hereby SELLS, CEDES, TRANSFERS and CONVEYS, in a manner absolute
and irrevocable unto and in favor of the said VENDEE, its heirs, assigns and
successors – in – interests, the abovementioned parcel of land together with all
improvements found thereon, if any, free from all liens and encumbrances.

IN WITNESS THEREOF, the parties have hereunto set their hand this day of

both known to me to be the same persons who executed the foregoing instrument and they
acknowledged to me that the same is their own act and deed.

This instrument, known as a Deed of Absolute Sale, consists of two (2) useful pages,
including this page wherein the Ackowledgment is written, have been signed on the left margin
of each and every page thereof by the parties and their witnesses, and sealed by my notarial
seal.
