EXTRA JUDICIAL SETTLEMENT OF STATE

WITH WAIVER OF RIGHTS

KNOW ALL MEN BY THESE PRESENTS:

THAT WE, MARCELINO C. FRONDA, married to Andrea Fronda,
ROMEO C. FRONDA, married to Arcely P. Fronda, PRISCILLA C. FRONDA,
single, CRISPINA C. FRONDA, married to Narciso Torres, ANASTACIA C.
FRONDA, married to Benjie Lacquiniano, and ROGELIO C. FRONDA, single, all
of legal age, Filipino citizens, and all residents of Victoria, Tarlac.

WITNESSETH:
That the above-mentioned names are the heirs of the late BERNARDINO
FRONDA who died as widow, and died intestate on March 31, 2001 at VICTORIA,
TARLAC, Certificate of Death is hereto attached for reference and upon his death he left
a parcel of land to wit:

TRANSFER CERTIFICATE OF TITLE NO. 318410

“A parcel of land (Lot 2080-A of the subdivision plan (LRC) Psd-

256326, being a portion of Lot 2080, Victoria Cadastre,LRC Cad.Rec. No.
226), situated in the Barrio of San Gavino, Municipality of Victoria,
Province of Tarlac, Island of Luzon. Bounded on the NE., points 4-1 by Lot
2080-B, of the subdivision plan; on the E., points 1-2 by Lot 2965; on the
SW., points 2 to 3 by Lot 2066; on the NW., points 3 to 4 by Lot 2079, both
of Victoria Cadastre. Containing an area of ONE THOUSAD FIVE
HUNDRED THIRTY ONE (1,531) SQUARE METERS, MORE OR
LESS.”

That there are no testate or intestate proceedings filed or pending in any court of
the Philippines for the settlement and distribution of the estate of the deceased
BERNARDINO FRONDA and no such proceedings are contemplated to be filled in the
future.

That pursuant to Sec.1, Rule 74, of the Revised Rules of Court of the Philippines,
and the parties herein being all of legal age, do hereby adjudicate, as it hereby
adjudicated, the above described parcel of land in equal shares among themselves.

That being surviving heirs of said decedents, it is to our best interest, benefit and
convenience to extra-judicially adjudicate unto ourselves the said parcel of land described
above.
WAIVER OF RIGHTS
That We, MARCELINO C. FRONDA, ROMEO C. FRONDA, PRISCILLA
C. FRONDA, CRISPINA C. FRONDA, ANASTACIA C. FRONDA, and ROGELIO
C. FRONDA, are no longer interested aforesaid parcel of land since we have already
existing property for our residency;
 In view of the above, we are now waiving, renouncing and relinquishing our
rights, share, interest and participation over the parcel of land described herein favor of
the following:
 TCT NO. 318410 – ARNOLFO R. AMBROCIO, married to Dolores A.
Ambrocio, resident of Victoria, Tarlac – 200 SQUARE METERS, and
ROSABELLA B. FRONDA, widow; ROMEO C. FRONDA;
PRISCILLA C. FRONDA; CRISPINA C. FRONDA;
ANASTACIA C. FRONDA; and ROGELIO C. FRONDA, all co-owners the
area of 1,331 square meters, more or less

That all the foregoing statement are true and correct and we are executing this
waiver of rights freely and voluntarily;
