Ernest Burgess
Ernest Burgess is one of the theorist of Concentric Zone Model. Is a series of equidistant circles radiating
outward from one central zone, with each circle representing a different social or business zone. It can be
observed that quality of living increases as distance away from CBD increases, as housing and transportation
costs increase with distance.

DAVAO GLOBAL TOWNSHIP - Davao City’s Central Business District
Brief Background:
The new central business district is located in Matina District, Davao City. Matina District is one of the busiest
areas in davao city, matina dubbed as “entertainment hub” of davao city. It has commercial buildings,
institutionals, malls and high-rise buildings. This area where people gather occasions/parties, leisures, and hang-
out places. The district are spacious, clean and festive and and open-air environment.

History of Development:
Davao Global Township is envisioned to transform the 30 hectares old Matina Davao Golf Club into an iconic
business district at par to global standards. The Address of Ambition. Address of Outstanding and The Address
of Amazing. This will be the first township development in the Davao Region and in Mindanao.
Located in the southern part of the Davao metropolis, Davao Global Township is expected to diffuse traffic in the
north by pushing development to the new area which is a 30-minute drive from the Davao International Airport.
The project envisioned to be Davao City’s first vibrant large-scale self-contained community with office,
residential, retail and institutional uses. Its first phase covering a total gross floor area of 93,000 square meters is
valued at P10 billion. It will include an office building; commercial center with an indoor mall, cineplex mall, and
retail podium; residential condominium and a civic-community center– all scheduled for completion by 2021.
Another pioneering endeavor is taking shape in Davao. Davao Global Township, launched in 2018, is CLI’s first
township project. The company entered a joint venture with Davao’s Villa-Abrille family on this P33-billion
undertaking which would transform the 22-ha Davao Golf Club into a progressive central business district,
stomping grounds for a chic and cosmopolitan demographic.
