SITE SELECTION & JUSTIFICATION

Introduction
This document contained about the site which I have selected and justifications for why this
selected site need to be developed.

Accordingly, I used to follow the process which is, firstly select the site and propose a suitable
development proposal for that site. Therefore the selected site is located in the station road,
Gampola town in Kandy district, Central Province, Sri Lanka. This site is currently occupied by
Gampola court complex, Gampola post office and SLT branch office. This total land is owned by
Divisional Secretariat Udapalatha and Gampola Urban Council. The site extent is about 2.72 acres
and can access to this site via Gampola – Nawalapitiya road and Court road. Furthermore this
selected site is surrounded by Gampola Urban Council by East, Gampola clock tower (town center)
by North, and St. Adrews church and Gampola bus stand by west. Location map of the selected

Gampola town was the capital city of the country in 14th century in King IV Buwanekabahu period.
At that time also Gampola was well-known as a center of exchanging goods. Even in present, this
town is a second order town in Kandy district which connects by rail and bus transportation.
Moreover Gampola is a service center for Kothmale, Doluwa, Udunuwara in terms of education,
health and legal services and an economic center too. Similarly, when consider about the
population in Gampola town area, there is a negative population growth from 2001 to 2011
according to the census and statistics data and this could be due to the land transformation into
commercial users and the land value of this surrounding area about 15- 25 lakhs per perch.
(According to the real estate values in advertisements) Apart from that, there are some issues in
Gampola town as well. There is a huge matter regarding parking spaces in Gampola town center
due to the compactness of the town and less open spaces. Not only that, most of the banking and
other facilities are located here and there and it leads to create a traffic in peak times in the town
area as well.

Justification for the site selection

 The existing court complex, SLT building and the post office in the selected site are going
to relocate in Mahara administration zone under a development project by UDA and this
site will be vacant. (17 acres in Mahara acquired by UDA to construct new court complex
and all the other administration buildings in the town center)
 The site is located in close proximity to the Gampola town center (50m from the site) facing
to the Gampola –Nawalapitiya road.

 Situated facing to the road of where pilgrimages and tourists are coming to worship and
visit Ambuluwawa, and Adam’s Peak.

 Located adjacent to the Gampola bus stand and the rail way station (200m from the site)

 Placed in the high dense commercial area (100m from the town center is the high dense
commercial area in Gampola –Nawalapitiya road)
 High demand for commercial developments in neighboring lands

 Ongoing project to develop a shopping arcade neighboring to the railway station which is
200m from the selected site.

 Availability of quality social Infrastructure in closer proximity (Government and


International Schools - Gangasiripura School, Gampola Zahira College and Gampola
International School, Health care facilities - Gampola Base hospital)

 Site is located in a disaster and environmental sensitive free area

Development Objectives

 Achieve the highest and best use of the site


 Enhance the economic vitality of the area
 Introduce an unique building structure which highlights the history of Gampola and make
attractive for visitors
 Conserve the green environment of the area
 Enhance the infrastructure facilities of the Gampola town area
 Improve a healthy and comfort urban life in Gampola

Consequently by considering all these potentials, issues and future development proposals, it
highlights that the site is located in a prime strategic location but currently it is not utilized for
highest and best use and after relocating the court complex this prime site will be a vacant site in
this highly compact area. So according to my point of view, by proposing a suitable proposal with
less issues for this site can optimize the use of this land and minimize the current issues in the town
and can serve for the wide range of community and transform Gampola town as well.
