6. CONSTRUCTION DEFICIENCY IDENTIFICATION AND CONTROL
The QA/QC Manager will assess the nature and extent of any defects in the work performed or materials
installed. Any defects resulting in a compromise of worker safety will result in work stoppage until the
defect is corrected. The QA/QC Manager will notify the PM after the extent and nature of the defect has
been identified.
The QA/QC Manager will develop suggested solutions and present them to the consultants for approval.
The CQA Officer will verify whether the defect has been corrected prior to performing additional work in
the deficiency area. Corrections will be documented in the next “RFI” records, weekly summary reports,
and in Non-Conformance Reports if applicable. Non-conforming construction and the associated
corrective measure will be documented in the construction files.
The QA/QC Manager verifies QA record accuracy and maintains copies of all quality-related
documentation.
This includes, but may not be limited to:

• Test Reports
• Concrete Pour Logs and Sampling Logs

1. INTRODUCTION
This Method Statement outlines the proposed work method of Reinforced Concrete Works.
The work involves reinforcement fixing, installation and fixing of MEP embedment, formwork
construction, construction joint preparation, and casting of cast-in-place concrete structural elements.
The purpose of this Method Statement is to achieve an acceptable quality of work in accordance with
the prevailing standards as specified in the approved shop drawings and technical specifications.

The foregoing procedure for the Reinforced Concrete Works (Cast-in-place Concrete) will serve as a guide
or reference along the course of the work in order to achieve an acceptable quality of workmanship, and
at the same time to control materials utilization and attaining the optimum results with less time and effort:
Concreting works for cast-in-place concrete shall conform to the requirements set forth in the project
specifications and approved shop drawings.
a. Compressive strength of concrete for RC Footings, Columns, Beams & Slab for RETAIL BUILDING
FOUNDATION is of 30Mpa at a minimum of 28 days cylinder strength, unless otherwise specified.
b. Compressive strength of concrete blinding is of 15Mpa at a minimum of 28 days cylinder strength.
c. Relevant codes as specified in the Specifications shall likewise be observed.
a. Form is constructed in such a way that the material is sufficient enough to withstand pressure of
newly placed concrete without bow or deflection. Wood form shall be of 12mm minimum
thickness.
b. Formwork is built sufficiently tight to prevent leakage of cement paste during concrete placement.
Joints will be solidly butted and provided with back-up materials as required to prevent leakage
and fins.
c. False-work and supports are erected to safely support vertical, lateral and asymmetrical loads
applied until such loads can be supported by in-place concrete structures.
d. Formwork and its supports will be fixed in accordance with the approved drawings and approved
formwork system. Walls will be marked and laid-out on the slab as per the drawings and the
formwork will be fixed accordingly.
e. The formwork will be fixed straight and true in alignment horizontally and in plumb vertically. All
formwork to be contact with concrete will be cleaned and coated with approved form release agent
to ensure easy stripping of formwork later on.
For Mechanical, Electrical, and Plumbing conduits/embedded pipes penetrations and/or openings or
sleeves that may pass on the structural concrete, sleeve openings should be prepared in such a way
that extra bars shall be taken into consideration to offset the displaced concrete.
a. Approved materials shall be used in accordance with the drawings and specifications.
b. Sleeves or Pipe penetrations will be fixed or installed on site as per approved shop drawings and
specifications.
c. The locations of the openings shall be marked by the MEP Staff in coordination with the Surveyor
to ensure the accuracy.
d. MEP Clearance Sign-Off Sheet will be obtained from the MEP Coordinator to signal that all of the
MEP activities had been set and that Concrete Structure is ready to receive concrete pouring.
a. Prior to concrete placing, loose rust will be removed from reinforcement and forms must be
cleaned.
b. Integral water proofing admixtures will be added on the concrete mixture for Water villa slab
topping & poo precast slab with the mix ratio as per manufacturer’s recommendation.
c. While normal mixture on cement, sand & aggregate with fresh water will be casted on Beach Suite,
FOH & BOH footing, column, beam & slab.
d. The concrete mix must be prepared ensuring that the results or values are within the range
specified in the project specification prior to pouring concrete.
e. Concrete can be poured through direct pump-discharged or by the aid or use of Bucket and Crane
or Excavator whichever is applicable. Concrete shall be ensured that placing is at or near its final
position and is not disturbed in a vertical fall into place to avoid segregation.
f. Immediately upon placing, the concrete shall be compacted by means of power-driven vibrators
to prevent honeycombing, assures close contact with forms and reinforcement.
g. Concrete will then be screeded to the finish level as shown on the Approved Shop Drawings.
a. In a wide area of concrete structure where a one-time concrete pour is difficult to attain, the
Contractor will prepare a Shop Drawing for the proposed Construction Joint location and the
sequence of concrete pouring for Engineer’s Approval.
b. Appropriate Key and Rebars provision for Shear Transfer at Joints will be provided.
c. The surface of existing concrete shall be cleaned of dust, grease, oil, laitance, etc. and surface
roughened by grit-blasting or by any mechanical means and applying epoxy bonding agent to bond
new concrete to existing concrete. Bonding Agent Manufacturer’s recommendations and
instructions shall be followed.
d. Shuttering formwork that will be used as stop ends for construction joint, if any, will be inspected
and subject for approval by the Engineer prior to Concrete Pouring.
5.9 ADMIXTURES
Admixtures containing calcium chloride ions or other ions producing deleterious effect shall not be
permitted. Only admixtures approved by the Engineer shall be used.
5.10.1 The removal of forms, supports, and protective enclosures, and the discontinuance of heating and
curing should follow the requirements of the contract documents. When standard beam or cylinder tests
are used to determine stripping times, test specimens should be cured under conditions that are not more
favorable than the most unfavorable conditions for the concrete the test specimens represent. The curing
records can serve as the basis on which the engineer/architect will determine the review or approval of
form stripping.
5.10.2 Because the minimum stripping time is a function of concrete strength, the preferred method of
determining stripping time is using tests of job-cured cylinders or concrete in place. When the contract
documents do not specify the minimum strength required of concrete at the time of stripping, however,
the following elapsed times can be used. The times shown represent a cumulative number of days, or
hours, not necessarily consecutive, during which the temperature of the air surrounding the concrete is
above 50 °F (10 °C). If high early-strength concrete is used, these periods can be reduced as approved by
the engineer/architect. Conversely, if ambient temperatures remain below 50 °F (10 °C), or if retarding
agents are used, then these periods should be increased at the discretion of the engineer/architect. Shorter
stripping times listed for live load to dead load ratios greater than 1.0 are the result of more reserve
strength being available for dead load in absence of live load at time of stripping.

Two methods of Concrete Curing will be adopted: 1. Application of Concrete Curing Compound and 2.
Moist curing (by water spray or ponding).
2. Moist Curing
To effectively moist-cure concrete elements, a dedicated and enough manpower shall be assigned
to monitor and ensure that concrete elements are kept moist for at least 7 days after placing
concrete. Exposed Concrete Surfaces shall be covered with burlap or gunny bags as appropriate to
keep it moist for a longer period.
Personal Protection Equipment (PPE) shall be issued to all personnel involved in the works and
wearing of PPE shall be enforced to the team as a whole. All site personnel shall wear the following

1. INTRODUCTION
The purpose of this Work Method Statement for EXTERIOR & INTERIOR PLASTER Works is to outline
and describe in detail the procedure such as horizontal & vertical lay-out on block wall, mixing of plaster
mortar, application of plaster mortar, installation of plaster accessories and all other related activity.
Inform all concerned supervisor including workers the value and importance of this activity prior to
implementation. This activity should be performed with strict compliance and implementation of
Safety Requirements & Procedure and project specifications to complete the work both for exterior
and interior plaster.

All plaster shall be prepared in a mechanical mixer mix at ration of 1:3 (1 part cement and 3 part
sand) using sufficient water to produce a workable consistency. Mix the mortar or plaster by first
mixing with water (30%) and add plasticizer as per manufacturer’s recommended dosage (if
required as per contract). After all the materials have been added including the remaining mixing
water, the plaster should be mixed for a further few minutes until uniformly paste like is attained .
Plaster not used within 1.5h from start of mixing shall be discarded.
Wet the surface to receive plaster one hour before, so that while starting the plastering the
surface will be skin dry.
The second coat shall be applied with sufficient material and pressure to ensure tight contact
with dash coat.
The surface of the second coat shall be brought to a true, even plane with a rod or straightedge,
filling surface defects in place with plaster
Applied plaster shall be floated as smooth as possible and then steel-troweled. Steel troweling
shall be delayed as long as possible and used only to eliminate the uneven points and to force
sand particles into the plaster surface.
Each plaster coat shall be applied to an entire wall without interruption to avoid cold joints and
abrupt changes in the uniform appearance of succeeding coats
Make sure that internal angles and corners are square.
Plaster should not deviate more than plus or minus 3mm in 3m from a true plane in finished
plaster surfaces, as measured by a 3-m straight edge placed in any location on surface.
5.5 Curing
Provide sufficient moisture in the plaster by spraying water as frequently as required at least twice
per day with in the next 3 days.
Use scaffolding always and ensure adequately braced with permanent structure for working
in heights.
Ensure the worker use safety gadgets like safety belt, rubber & cotton gloves, safety goggles
while carrying out chipping works in heights.
Ensure the area to be clean for easy access and barricade with warning tape all opening on
slab and wall edges
Ensure that working area is well lighted
Inspect scaffolding for durability prior to start work
Conduct tool box meeting before starting work
7. QUALITY ASSURANCE
a) Experienced supervisory staff will be employed for carrying out the work.
b) Selected masons will be engaged for plastering work.
c) Vertical and alignment of walls will be checked while plastering.
d) Mixing of mortar will be done under the supervision of foremen.
e) Sieved sand will be used for plaster.

The purpose of this Work Method Statement for Floor and Wall Tiling Works is to outline and describe
in detail the procedure such as setting and lay-out plan on actual location, pre-laying of tiles, mixing of
tile grout, final laying of tiles and all other related activity. Inform all concerned supervisor including
workers the value and importance of this activity prior to implementation. This activity should be
performed with strict compliance and implementation of Safety Requirements & Procedure and
project specifications to complete the work both for floor and wall tiling.

Cleaning of completed floor slab and masonry wall prior to start survey markings and lay-out.
Lay-out and put markings on the concrete floor slab the correct tile layout and make sure it is
aligned with the markings on masonry wall for wall tiles.
Provide temporary but rigid lumber for guide/references to check plumbed and alignment.
When materials are delivered. Check delivery receipt and certificates against the specification;
examine marks and labels and the condition of materials and components.
Materials and components are clean, undamaged, dry and enough for the work in hand.
Tile sizes, thickness and colours are as specified.
Adhesives and grouts are as specified and are suitable for the conditions to which the tiling will be
used.
Ensure that the ready-mixed adhesive is not subjected to temperature outside the range given in
the Manufacturer’s site work instruction.
Do not begin tiling work until all concealed conduits, pipes, electrical cables, electrical boxes, etc.
that penetrate the tiling have been fixed securely in position and making good is completed.
Before fixing check that any colour and shade variations are acceptable
Discard any tiles that are chipped or cracked.
Cut tiles neatly and accurately

related activities are executed safely and in accordance with the contract requirements and that all
quality assurance/control activities are conducted in a systematic manner. To ensure that works are
inspected, conformance is verified and documented.

Before start of works the following works need to be completed and assessed by the QA/QC
engineer from all concerned parties.
o Plaster works to wall up to the required height.
o Paint primer work should be done to the required height.
o All MEP works of first fix services should be completed.
o Protection of flooring
• Before starting installation of frame for false ceiling, clearance should be obtained from the MEP to
complete all first fix above ceiling.
An area for mockup will be prepared for inspection and approval before proceeding with the
overall installation.
L angles as per approved materials & section details of false ceiling will be fixed on level markings
with self-taping screws and royal plugs @ every 400mm c/c and at 100mm near the wall corners
and joints of angles.
Vertical support of primary channels or 3.5mm Ø G.I. with approved material & section details will
be fix to the concrete slab at 1000mm c/c and 300mm near the walls with 6mm Ø concrete plugs
or rivets and extra supports should be provided near the AC duct if required.
Horizontal channels will then be fixed to vertical channels with self-taping screw.
For areas where the suspension height is much more than typical like toilets, the C-channel shall
be used as vertical support the channels shall be fixed to the slab with high screws from the fisher
supporting up to a weight of 50 kg per fix.
Suspension system of the gypsum board ceiling should not be in direct contact with MEP services
especially A/C ducts.
Before starting of the Gypsum Board fixing on false ceiling, clearance will be obtained from MEP to
confirm that all services above ceiling is completed and approved. Also to make sure that
inspection of suspension frame of false ceilings is carried out and approved by Consultants. Any
rectification should be done if required by them.
Two layers of Gypsum plaster board sheet as approved should be fixed to furring channels with
self-taping screws at every 100c/c and G.I. angles at the perimeter of walls.
Extra furring channels should be provided at the joints of Gypsum plaster boards to its shorter
length and cut piece joints if required.
Extra supports should be provided around access panel.
Before start of the finish works including filler and paint, services of false ceiling marking will be
made by MEP as per approved shop drawings for all the electrical points, A/C supply and return air
diffuser position, sprinkler points, and position access panel as per approved coordinated drawings
and inspection by the consultant and contractor to be obtained for final approval of cutting gypsum
boards shall be cut mechanically.
Peel off the paper at the square edge of the boards.
Apply joint filler in all the joints to fill the gaps.
Apply joint filler over the mesh and screw positions in level of the boards and leave it to get dry.
Rubbed the joint filler with sanding paper to smoothen the surface.
Check the surface preparation before start of final finishing and painting works.The ceiling
surface shall be applied with approved one coat primer paint.The ceiling shall be applied with an
approved two coats paint.
All workers shall be provided with complete Personal Protection Equipment (PPE) i.e.: Safety belt,
Safety helmet, Rubber gloves, cotton gloves, Safety googles, Safety shoes
All workers must attend Safety Induction Program and/or Safety Tool Box Meeting to inform all
hazards associated with the work.
All workers shall be provided with proper tools and equipment to execute the work safely.
Work on height should be properly managed and use of ladder shall be properly monitored.
Material Safety Data Sheet (MSDS) shall be posted at worksite.

The purpose of this Method statement is to describe the process of painting works for exterior &
interior emulsion paint in compliance with all the required specifications, standards and proper
construction procedures for the building finishing works of the project.

Prior to commencing work, clean floor & adjacent surfaces as well as surfaces to be painted.
Surface shall be sound, clean, dry and free from all defective or poorly adhering materials, dirt,
grease and others.
Defects in the plastered surfaces will be repaired using approved patching compound or plaster
and flush with in adjoining surface when dry, smooth & seal the patch before application of priming
coat.
Cement plastered surfaces shall be rubbed down with rubbing stone and cleaned of dust and all
foreign matter before application of primer.
In case of high alkali conditions, wash the surface to neutralize the alkali.
Wire brush concrete and masonry surfaces.
Fill any nail holes and similar defects after primer coat has been applied.
In case area to be painted is having any existing coating, it should be cleaned, sanded and primed
with the approved primer. All loose existing coating should be removed prior to application of
primer.
All workers shall be provided with complete Personal Protection Equipment (PPE) i.e.: Safety belt,
Safety helmet, Rubber gloves, cotton gloves, Safety googles, Safety shoes
All workers must attend Safety Induction Program and/or Safety Tool Box Meeting to inform all
hazards associated with the work.

1. Erection of scaffolds & working platforms with passive fall protections (H-Frames/Gi Pipes/Wood
Planks) around the perimeter of the property by competent installers.
2. Drilling of holes on existing concrete beam at a depth of 80-100mm and spacing of 600mm o.c.,
then putting thread rods with application of Hilti-Hit injectable mortar on every drilled holes (or
embedment of thread rods before casting roof beams)
3. Installation of timber wall plates on top of roof beams.
4. Setting-out of final level of ridge beam and roof pitch.
5. Installation of Main Rafter, Hip Plate & Ridge Connections to establish the profile of the roof
structure as per design.

1. INTRODUCTION
The scope of the work is a proper way of Anti-termite Treatment (horizontally) with the use of
(approved Anti-termite Material) on all concrete in contact with the soil. Soil treatment to protect new
buildings against subterranean termites attack should be carried out strictly in accordance with
international codes of anti-termites treatment practice. Supplier’s specialist will assist & train workers
the proper mixture & application of the anti-treatment chemical on site.

The removal of free stamps, logs or roots from building site reduces the hazard from termites.
Similarly the sub-floor area should be kept free from all debris in which new colonies of termite
might be established.
Anti-termite treatment should be carried out at the stage of the construction when the whole
sub-floor area is readily accessible and there is little chance of subsequent soil disturbance, in
general, this will be immediately done before the hollow core slab is installed.
Power spray with high pressure will be used to spray along perimeter of footing and ground
beam/wall of the building and within built up area with a mixture of 1:40 as recommended by
chemical manufacturer.

1. INTRODUCTION
This Method Statement outlines the proposed work method of Excavation, Backfilling and Compaction.
The work covers Soil Excavation for Foundation up to the working level as shown on the drawings
utilizing equipment such as Backhoe (Excavator) for digging soils, Grader for leveling ground and Dump
Truck for soil disposal. The work also involves Filling/Backfilling and Compaction for building’s
structural foundation.
The purpose of this Method Statement is to achieve an acceptable quality of work in accordance with
the prevailing standards as specified in the approved shop drawings and technical specifications.
2. SCOPE OF WORK
The scope of works for Excavation, Backfilling and Compaction are as follows:

5. SEQUENCE OF WORKS
The foregoing procedure for the Excavation Works will serve as a guide by the Site Engineer together with
the Surveyor along the course of their work in order to achieve an acceptable quality of workmanship and
attaining the optimum results with less time and effort:
5.1.1 General
The Excavation Works shall be done by the use of the Excavator (Backhoe), Grader (if required) and Dump
Truck for soil disposal. Caution shall be observed excavating near foundation or existing foundation to
observe Stability of Excavations.
Excavated Soil Materials, if found satisfactory for backfill, shall be preserved for later use after being
approved by the Engineer.
The Surveyor in coordination with the Site Engineer shall stake out the limits and extent of the excavation
and constantly check the depth of excavation and inform the excavator when and where to stop digging.
He shall make sure also that working level is established so as to avoid over cutting.
The Site Engineer will coordinate with the planning department the potential location of utility services
that may be affected if any and this will be marked by the Surveyor.
a) Excavation Phasing
The excavator in coordination with the site engineer shall locate and determine the sequence of
excavation phasing as well as the entrance and exit of equipment vehicle.
b) Ramp Construction
Ramp shall be constructed for equipment vehicle’s ease of access for digging, grading and soil
transfer to the Dump Truck.
d) Stability of Excavations
Slopes of excavations to comply with the following:
1. Slopes of cuts in natural; 1:1
2. Slopes of compacted fill; 1-1/2 : 1
3. Slopes of uncompacted fill; 2:1
Sides and Slopes of excavations shall be maintained in a safe condition until completion of
backfilling.
f) Dewatering
If found during excavation that the natural water level is above that of required depth of working
level. A dewatering system (subject for Engineer’s approval) shall be designed by the contractor to
lower down the water table so that excavation can proceed until backfilling is done.
The foregoing procedure for Backfilling and Compaction Works will serve as a guide by the Surveyor
together with the Site Engineer along the course of their work in order to achieve an acceptable quality of
workmanship and attaining the optimum results with less time and effort:
5.2.1 General:
A qualified independent testing laboratory will be employed by the contractor subject for approval by the
Engineer to perform Geo-Technical test deemed necessary to proceed with the backfilling and compaction
works.
The Backfilling and Compaction Works shall only proceed as per instruction with the Site Engineer and
when all necessary soil test report for filling and grading has passed and recommendations of Report for
Geo-Technical Studies for the project shall be followed.
B. Borrow Materials:
Where suitable materials are not available in sufficient quantities from required excavations,
approved materials shall be obtained from approved sources outside the limits of project. Borrow
material shall comply with the requirements specified for Backfill and Fill Materials above.
b. The backfill and fill materials will be placed in layers not more than 200 mm in loose depth for
material to be compacted by heavy compaction equipment and not more than 100 mm in loose
depth for material to be compacted by hand-operated tampers or plate compactor.
c. Each layer will be moistened and water content shall be maintained within ±2% of the moisture
content. Each layer shall then be compacted to a required percentage not less than 95% percent
of maximum density.
e. Equipment Operation:
Heavy Equipment shall not be operated for spreading and compacting backfill closer to an existing
structure or wall at a distance less than equal to the height of the backfill above the top of footing.
The remaining area shall be compacted in layers not more than 150 mm in compacted thickness
with power driven hand tamper suitable for material being compacted.

1. Surface Preparation
The substrate must be structurally sound. Loose or unsound concrete should be removed and
made good. Surfaces must be entirely free of oil, grease, paint, corrosion deposits, dust, laitance
or other surface deposits. Make sure that the substrate is level and even.
2. Moisture Testing
Make sure that the concrete slab is already cured and is in acceptable condition to receive paint.
3. Priming
Prime with X-Prime SF or X-Prime MT100 and allow to dry before applying X-Tech EpoxySeal
FLR100. The base and hardener have to be mixed using a slow speed drill and approved mixing
paddle until homogenous. The mixed primer should then be applied to the prepared substrate
with a polyurethane squeegee and back rolled with a short hair roller (X-Calibur velvet roller or
similar). Do not over apply or allow puddles of primer to form. If the primer is absorbed into the
surface easily, it will be necessary to apply a second coat once the initial coat is tack-free. Allow
the primer to become tack-free before application of X-Tech EpoxySeal FLR100. Apply X-Tech
EpoxySeal FLR100 within the recoat window.
4. Mixing
Add the hardener to the base and mix using a slow speed drill with an X-Shield Coating Mixer.
Paddle for 3 minutes until both components have fully dispersed and are uniform in color. Be
sure to rotate the mixer throughout the drum. Mix only full packs.
5. Application
Apply in two coats of 150 to 200 microns per coat (6 to8mils) wet film thickness using short hair
roller. Recoat after 6 to 24 hours at 25C. Clean equipment using X-Shield Solvent S.
