COURSE UNIT: TEC 2101 PRINCIPLES OF MEASUREMENT OF CONSTRUCTION
WORKS

Instructions to Candidates.
• This examination contains five (5) questions divided into sections A and B.
• Attempt two (2) questions from section A (40 marks each) and one (1) question from
section B (20 marks).
• All works must be measured according to the principles as laid down in the “Standard
Method of Measurement for building and associated civil works for East Africa, 2008,
second edition”.
• This is a closed book examination; - No material is allowed into the examination except a
clean/unmarked copy of the Standard Method of Measurement for building and associated
civil works for East Africa, 2008, second edition.
• Where no specifications are given, candidates must assume their own and indicate as such.
• Candidates are advised to set out their work clearly, concisely and logically. Marks will be
deducted for incoherent and/or untidy work.
• Begin each question on a fresh page
• Do not write anything on the question paper. All rough work should be done in the official
answer booklet.
• Question papers must be submitted with the answer booklet
• Only work written on the lined pages will be marked.

SECTION NO. A

Question One: (40 Marks)

The drawings below show the roof plan layout and truss details.

a) Measure all quantities for the pitched roof including timber roof construction, roof
coverings, and rainwater goods (40 Marks)

Question Two: (40 Marks)

The drawings below show the ground floor plan and foundation details of a simple building. The
site comprises a thicket, 4 No. big trees measuring 1800mm girth, 4 No. tree stumps measuring
1200mm girth and 2 No. termite nests. The ground is to be reduced to a formation level of 2.000.
Ignore banks arising from the excavation work.

a) Measure all quantities for substructure including the DPC (30 Marks)
b) Following the procedure of preparing bills of quantities, identify two items from the takeoff
list, square, prepare an abstract and a bill of quantities for them (10 Marks)

Question Three: (40 Marks)

The drawings show the ground floor plan, a cross-section through the building and ring beam
details of a simple building.

a) Measure all quantities for the following elements separately.

a) External walling, (10 Marks)


b) Internal walling (10 Marks)
c) Reinforced concrete superstructure (20 Marks)

Question Four: (20 Marks)

a) Define a bill of quantities and its usefulness on a construction project. (5 Marks)


b) Indicate the two types of bills of quantities, their characteristics, and the determinants for
each type. (10 Marks)
c) While preparing the bill of quantities, the cost manager will encounter measurable and non-
measurable works. With examples, explain these terms and how they are considered in the
bill of quantities. (5 Marks)
d) Distinguish between admeasurement and lumpsum contracts considering the pricing and
payment model for each type. (5 Marks)

Question Five: (20 Marks)

a) The accuracy of the bill of quantities is dependent on the quality of the information supplied
to the quantity surveyor/cost manager by the employer, designers, and other project team
members; the more information provided, the more reliable the outcome will be. Give
various information/data required before preparing a bill of quantities for new building
works. (5 Marks)
b) What is the SMM’s main purpose in preparing bills of quantities? (5 Marks)
c) Define preliminaries and indicate major sub-elements of the preliminaries section in the
bill of quantities. (5 Marks)
d) With examples, explain the following terms that are frequently used in tender/contract bills
of quantities and interim valuations for payments to the contractors.
i) Defined and undefined provisional sum (2 Marks)
ii) Prime cost sum (2 Marks)
iii) Dayworks (2 Marks)
iv) Contingency sum (2 Marks)
v) Variations (2 Marks)
