DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

I, RODRIGO DUTERTE, of legal age, married to LEILA DE LIMA, Filipino citizen


and resident of Brgy. 20, Laoag City, Philippines, hereinafter referred to as the VENDOR, do
hereby freely and spontaneously,

DECLARE AND MANIFEST:

That as per TRANSFER CERTIFICATE OF TITLE No. T-12345 issued by the


Register of Deeds of Laoag City, I am the registered owner of a certain parcel of land, more
particularly described and bounded as follows:

A parcel of land (Lot 1234-A-1, Psd-12-123456, being a portion of Lot 1234-


A (LRC) Psd-123456, L.R.C. Rec. No. 1234), situated in the Brgy. 1, San Lorenzo,
Urban Code No. 123456, City of Laoag, Island of Luzon. Bounded on the SE., along
line 1-2 by Lot 1234; on the SW., along line 2-3 by Lot 1234, both of Cad. 123,
Laoag Cadastre; on the NW., along line 1-2-3 by Lot 1234-A-1 of the subdivision
plan; on the NE., along line 1-2 by Rizal Street (40.00 m. wide); containing an area
of ONE HUNDRED SQUARE METERS (100.00), more or less, with an assessed
value of P100,000.00 for the current revision under A.R.P. No. 12-123-12345.

That for and in consideration of the sum of FIVE HUNDRED THOUSAND PESOS
(P500,000.00), Philippine currency, in hand paid to me in full by RONALD DE LA ROSA, of
legal age, married to RONA DE LA ROSA, Filipino citizen and a resident of Brgy. 1, Laoag
City,Ilocos Norte Philippines, hereinafter referred to as the VENDEE, I do hereby CEDE,
TRANSFER and CONVEY by way of ABSOLUTE SALE unto the said RONALD DE LA
ROSA, or her heirs, assigns, successors and administrators entirety of the above-described parcel
of land;

That I hereby warrant valid title to and peaceful possession of the parcel of land herein
sold and conveyed, free from all liens and encumbrances of any kind and I will forever defend
the same from all lawful claims of any third persons whosoever;

That the pertinent provisions of the New Civil Code of the Philippines relative to the
giving of prior notices to possible pre-emptioners have been duly complied with;

That parties hereto have agreed to have this instrument be registered with the Registry of
Deeds of Laoag City in accordance with the pertinent provisions of P.D. 1529

IN WITNESS WHEREOF, I have hereunto set my hand this 6 th day of April 2017 at
Laoag City, Philippines.

BEFORE ME, a Notary Public for and in the City of Laoag and in the Province of Ilocos
Norte, this 6th day of April 2017, personally came and appeared RODRIGO DUTERTE, with
his Community Tax Certificate Number 1234567891 his name and signature, known to me and
to me known to be the same person who executed the foregoing instrument and acknowledged
before that the same is his free and voluntary act and deed.

This instrument consisting of two (2) pages including this page where the
acknowledgement is written pertains to a Deed of Absolute Sale covering the entirety of Lot
1234-A-1, Psd-12-123456, containing an area of 100.00 square meters, situated at Brgy. 1, San
Lorenzo, Laoag City, Ilocos Norte and covered by TRANSFER CERTIFICATE OF TITLE No.
T-123456 issued by the Register of Deeds of Laoag City, duly signed by vendor and his
instrumental witnesses on each and every page hereof.

That I hereby certify that the parties herein are personally known to me as Filipino
citizens and that the pertinent provisions of the New Civil Code of the Philippines has been
complied with.
