DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale is made and entered into by and between:

That JOEL R. GARCIA, of legal age, Filipino citizen, married, with office address in
Brgy. San Fermin, Cauayan City, Isabela, hereinafter referred to as the VENDOR;

and

DARWIN G. ESTACIO, of legal age, Filipino citizen, single, and a resident of Cauayan
City, Isabela and hereinafter referred to as the VENDEE.

- WITNESSETH: -

THAT JOEL R. GARCIA is the registered owner of a parcel of land under Transfer
Certificate Title No. 035-2021000680 containing an area of SEVENTY TWO (72) sq. m. more
or less, located in Brgy. Bustamante, Luna, Isabela.

THAT the buyer intends to buy said the aforesaid parcel of land which is more

That for and in consideration of the sum of TWO HUNDRED SIXTY SIX
THOUSAND FOUR HUNDRED PESOS (PHP 266,400.00) Philippine Currency in hand paid
by the VENDEE – DARWIN G. ESTACIO to the VENDOR – JOEL R. GARCIA, receipt of
which is hereby acknowledged to my full satisfaction, do by these presents hereby SELL,
CEDE, TRANSFER and CONVEY unto said VENDEE, his heirs, successors, administrators the
aforesaid SEVENTY TWO (72) square meters, more or less of the abovementioned property.

That Article 1623 of the New Civil Code has been substantially complied with; that the
real estate taxes has been paid to date; that said land is free from liens and encumbrances; that
the VENDOR warrants title to and peaceful possession of the herein VENDEE and further
warrants to defend the transferees’ rights against any lawful claims of any third person
whatsoever.
