Sub: Offer letter for Re-Development of your Society’s Plot.

Subject – Offer letter

In continuation of our interest letter submitted to you, it gives us immense pleasure to


share our offer for redevelopment of your premise. We, Dhariwal Group, have built
strong reputation in Mumbai real estate market through all our pursuit of fulfilling the
commitments. We are keen to redevelop your premise structure which shall enhance the
value and life of the property. Please find below our proposal offer in lieu of development
rights to our company through one of its sister concern in the name of M/S Dhariwal
Thirani Constructions LLP.

PROPOSAL FOR REDEVELOPMENT


Number of existing members. Six
New proposed RERA carpet Each of the member will get two flat of RERA
area to each member carpet with total area admeasuring about 1100 sq ft.
The carpet area mentioned above shall be accurately
measured as per RERA guidelines.
Car Parking One Car Parking to each member
Corpus funds Rs. Thirty Five lacs to each member. 5% shall be
paid at the time of DA, 10% at the time of vacation
35% will be paid before completion of RCC
structure, and Balance 50% will be paid at the time
of handover of your premises.
Rent Forty two thousand per month. The said rent will
start from the date of member handing over of
vacant possession of the premises of the building to
the developer till the date of handover of new flat.
Rent Increment Rent shall be annually increased by 8%.

Brokerage 1 month equal to 1st month rent.


Shifting charges Rs.10000 for outgoing and Rs.10000 for incoming
transportation during respective shifting.
Legal expenses stamp duty Stamp duty payable by developer.
Period of Construction 36 months plus six months grace period from
commencement of construction work.
Defect Liability Period As per RERA Guidance
RERA Project will be registered as per provision of
MAHA RERA ACT 2016. All the guidelines of
RERA act shall be followed.
Conveyance expenses Developer shall pay for all expenses in relation to
the conveyance. Society members need to cooperate
for submitting necessary members for the same.
Extra area purchased by Extra carpet area shall be given to society members
society members at Rs 21000 per sq ft on RERA carpet area. Same
will need to be intimated before DA.

Proposed Amenities

Civil Work: Group in general uses Tata/JSW steel abd Ultratech/Ambuja cement
or the likes.

Structure of Building will be of R.C.C. frame with earthquake


resistance.

The terrace will be totally waterproofed by using water proofing


treatment and china mosaic surfacing.

Decorative Compound walls and full paving around the building will be
provided. Also M.S. Gate and gate light will be provided.

Lift of Reputed make will be provided for Common use of the all
members.

A beautiful and excellent elevation will be provided to the building,


with extraordinary colour scheme, making your society Building one of
the best building in the locality.

Doors and
Windows: The Decorative Main Door will be of Flush Doors with lamination on
Both sides.

Main doors will be provided with a night latch, safety Chain and
peepholes and tower bolt.

Internal doors will be of flush type with laminated wood frame.

Toilet doors will be of Decorative Poly urethane doors with Marbles


frame of good quality.

Anodized Aluminum Sliding Windows with tinted glass will be


provided with marble sill.

Flooring: Granite / vitrified Floor Titles with 3" skirting Will be provided in the
Hall, Kitchen and bedroom.
Glazed tiles of a reputed make will be provided on the walls in toilet
up to full height

Granite Kitchen platform with stainless steel sink will be provided


Glazed tiles up to beam level height will be provided above kitchen
platform.
Plumbing
One overhead water tank and one underground water tank with two
submersible pump will be provided.

All the plumbing will be done with ‘C’ class/good quality PVC
concealed pipes.

Toilets will be provided with one wash basin, jaguar makes or


equivalent C.P Hot and cold water Mixes, instant geyser of reputed
make shall be provided.

Electric
Work: All the electric wiring will be done with copper wire and will be done
concealed.

The details of the points to be provided will be as per the following


schedule.

Flat Internal Hall & Bedroom:


Specification
Light Points for Fan, T.V, Telephone, AC (15 Amp point). 5 AMP
Point-, in Hall & Bedroom. Light Point outside Main Door.

Toilet:

Light Point, Exhaust Fan, Geyser, Washing machine point.

Kitchen:

Light Point, Exhaust Fan, Aqua Guard, 15 Amp point 1 for Fridge, 5
Amp Point for Mixer/ other.

Painting:

The External walls will have Waterproof Acrylic Paint.


All the internal walls of the flat will be painted with good quality paint
and P.O.P finished.

Flooring:

Vitrified flooring shall be provided.

More detailed specifications shall be given at later stage.
