SPECIAL POWER OF ATTORNEY

I, GETULIO N. VILLAFUERTE, Filipino, widower, of legal age, with postal
address at Brgy. Sta. Brigida, Calauag, Quezon, do hereby name, constitute and
appoint LUCINA A. RAMOS, widow, of legal age, with office address at Brgy. Canda
Ibaba Lopez, Quezon to be my true and lawful Attorney-In-Fact to be in my name, place
and stead, to do all the following acts, to wit:
1. To transact, negotiate, process all the necessary documents to all
government agencies particularly Bureau of Internal Revenue, Register of
Deeds, Municipal Assessor's Office, Municipal Treasury and other agencies
with regards to the transfer of property particularly Transfer Certificate of
Title No. 066-2018003582; Lot No: 2422-C-5;
2. To sign, execute and or submit all documents that maybe necessary to be
signed and submitted in connection with the above authority;
3. TO SIGN, EXECUTE, TRANSACT any and all necessary documents to the
above given authority and do and perform all acts relative thereto;
HEREBY GIVING and GRANTING unto my said Attorney-in-Fact full necessary
power and authority to do and perform any and every act requisite and necessary to be
done in and about the premises as fully to all intents and purposes as I might or could, if
personally present and acting in person.
