DEED OF CONDITIONAL SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED made and entered into this 19th day of May, 2023 at Makati City, by
and between:

MA. DOLORES SASABO MONSALE, of legal age, single, Filipino, and a

resident of Barangay Igtuba   Miagao Iloilo City , hereinafter referred to as the
VENDOR”;

-and-

NIÑA RICHIE SASABO RODRIGUEZ, of legal age, single, Filipino, and a

resident of Barangay Igtuba   Miagao Iloilo City, hereinafter referred to as the
VENDEE;
WITNESSETH;

That the VENDOR is the lawful owner of a parcel of land with ONE

HUNDRED SEVENTEEN (117) square meters, located at Brgy. Ictuba Miagao,
Iloilo, and covered by Tax Declaration 28789-B;

WHEREAS, the VENDEE has offered to buy and the VENDOR has agreed
to sell the above mentioned property for the amount of FOUR HUNDRED NINE
THOUSAND PESOS (Php 409,000.00) Philippines currency;

NOW THEREFORE, for and in consideration of the total sum of FOUR

HUNDRED NINE THOUSAND PESOS (Php 409,000.00) Philippines currency
and of the covenants herein after set forth the VENDOR agrees to sell and the
VENDEE agrees to buy the aforesaid property subject to the following terms
and conditions;

1. That the VENDEE agrees to purchase a parcel of land situated at Brgy.

Ictuba Miagao, Iloilo, and covered by Tax Declaration 28789-B,
amounting to FOUR HUNDRED NINE THOUSAND PESOS (Php
409,000.00) Philippine currency;

2. That Down Payment amounting TEN THOUSAND PESOS (Php

10,000.00) Philippine currency shall be paid on 3rd day of April, 2023;

3. That the second payment was on or before 14 th day of May, 2023

amounting to NINETY THOUSAND PESOS (Php 90,000.00)
Philippine currency;

4. That the remaining balance amounting to THREE HUNDRED NINE

THOUSAND PESOS (Php 309,000.00) Philippine currency shall be
paid on or before ______ day of ______, 2023;

5. Upon full payment by the VENDEE of the obligations to the VENDOR,

the latter shall execute a DEED OF ABSOLUTE SALE in favor of the
VENDEE without need of demand. The VENDOR shall likewise deliver
any and all documents, including but not limited to the Tax
Declaration and all other documents necessary for the transfer of
ownership from VENDOR to the VENDEE.
 IN WITNESS WHEREOF, the parties and their instrumental witnesses have
signed this instrument on ____ day of _______, ________ in the City of Makati.

Philippines, personally appeared, MA. DOLORES SASABO MONSALE, NIÑA
RICHIE SASABO RODRIGUEZ parties in the Deed of Conditional Sale (this
instrument) with their respective government issued ID’s, the same are machine
copied and attached herewith as part of this document for the purpose of their
identification, known to me and to me known to be the same persons who
executed Deed of Conditional Sale which consists of two (2) pages including this
acknowledgment and they acknowledge before me as their free and voluntary
act and deed.
