ELEMENTS THAT MAKE UP THE CONSTRUCTION COSTS.


In all cases the cost per square meter of construction INCLUDES:
a) Materials
b) Labor .
In the WAGE COUNCIL AGREEMENT the salary increase corresponding to the period
August 1, 2018 until April 30, 2020 was fixed, From Article 3) Periocity of salary
adjustments : the duration of this Agreement is 21months, until April 30, 2020. The salary
adjustments will be applied on the following dates: August 1, 2018 (already applied in previous
editions of Costs) and July 1, 2019 applied in the current edition.
c) Construction company's profit and professional fees
d) Value Added Tax for all items: 22 % as of July 2007

IS NOT INCLUDED IN THE COST:


a) The value of the land or its aliquot part, and
b) Expenses for taxes, fees, replacements and infrastructure connections: sanitary,
electricity, gas, Dir. General Fire Department and procedures before City Halls and other state
agencies.
DESCRIPTION OF THE DIFFERENT HOUSING TYPOLOGIES
The cost of the square meter of housing during the period AUGUST 2018 - AUGUST 2019 has
been analyzed.
I ECONOMICAL DETACHED HOUSING
II GROUPED FIRST FLOOR HOUSING
III GROUPED DUPLEX HOUSING
IV HOUSING IN BLOCKS OF FOUR LEVELS (PB. AND 3 P.HIGH)
The dwelling unit considered for these four typologies is a two-bedroom dwelling with an area of
55 m2 with the respective common areas necessary for its operation in each typology.
The method used to obtain these values has been the study of representative prototypes of
each typology, followed by a detailed calculation using the values obtained from the WORK
COMPONENT COSTS.
DESCRIPTION OF THE INDUSTRIAL CONSTRUCTION TYPOLOGY.
For the calculation of this typology, we have chosen a building between party walls, with a 10-
meter wide lot. It is comprised of a large building with a large roof and an adjoining office unit
with a concrete and masonry structure.

USED HOME APPRAISAL VALUES


The following table is representative of the variation in the values of the square meter of used housing,
taking into account age, housing category and its state of preservation, based on the values of new
housing as of AUGUST 2019.

VERY GOOD: Housing built with noble materials and fine finishing.
Heating included.
COMFORTABLE: Well built house, with good materials and acceptable comfort.
GOOD: Normal construction, good materials, no comfort.
ECONOMIC: Well-built house, with economical materials. and regular termination.

* STATE OF PRESERVATION
OPTIMUM: The case where repairs are not necessary.
GOOD: When there is a need for minor repairs.
REGULAR: When it is necessary to make major repairs.
BAD: When repairs are already major.
The value of the construction, WITHOUT CONSIDERING THE VALUE OF THE LAND, is
obtained by multiplying the corresponding value of the table by the footage of the dwelling and
by the corresponding coefficient (Y), according to the table below.
