2 INTRODUCTION
This report has been prepared for the 108 Avenue- Surrey, BC project. It is based upon a continuing
integrated design process with the client and design team. The recommendations included in this report
represent the professional opinions at Alberto Bicol Consulting Inc. (AB Consulting) considering the terms
of reference, scope of work, and any limiting conditions noted herein. Any use that a third party makes of

As noted above, the proposed building must comply with the BC Step. This is summarized in the table
below. After January 2021 Step 3level is required but after the end of 2022 that may change and become STEP

3.2 Energy model performance. Virtual Environment is an internationally recognized Dynamic Thermal Modelling Software
and is also approved software by ASHRAE for energy modelling.
3.4.1 Construction
The table below shows the building fabric thermal performance characteristics modelled.

3.3 Software The table below shows assumed occupant numbers and occupant thermal loads based on Energy
modeling guidelines of Vancouver city and NECB 2011.
The method employed for the study is based on dynamic energy modelling with the use of IES Virtual
Environment Apache HVAC program. This is a fully validated and verified building simulation program Occupant Thermal Loads
supplied by Integrated Environmental Solutions Ltd (IES), Glasgow, Scotland, UK. The program allows Number of Sensible Latent Operating
