General Fit Out Guidelines


For the Unit Owner / Contractor / Consultant

1. The Unit owner / Tenant is responsible for any statutory approvals required for the new work in the premises.

2. Enchrochment to Common Area is not permissible.

3. The central shared circulation corridor is to be kept clear and unobstructed at all times to provide a safe means of escape for all
tenants within the floor. No storage is to be allowed at any times that may block this route or any other escape route.

4. Any raised floor within the premises should align with the corridor FFL. and Civil Defence requirements.

5. Any changes to the central corridor elevation of the unit: -new doors, signage, windows etc. to be approved by landlord before work
commences on site.

6. Any suspended ceiling within the unit will finish against the existing finished structural beam edge and is not permitted below it or past
it. This is in order to maintain a continuous external appearance for the office tower.

7. Kindly keep the WC location as shown in the As-Built drawing.

8. Any new modifications to existing shell and core – pantry, toilet design modification which are affecting the slab, builders work holes
for an internal staircase etc. need to be approved by landlord and landlord architect / engineer before work can commence on site.

9. Any manifestations on the glass – film / graphics / signage to be approved by landlord before application on site in order to maintain
a continuous external appearance for the office tower.

10. Any penetrations through external envelope curtain walling to be approved by landlord before work can commence on site in order to
maintain a continuous external appearance for the office tower.

11. Any new internal partitions to be centered on columns or mullions, if not, anything that affects the external appearance for the office
tower to be approved by landlord before work commences on site.

12. Any kitchen installation to be in accordance with Building Fire Strategy and Civil Defence requirements and to be approved by landlord
and landlords engineers before work commences on site.

13. Depending on the loop availability the client has to provide a panel and module to fulfill his additional requirements for the smoke
detectors. The cost pertaining to this will be completely borne by the client.

14. Only Raised Floor System is allowed and it has to be in line with the design loading details (Refer the attached Structural Load)

15. For Restaurants ecological unit (Air purifier) & Greece trap is a must.

16. The Client / Contractor to ensure a proper closing of drainage pipes provision by using proper endcap and not by cement or other
material which might cause a blockage.

17. The Client / Contractor to save any services related to other Unit like FCU condensation line.

18. The Client / Contractor to ensure a proper pipe cleaning incase he will modify the chilled water line before reconnecting to the existing
system, and any consequences will be at his own risk.

19. The Client / Contractor to ensure the proper interfacing with the addressable system (i.e FA, EM), in case of adding fixture and submit
As Built of the same to Deyaar.

20. The Client / Contractor to obtain all required authority approval and report us if any changes on existing fixture.

21. Copy of TECOM approved A1 size drawing has to be returned to Deyaar.

22. I / we confirm that upon receiving intimation “Letter of Claim” from Deyaar towards any damage(s) occurred to the
unit/property due to the ongoing Fit-out works of my unit, I/We will rectify the damage or make the required payment
immediately within 7 working days, in the event of non rectification or non payment Deyaar Development PJSC has the
right to deduct the claim amount from the Security deposit cheque issued.
