6. Key Responsibilities
# Assist Technical Managers in daily operations of repair and maintenance.
# Promptly handles all maintenance problems within the department areas of
responsibility.
# Ensure that premises and equipment are well maintained, clean and safe.
# Be available on call 24/7 to respond to emergency situations pertaining to the
physical plant, i.e., System failure, water leaks, etc.

# Plan, co-ordinate, and manage facilities resources and operations as required.
# Manage service maintenance agreements i.e., SLA with other Transnet
Operating Divisions, etc.
# Work with procurement to source best value and look for opportunities to
implement cost savings.
# Implement an effective planned preventive maintenance program and manage
it to ensure the equipment is maintained at an optimal operational level.
# Assist and monitor tenant installation projects.
# Manage and monitor all contracted services and suppliers, obtains quotations,
and prepare scope of works, requisitions, etc.
# Manage the expense portion of the annual budget/business plan.
# Manage and prepare back-up information for operational reports.
# Assist the property Managers as needed.
# To undertake any other duties as may be required by the level of the post, and
as required by the Technical Management and Senior Management.
# Ensure compliance with all health and safety requirements

# Support technical teams in project delivery including health and safety matters.
# Travel to different offices throughout the day and determine problems
# Maintenance and work order system
# Understand the different type of air distribution systems such as VAV, Double
duct, etc. Learn locations of all HVAC equipment and how they relate to each
building.
# Maintain and repair all HVAC equipment and components to manufactures
recommendation, i.e. valves, motors, belts, bearings, filters, and lubrication
etc.
# Repairs of HVAC & R Systems. - Including, chilled water systems, cooling
towers, pumps, split units, cold rooms, freezer rooms and VRF/VRV.
7. Risk Management and Compliance
# Ensuring compliance of all applicable legislation, Transnet policies and
procedures as well as corporate governance requirements.

Qualifications & Experience:

# A Minimum National Diploma in Mechanical or National Certificate N6
(Trade Tested)
# Grade 12 with a relevant technical qualification - electrical / mechanical
# At least 4 - 6 years technical (workshop and repairs) experience which
include repairs, assembly of equipment, quotations on parts, etc. ·

Repair, Testing and quoting on products received
# Product application knowledge of catering equipment an advantage
# Must have a minimum of 3-5 years of commercial HVAC experience
# Knowledge of the fundamental operational functionality of residential
heating, air conditioning, and ventilation equipment
# Knowledge of the layout and installation requirements of residential duct
work and fittings
# Skilled in reading wiring diagrams and troubleshooting problems with
electrical, refrigerant, and duct systems on residential HVAC equipment
# Strong communication and customer service skills, including verbal,
writing, and interpersonal skills
# Must have appropriate trade tools
# Refrigeration qualification
# Valid Driver’s licence.
# Trade Test – added advantageous
# Must have experience in computer / server room cooling, packaged
units, air handling units multistage evaporative cooling, and ventilation
systems.
