SPECIFICATIONS

PROJECT TITLE & LOCATION:

PROPOSED 2 STOREY RESIDENCE WITH BASEMENT


LOT 2 BLOCK 13, BUENAVENTURA ST., BF RESORT VILLAGE, TALON DOS,
LAS PIÑAS CITY

DIVISION 1 – GENERAL REQUIREMENTS:
All materials and specifications shall be in accordance with the following building codes

1. National structural code


2. American Concrete Institute AC1318M – 95
3. National Building Code of the Philippines

DIVISION 2 - SITE WORKS:


1. Site Clearing

The building site shall be cleared of any existing elements that will obstruct construction works.

The setback of the building shall be first verified from the plan shall be marked as the reference line from which
to start all measurements.

2. Building Outline

Stake out accurately the line of the buildings and the other structures included in the contract and established
grades therefore, after which secure approval by the architect before any excavation work is commenced.

3. Excavation

Excavation shall be to the depths indicated bearing values.

All excavations shall be inspected and approved before pouring of any concrete, laying of underground services
of placing of fill materials.

4. Filling And Backfilling

When concrete work is hard enough to resist pressure resulting from fill, backfilling may then be done.

Materials excavated may be used for backfilling.

All filling materials shall be placed in layers, each layer being thoroughly compacted and rammed by wetting, or
rolling. All filling materials shall be free from roots, stumps, and other perishable or objectionable matter.

5. Gravel Bedding

Gravel bed materials shall be G-1 placed at 75mm thick and shall be thoroughly compacted from perishable
materials.

6. Soil Treatment

The contractor shall provide soil treatment which shall be directly poured within the area to be covered by work.

Use Chlordane 1% concentrate or approved equivalent diluted with water 1 part concentrate: 36 arts water.

DIVISION 3 - CONCRETE:
1. General Condition.

All concrete works shall conform to standard specifications of the Philippine National Standard for Construction
materials.

Full cooperation shall be given to other trades to install embedded items or rough-ins.

2. Materials.

Cement – Portland cement, conform to PNS – 7 : 1992

Sand – Natural sand particles, washed, free from injurious materials such as slit, loam, clay, salts, and organic
materials; shall be conform to PNS – 18 : 1984

Gravel – ¾ crushed gravel, shall easily fit into form and in between reinforcing bars; shall be conform to PNS –
18 : 1984.
Water – Clean, fresh, free from salt, alkali, oil and organic materials that may be deleterious to concrete or steel.

3. Proportion and Mixing of Concrete.

Only class A concrete mixtures shall be used in all concrete works.

Concrete shall have a 28 day cylinder strength of 3000 psi for footing and slab on fill and 4000 psi for column,
beams, slab, canopy, and gutter.

Concrete shall be machine mixed.

4. Placing of Concrete.

Concrete shall be conveyed from mixer to forms as rapidly as practicable by methods that will prevent
segregation or loss of ingredients. There shall be no vertical drop greater than 1.5m. except where suitable
equipment is provide to prevent segregation and where especially authorized.

Concrete shall be consolidated with the aid of mechanical vibrating equipment and supplemented by hand
spading and tamping. Vibrator shall not be inserted into lower course that have commence initial set;
Reinforcement already in set should not be disturbed by vibrators.

5. All concrete shall be moist cured for a period of not less than seven (7) consecutive days by covering with
burlap or other materials saturated with water and keeping the covering wet by spraying or intermittent
hosing.

DIVISION 4 - MASONRY:
1. General Conditions

All concrete hollow blocks shall conform to PNS – 16 : 1984 type 1.

All concrete hollow blocks shall be a minimum face shell of 1’’ thick minimum compressive. Strength shall be 900
psi for class A 750 psi for Class B.

All units shall be stored for a period of not less than 28 days (including curing period) and shall not be delivered
to site prior to that time unless the strength equal or exceed those mentioned in these specifications.

2. Materials.

6’’ thick concrete hollow blocks – CHB shall be 150mm for all exterior walls, and where pipes be rough in, walls
and catch basin and septic tank.

4’’ thick concrete hollow blocks – CHB shall be 100mm thick for all interior walls.

Mortar – Shall be Class B mortar mixtures (1:2)

3. Placing of Masonry Units.

All masonry shall be laid plumb, true to line, level and accurately spaced to coarse and each coarse breaking
joint with the source below.

Bond shall be kept plumb throughout, and shall be solidly bedded in mortar.

4. Mortar Mixtures for block Laying and Plastering.

Mortar shall be class A, mortar mixed (1:2) consisting of one bag cement, 2 part sand and a suitable amount of
water to obtained pliable paste.

5. Workmanship.

Masonry work shall be done only by skilled work man in the most acceptable standards of the trades.

DIVISION 5 - STRUCTURAL STEEL


1. General Condition.

All structural designs and specifications shall be in accordance with the following codes
National Structural Code of the Philippines – NSCP 2013

American Concrete Institute – ACI – 318M – 95

All reinforcing steel bars shall conform to PNS 49:1993 Guidelines

Steel reinforcement shall be provided as indicated, together with all necessary tie wires spacers,

Support and other devices necessary to install and secure the reinforcement properly.

Reinforcement shall be placed accurately and securely in placed by used of metal or concrete

Supports, spacers and ties. Support shall have sufficient strength to maintained operations.

All supports shall be used in such a manner that they will not be exposed or contribute in any

Way discoloration or deterioration of concrete

2. Materials.

Steel bars – Reinforcing steel bars shall be round deformed structural grade.

Tie wire – Reinforcing steel bars shall be tied by G.A. 16 galvanized wire.

Angle bar – Shall be mild steel 36,000 psi.

I – Beams – Shall be in proper fabrication in accordance with the specification of structural engineer.

3. Installation.

Full weld and proper anchor bolt and machine bolts and nuts connection at trusses neatly and properly.

Fastening reinforcing steel bars securely with G.A. 16 tie wires.

Verify concrete cover of each element before placing reinforcement

DIVISION 6 - TINSMITHRY AND THERMAL PROTECTION:


1. General Condition.

Verify color of roof materials with architect prior to procurements.

Coordinate works with installation of facia, gutter, and down spout

Apply water proofing coats according to manufactures instructions only.

Submit manufacturers warranties properly filled up in owners name and registered with the manufacturers as
project closed out.

2. Materials.

Roof – Long span pre painted roofing.

Ridge Roll and Flashing – shall be galvanized steel G.A. 24 pre painted.

Roof Insulation – shall be 15mm thick. Foam with one side aluminum foil, sealed with pressure sensitive
adhesive paints.

Water Proofing Materials – membrane cold applied with sufficient coating for gutter, plant box and toilets.

3. Applications.

Surface shall be free from any oil, grease, dirt, laitance and other loose materials, free from any void, cracks and
irregularities.
Waterproofing membrane shall be evenly applied by brush and allowed to cure at least one day prior to
succeeding coat.

Insulation should be placed in between roof and purlins.

Roof shall be fasten tightly to purlins by teck screw. Rivets and should be sealed by sealant

DIVISION 7 – CARPENTRY WORKS


1. General Condition.

Lumber shall be approved quality of the respective kind required for the various parts of the works, weel
seasoned, free from loose knots, saps, or other imperfections impairing its strength durability or appearance. All
exposed wood works shall be smoothly dressed and sand paper.

2. Materials.

¾ thick plywood for all lavatory counter cabinets with ½ thick wood edging door.

2x2 ceiling joist with strip spaced at 16’’ and 24’’ respectively for all exterior ceiling.

Gypsum board on metal furring on all interior ceiling except for those areas with exposed under slab ceiling.

Kilned dry Tanguile base board cornice.

PVC spandrel ceiling for all eaves ceiling.

Gypsum board on 2x3 studs on all interior partitions.

¼ thick plywood on tanguile door frame.

KD Tanguile door jamb.

3. Installation.

All ceiling frame shall be tie properly with metal hanger to prevent from sagging.

All board shall be on screwed properly.

All carpentry works shall be done only by skilled work man in the most acceptable standards of trade.

DIVISION 8 – PLUMBING:
1. General Conditions

Plumbing works shall conform to the restriction of the code of sanitation of the Philippines, and the National
Plumbing Codes of the Philippines.

Conduct test for leakage: include pressure testing and disinfection of water supply if necessary.

2. Materials.

Water supply pipes – cold and hot water line shall be Moldex PPR pipes or approved equivalent

Down spout, drainage pipe shall be scheduled polyvinyl chloride by Moldex or approved equivalent.

Sanitary pipes – shall be schedule 40 PVC pipes by Moldex or approved equivalent.

Caulk – Epoxy mix A and B.

3. Installation.

All plumbing works shall be done under the direct supervision of a licensed sanitary engineer or master plumber.

Provide correctly located opening of proper sizes required in wall and floor for passage of pipe.

All things to be rough – shall be thoroughly clean and free from all rust, scale, and paint.

All changes in pipe size on soil, wash and drain lines shall be provided with reducing flitting.
All pipes shall be cut accurately to measurements and worked into place without springing or forcing.

Care must be taken as not to weaken the structural portion of the building.

DIVISION 10 – ELECTRICAL
1. General Condition.

All installation shall be done in a workman like manner and shall include all necessary works that may not be
clearly indicated in the plans but necessary to attain the purposed or intent of the contract.

The plans indicate the general layout of the system and the location of outlets are diagrammatic, and may be
adjusted as required by the architect before installation.

Electrical works shall be done in accordance with the approved plans and loads and shall conform pertinent
provision of the Philippine Electrical Code.

Electrical works shall be done only under the supervision of a qualified professionals.

All materials to be supplied shall be new and of high quality suitable for the location and purposed. Materials
shall be standard products of reputable manufacturers.

2. Materials.

Conduit – shall have insulation resistance and electric strength, shall be none flammable, conforming to PNS 14:
1987 of uPVC Electrical Conduits, Flexible Conduit type.

Wires – shall meet PNS 662: 1992 and PNS 1086 : 1992 on electric wires and cables and PNS 35 : 1990 on
thermo plastic insulated wire and cables by Phelps dodge or approve equivalent.

Switches – shall conform to PNS 57 : 1988 on snap switches and PNS 117 : 1988 on manually – operated
switches shall be flush type mounted 1.37m from finished floor to center of device. National brand.

Convenience outlet – shall be flush type national brand, mounted on 0.30m from finished floor for general outlet,
0.50m above working counter to center of device.

Circuit breaker and panel board – shall conform to PNS 519 : 1991 on circuit breaker, shall be recessed
mounted 1.82m above finished floor to top of the panel, national or Westinghouse, bolt in type.

3. Installation.

Conductors and conduits system shall be provided as shown in drawings, and no change in sizes shall be made
without approval by the architect or his representative.

Embed electrical wires and conduits on concrete surface in a neat manner.

All connections and splices shall be properly seals with approve electric tape.

Provide, as indicated, switches and receptacle with the proper cover plates.

Lighting outlet at ceiling shall be provided with 4’’ Ga. 18 flexible conduits.

Connections from fixtures to boxes shall be made by using PW wire and flexible conduits.

No wire shall be drawn into raceway until it is complete with all necessary flitting’s, boxes or supports.

Connections shall be securely fasten such as not to loosen under vibration and normal strain.

Provide grounding connections to a grounded cold center pipe.
