Article: 3 Renewal
This contract may not be renewed without the

‫‪The Second Party shall be liable to pay all utility‬‬

‫‪Telephone, Internet, etc in relation to the leased‬‬
‫‪premises throughout the lease period.‬‬

 Article: 8 Subleasing
The Second Party shall refrain from sub-letting
the office or any part thereof to any Third Party,
otherwise this contract shall be deemed
automatically cancelled and the Second Party
(Lessee) shall be obliged to pay the full value of
the lease, and evacuate the leased premise
immediately without any right to claim the value
of the rent paid.
Article: 9 Investigating the Property
The Second Party (Lessee) hereby acknowledges
that he received the leased premise and its
annexes following the thorough inspection in
good condition and that it meets with all the
requirements of fittings including doors,
windows, glass, sanitary ware, electrical
appliances etc.
The Second Party hereby acknowledges that he
received the following appliances in the leased
premise. All the appliances and other fitting are
all in good working condition (subject to
occupation). In the event of loss or damage, the
Second Party shall be solely and fully responsible
for the First Party. The value of losses and
damages shall be deducted from the guarantee
deposit and if this amount is not enough to cover
the charges the Second Party shall be obliged to
pay the difference, & the Second Party has to sign
on a move-in list of the existing furniture &
fixture.
Article: 10 Property Maintenance:
The First Party shall be responsible for major
maintenance problems only for the office such as
roof leakage, structural cracks etc. The Second
Party is not permitted to introduce any major
change in the leased premise whether by
demolition, removal of barriers, construction or
additional buildings without prior written
permission from the First Party, otherwise this
contract shall be deemed automatically canceled
in addition to obliging the Second Party to pay
the full rent for the remaining period of the
contract
and restoration of the leased premise to its
previous condition at his own expense.

Article: 14 Commitment to the Duration of the
Agreement
In case the Second Party desires to prematurely
terminate the contract and intends to evacuate the
leased premises. Second Party must serve one (1)
month notice period. The First Party shall upon
evacuation not refund security deposit amount as
a compensation for the remaining period of the
contract. Second Party shall also submit a
Clearance Certificate from Qatar Electricity and
Water Co. (KAHRAMAA).

 Article: 15 Terms and causes for Termination
This Agreement shall be Automatically
terminated, with no need for notice, justifications,
or issuing a decision from the Leasing Dispute
Settlement Committee, with the lessor’s right to
keep the rent dues for the remaining lease period
in case of the following:
1- The Second Party does not adhere to pay the
due rents in fourteen (14) day.
2- The Second Party Leases the subject lease
property to a third party.
3- The Second Party uses the subject lease
property in a disturbing, disordered, or abusive
manner against public morals. In this case, the
Second Party shall be solely responsible for any
resulting civil and criminal penalties resulting
from this act with no responsibility whatsoever
from the First Party’s side.
4- The Second Party perform structural and
oblique changes in the subject lease property
without prior consent from the First Party causing
damage to the leased property.
