SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, FIDEL G. PADRE, of legal age, Filipino and presently residing at #395

Golea Street, Barangay Poblacion, Mangaldan 2432, Pangasinan have named,
appointed and constituted and by these presents hereby name, appoint and
constitute BICUGO A. LOPEZ, Filipino, of legal age, with address and postal
address at 370 Golea Street, Barangay Poblacion, Mangaldan 2432, Pangasinan, to
be our true and lawful Attorney-in-Fact, for me and in my name, places and steads,
to do and perform the following acts and deeds:

1. Transfer Certificate of Title No. 026-2022011287

a. To oversee/supervise maintenance of newly constructed building located

at Rizal Ave., Barangay Poblacion, Mangaldan, Pangasinan covered by
containing an area of 81.25 square meters;

b. To pay, discharge, and settle any and all debts, obligations, taxes or
other liabilities may hereafter owe to or incur in favor of any person,
corporation, partnership, or any other entity or in favor of its agencies or
instrumentalities;

c. To execute, sign, enter into, and deliver any and all contracts,
agreements and all other instruments and writings of whatever kind and
nature concerning any and all of my rights and shares over the real and
personal properties and business interests;

2. To process the transfer of a portion of Lot under TCT No. 026-2011001705

containing a total area of 8.65 square meters in the Office of Registry of
Deeds Lingayen, Pangasinan;

a. To receive any payment, either in cash or in check and to pay expenses

for capital gains, real property tax and any and all such expenses that
may be agreed upon between the affiant;

b. To execute, sign and deliver the documents of any nature to any

juridical entity and/or government agency which my Attorney-in-Fact
may consider necessary or desirable in connection with the exercise of
powers confirmed hereby, under such terms and conditions as said
Attorney-in-Fact may deem fit and proper;

3. To do all other acts and things as may be deemed necessary to the affiant.

HEREBY GIVING AND GRANTING unto our said Attorney-in-Fact full

power and authority requisite, necessary or proper to be done in and about the
premises as fully to all intents and purposes as WE might or could lawfully do if
personally present and hereby ratifying and confirming all that our said Attorney-
in- Fact shall lawfully do or cause to be done under and by virtue of these
presents.
