The B2 ground floor lobby walls and parts of the ceiling are again getting damp although it did not rain much in
the last couple of months. Is there an issue getting this fixed permanently?

Also, till now (after more than a year), there is no major work done to get the boundary walls fully repaired. Was
your construction team able to suggest anything till now or the research and development is still going on?
Refer point number 5 in the trail email.

Further, I am seeing a wooden rack and other stuffs being kept near the sitting area of the lobby boys. Could
you please work to have these things placed properly so that it looks good because currently the look and feel
is very odd and many visitors have pointed it out. I leave this to suggestions and feedback from other residents.
May be you can get closed cupboards (with doors) which would look neat and clean.

Following up again on point number 5 as per the trail email. Though the patch in B2 lobby was fixed, again a new crack
got developed above the ground floor staircase.

Also, it's close to a year now. Any plans to repair the boundary wall? If yes, provide a definite timeline within which it
will be done, get it repaired and confirm.

Ideally, these things should be automatically taken care by your team present here. Not sure what is the reason for them
being reactive wherein they should be proactively identifying issues (if any), keep asking for regular feedbacks from
residents and provide resolution on a fasttrack basis.

1. Rude behaviour of the security guards towards the vendors.

As this is the first instance that we have heard of guard misbehaving. However your point has been taken and
security supervisor instructed to provide behaviour training wherever necessary.

2. Swimming Pool under maintenance

Every week on Monday there is scheduled maintenance for swimming pool. In case of sudden storm or rains if
required maintenance is also done in between so that its usage doesn't get hampered.

3. Inspection report on electrical equipment

We request you to approach the Haryana Vidyut electricity board and they can check the meter on consumption.

4. HT Line becoming non-functional on regular basis

All electricity board installation has been carried out under the supervision of the Haryana Govt as per their
standard specifications.
Fluctuation is happening from outside and we don't have control over it.

5. Repair of B2 lobby and Anmol boundary wall.

Cracks work have been repaired and final finishing is pending. Due to non-availability of painter same shall also
be done.
On boundary wall we have requested our construction to look at what best can be done.

6. Delay in updating Xenius app.

The App seems is functioning fine. For any specific issues we have informed the representative of App to visit
and resolve the issue. Please let us know your convenient day so that they can be informed.
7. Water supply with leaked tankers.
We agree that tanker should not be leaked. Action already taken and in now supply tankers have non-leaking
storage container.
There a Proper metering system on actual water received and payment is released based on actuals only.
8. Small kids not being allowed to play.
Kids do play in the park. As the project doesn't have any dedicated play field for football, allowing so can cause
harm to the green area & plants.
Similarly if adult starts playing football, it can cause injury to the kids / people moving around in the park.

9. emails getting bounced back.

We have checked with our IT dept, emails sometimes bounce back due to security reasons when sent to a corp-id,
gmail in general works fine.

Since yesterday Ashiana security guard is stopping small kids to play in the park area with their balls.

This unwanted behavior should stop with immediate effect and without any negotiation.
 The argument which they are giving is that people are getting hurt while kids are playing with their balls. This is
totally unacceptable. How can small kids hurt others or elders?

Example - So many accidents happens on the road on daily basis. So, the government should stop allowing people
to ride their vehicles for prevention of accidents as a permanent solution.

Please look into this and request you to strongly advise the maintenance team not to force their random self-
crafted rules on residents, especially kids.

Suresh - Humble request: As a maintenance manager, you should concentrate in maintaining the society and not
making rules for the residents here. There are many areas where you and your team is lacking to maintain the
society proactively. It would be great if you can focus on that.

Greetings from Ashiana.

There was a seepage in Tower-2 lobby area during the rain. We have rectified the root cause of the seepage and were
waiting till walls get dry. painting wark took place in next 2-3 days.

Boundary wall repair and painting work will take place next month.

We placed the wooden rack near the sitting area of the lobby boy as CCTV is covering this location. Some residents were
keeping their couriers and other stuff here.

follow processes.

It would be great if you can deep dive into the long pending issues and resolve them at the earliest without fail.

See below an example of some great accomplishment of.your on-ground team - The boundary wall repair is still
pending. This request is about two years old and it was agreed to complete this by Sept. 2023.

Not sure if it's true however, it has been brought to my notice that some of the maintenance work remains
pending for long due to slow approval process of senior management. Something to introspect and to be
discussed with your peers internally.
