SCOPE OF THE WORK
Apart from Scope of Work mentioned in NBCC GCC and NIT, Scope of work for this
Project will also include the following:
1. Introduction
1.1. The present Andrews Ganj is spread over the total land area of 66 Acres out of
which 31 Acres has been considered in the present scope of work of
Redevelopment. There are presently 1232 existing Type I, III and V GPRA units
which are to be demolished and 1079 Type V GPRA are to be constructed. Further
it is prosed to constructed additional 156 residential (4BHK) units along with
commercial Space to generate fund for redevelopment.
2.2 The consultant has to prepare and submit operation and comprehensive
maintenance manual for such a type of Multi-storied Residential/ commercial
complexconsisting scope of O&M work, manpower required for different categories
of services, inspection schedule etc. by considering day to day maintenance, annual
repair, special repair works, and preventive maintenance. The O&M manual shall
cover (but not limited to) following major components as mentioned below:
1. STP
2. Fire Fighting System
3. Housekeeping
4. Operation of Lifts
5. Pump House
6. DG Set
7. Water Heating System & Solar Lights
8. Security Services

2.3 Consultant shall also arrange the Topographic Survey Drawings & Soil Investigation
Report at his own cost. Further, consultant is not absolved of his responsibility of
accuracy of his design on account of topographic survey/soil investigation. The
Consultant is also responsible for collection of any data/information which he may
need for his design from any relevant source including (but not limited to) statutory
bodies, Power Distribution companies etc.
