Repair and Reworks

Repair and Reworks in projects can be controlled by effectively


monitoring the prevailing quality control system with couple of
additional control measures such as Toolbox talks, training and
implementation of control checks. The basic control points are:

1. Pre-pour checks

2. Checks during pour

3. Post pour checks

4. Toolbox talks & trainings

1. Pre-pour checks:

a) Follow the pre-pour check list


b) Conduct and verify every stage of works inspection
c) Check the shuttering and formwork quality
d) Application of shuttering oil (form release agent)
e) Check the supports and joints for formwork
f) Check the rebar installation and space sufficiency for poker needle during compaction.
g) Any advancement required, discuss with structural engineer/client for acceptance to
adjust the rebar arrangements.
h) Check the availability and working condition of vibrator and needle.
i) Check the availability of spare equipment’s.

2. Checks during pour:

a) Conduct Toolbox talk with the entire concreting crew.


b) Check each truck for slump and temperature
c) Monitor the concrete supply and continuity
d) Tapping the shutters to ensure proper filling
e) Monitor the concreting activity for layers and compaction
f) Ensure no water added at site
g) Ensure concrete finished within allowable time
h) Check the supports of formwork during concreting
i) Check the verticality/alignment during the concreting
j) Check the desired surface finishing attained

3. Post pour checks:

a) Check proper curing arrangements


b) Check verticality/alignment, coordinates of corewall/columns
c) Check no early loading on the concreted elements
d) Check no early form support removal
e) Check back-propping or additional propping maintained as advised
f) Check the surface finishes immediate after removing of formwork to verify the quality
of surface
g) Ensure the application of curing compound as per the recommendation
h) Maintain the curing tag to monitor the curing activity.

4. Toolbox talks & trainings:

Toolbox talks should be conducted on regular basis for proper concreting procedure and
repairing procedures. During the toolbox talks, all the problems which is encountered
during the phase of project to be discussed. Also the checklist to be updated and
maintained during inspections. The checklist with do and don’ts shall be displayed at site
to keep the construction team updated.

Maintain the record of training with necessary photographs and attendance to monitor
the effectiveness.

Repair & Rework control measures in the SJMB Project:

a) As much as 224 TBT training conducted out of which 41 training conducted


exclusively for concrete pouring and repairing related activities.
b) Severely monitoring concreting activity to ensure tapping the surface and
compaction
c) Display the ‘control check points’ around the site
d) Conduct post concrete inspection and record any deficiency in the ‘repair
register’.
e) Update the construction team for every observation come across during the
phase of work.
f) High slump concrete approved for high rise elements and rebar congested
locations.
g) Severely monitoring the concrete curing arrangements and avoiding early
loading and form support removals.

Challenges in the SJMB Project:

As of now there is no major repairing reported. The core wall verticality has been verified by
the ‘KONE’ elevator representative and found within acceptable limit. The major area of
concern is as described below:

Paint finish surfaces:


Since most of the surfaces area finished with dust binder which is clear glossy colour, the
concrete surface need smooth finish by filling the blow holes. Hence the material such as
‘Renderoc FC normally used to maintain the surface finish.

Wall cladding surfaces:


The surfaces where the wall will be covered with cladding and drywall/stud wall, the
concrete form joint and tie rode holes only repaired as per the approved method statement.
