This thesis examines the study of an urban geography topics, entitled on Settlement change
in Emirate of Dubai. Apart from being a city, Emirate of Dubai also forms one of the seven
emirates of the United Arab Emirates and the economic capital of the country as well due to
its geographical position, bloomed urban construction and the economic transformations that
occurred in the end of the 20th century and early 21th century, which made the city a popular
destination and the focus of attention of many investors around the world. The emirate of
Dubai shares borders with Abu Dhabi in the south, Sharjah in the northeast, and the Sultanate
of Oman in the southeast. Hatta, a minor exclave of the emirate, is surrounded on three sides
by Oman and by the emirates of Ajman (in the west) and Ras Al Khaimah (in the north). The
Persian Gulf borders the western coast of the emirate. Dubai is positioned at the latitudes of
24 23 and 25 28 , and longitudes of 55 02 and 55 40 .
Emirate of Dubai consists of nine administrative sectors, six sectors present more urban
character in the North West of the emirate, while 3 sectors are presenting desert character
located southwest of the Emirate, and those sectors divided into 222 planning areas .
The aim of the thesis is to analyse geographical urban change of Emirate of Dubai, by means
of the analyses economic, population and land use development in the Emirate in last
decades. The research is based on the scientific approach in order to achieve the objectives of
the study. Scientific methods is set on analysing the data, which are collected from several
scientific sources and site surveys. Quantitative method is applied by using computer based
tools such as Office Programs (Excel), Cartography (Map) method to gain outputs such as
maps and charts, through the Arc GIS10 software, Auto CAD 2015. Furthermore site survey
output such as photos, images, maps are prepared and adapted to the thesis by using Photo
Shop CS6 for presentation.
The thesis is presented in the following manner: Chapter one to Chapter five provides
background information about Emirate of Dubai in terms of cultural and natural
characteristic, the role of the urban characteristics, demographic changes, urban growth and
the effect on the urban change by analysing past and current situation of the Emirate of
Dubai. As conclusion, recommendations and suggestions are presented for the Urban Change
of Emirate of Dubai. The thesis supported by the list of Arabic and English scientific sources,
and includes complementary documents such as (61) tables, (106) figures, (26) photographs,
(10) appendix.
In this section, a short description of the content of the thesis is provided
Chapter 1:
This chapter mainly is compiled to present the general information regarding the location and
spatial interactions of the Emirate of Dubai. The role of the geological characteristics and
terrain is identified to point out the urban growth and focused on the relationship of the
natural components of the Emirate and their impact on the urban structure such as the
building development, open spaces, climate etc. considering the past and the present. The
other components of the urban features of the Dubai is studied as well, per example soil, and
the sources of conventional and non-conventional water etc.
Chapter 2:
In this chapter, the demographic changes and their correlation with urban changes are
evaluated by investigating the demographic characteristic of the city in line with the rates of
urban growth of the Emirate of Dubai compared to the UAE in the period in between 1904-
2014. According to the demographical data, the affiliation between the changes of population
and urban growth are pointed in terms of the morphological and functional spaces during the
period in between 1900 -2015. The distribution of the population and general density of the
emirate of Dubai is also evaluated. The study indicates the evolution of the urban growth and
population using some of the important indicators such as: Concentration ratio, Lorenz curve
and the overcrowding rate, at that juncture it is highlighted the changes of Population (Age
and Sex), in terms of economical, educational, structural in order to determine the correlation
between the urban change and population characteristics.
Chapter 3:
This chapter is focused on the stages of the urban growth, which is considered into two main
periods, before and after 20th century, and the growing factors are evaluated which effect the
urban expansion, and the change on the urban morphological features.
Considering urban growth and population rates in the period in between 1900-2015, it is
explained the reasons of the variation between those rates at each periods. Analysing the
Urban Plans which was done for Emirate of Dubai in between 1959-2015, and the impact of
each urban growth directions and changing, it is noted the administrative boundaries in the
emirate has been altered.
Chapter 4:
This chapter initially analyse the land use changes which have been affected by several
factors during the period in between 1985-2015. The role of the natural, economic,
demographic and social factors are clarified and the increment of the size and changes of
these land uses are evaluated. Secondly, comparing the land uses (residential, commercial,
industrial, touristic, recreational, facilities, agricultural and etc.) during the years of 1985,
2000, 2015, to calculate the rates of the change in that period. According to the above
comparison the impact on the doubling of the number of residential (buildings), commercials
(markets and malls), industrial (zones/factories/workshops), recreational and tourist facilities
(hotels, beach facilities) are presented.
Chapter 5:
This chapter focus on the positive and negative effects of urban change in the Emirate of
Dubai. Initially urban effects is reviewed and emphasised on the improvement of
infrastructural and morphological changes and the problems of housing and squatters areas
are defined. Subsequently population effects, the imbalance of population structure and
economic impacts are analysed in order to point out the social effects of urban change in the
Emirate society.
Conclusion:
As conclusion the most significant findings of the study is social and geographical effect of
the urban change by evaluating natural and cultural characteristic of emirate of Dubai. The
thesis is also propose some recommendations and suggestions that might contribute the
decisions for the authorized decision makers in order to solve the problems caused by urban
change in the Emirate of Dubai.

means of the analyses economic, population and land use development in the Emirate in
last decades. The research is based on the scientific approach in order to achieve the
objectives of the study. Scientific methods is set on analysing the data, which are collected
from several scientific sources and site surveys. Quantitative method is applied by using
computer based tools such as Office Programs (Excel), Cartography (Map) method to gain
outputs such as maps and charts, through the Arc GIS10 software, Auto CAD 2015.
Furthermore site survey output such as photos, images, maps are prepared and adapted to
the thesis by using Photo Shop CS6 for presentation.
The thesis is presented in the following manner: Chapter one to Chapter five provides
background information about Emirate of Dubai in terms of cultural and natural
characteristic, the role of the urban characteristics, demographic changes, urban growth
and the effect on the urban change by analysing past and current situation of the Emirate
of Dubai. As conclusion, recommendations and suggestions are presented for the Urban
Change of Emirate of Dubai. The thesis supported by the list of Arabic and English
scientific sources, and includes complementary documents such as (60) tables, (106)
figures, (26) photographs, (10) appendix.
