OFFICIAL RENTAL AGREEMENT


THIS DEED OF RENTAL AGREEMENT entered at Chennai on
this 15th day of July 2019 between Mr. Ramjkjlachnadran,
aged about 40 years, residing at No.85, Balaji Nagar Main Road Extension,
Adambakkam, Chennai – 600 088. hereinafter called “OWNER”.
AND
Mr. V Venkatbhuvaneswaran S/o. Venkatesan, (Proprietor of VENKAT
EXPORTS) Residing at No.84, Joseph Colony, 61st Street, Adambakkam, Chennai
600678. hereafter called the “TENANT”.

The terms “OWNER” and “TENANT” shall mean and include their
respective legal heirs, legal representatives, executors, administrators and
assigns.
Whereas the OWNER is the absolute owner of the Property bearing
No.5, Balaji Nagar Main Road Extension, Adambakkam, Chennai – 600 088.
described more particularly in the schedule hereunder and hereinafter called the
“OFFICE”.
Whereas the TENANT approached the OWNER to let out the
“OFFICE” for his residential purposes and the OWNER agreed to the same
and both the parties have reduced into writing the terms and conditions for
the tenancy.

NOW THIS DEED OF RENTAL AGREEMENT WITNESSETH AS


FOLLOWS:
1. The TENANT hereby agrees to pay a monthly rent of Rs.9,000/-
(Rupees Nine Thousand only) for the “OFFICE” for his Commercial
purpose and the tenancy is computed from First to last of every English
Calendar month.
2. The TENANT hereby agrees to pay a monthly maintenance charge as
decided by the commercial, for the common facilities of the “OFFICE”.
3. The TENANT hereby agrees to bear and remit the Electricity Charges
payable as charged by the TNEB and water charges for the
consumption during his/her tenancy and occupation of the “OFFICE”.
4. The TENANT has this day paid a sum of Rs.27,000/- (Rupees twenty
Seven thousand only) as Security Deposit to the Owner by way of cash,
and the OWNER hereby acknowledges the receipt of the same and
agrees to return back the same without any interest to the TENANT as
and when he deliver vacant possession of the “OFFICE”.
5. The tenancy commences with effect from 01 st August 2018 for a period of
11months (ELEVEN MONTHS) only.
6. The TENANT shall pay rent on or before the 9th of every succeeding
English Calendar month and if the TENANT fails to pay the rent for
the consecutive periods of 2 (two) months, he is liable to be evicted
without any notice.
7. The TENANT shall maintain the “OFFICE” in a tenantable condition
without causing any damages to the superstructure and the TENANT
i8s not entitled to put up any additional construction or modify the
existing construction.
8. The TENANT shall occupy and use the “OFFICE” for his Commercial
purposed only and shall not let out the “OFFICE” to any third party/s.
9. The TENANT shall not indulge in any unlawful activities and shall not
store any harmful; articles in the “OFFICE” and shall not cause any
inconvenience or cause any nuisance to the other occupiers of the
Building.
10.The TENANT shall permit the OWNER or his authorized agent to
inspect the “OFFICE” at all reasonable times for carrying out any repair
jobs.
11.This tenancy agreement expires on 30.06.2018 and can be renewed by
mutual consent of both the TENANT and OWNER shall have the right
to terminate this agreement by giving 2 months notice to the other side
is writing.
12.The tenant shall quietly and peacefully deliver vacant possession of the
“OFFICE” to the Owner on expiry or sooner determination thereof in
the same condition as on date of this agreement.
13.The Tenant shall not display and sign board / advertisement or designs
without the prior approval of the owner and in places not sanctioned by
the Owner.
14.The owner shall pay and bear all the existing and future taxes
applicable on the property.
15.The tenant is entitled to apply for a telephone connection in the
apartment rented out.
16.The owner has installed the following fittings / fixtures in the
“OFFICE” namely
a. Ceiling Fan – 3 Nos.
b. Wall Tube Light With Patty – 5 Nos.
c. Calling Bell – 1 Nos.
The tenant is permitted to use them and shall handover them in good
working condition at the time of handing over of possession of the
building to the Owner.
SCHEDULE

A Residential Apartment Building has been permitted for official


building in the office at No.5, Balaji Nagar Main Road Extension,
Adambakkam, Chennai – 600 088.

In Witness whereof the OWNER and the TENANT have placed their
respective hands and signed these presents on the day, month and year
first above written.
