Works under progress or pending

The project developer is requesting to take initial handover with noted comments of
ongoing/ pending works before starting the furniture works for Tower C. All the
major activities except Testing & Commissioning are completed, which will be done
after the permanent power is available. Some minor activities or rectification are still
in progress or pending. Following list we have noted all the Ongoing/pending works.

1. Roof pipe insulation is in progress for Tower C, Tower A&B is completed. It will take
around 2 weeks to complete.
2. All the lobby floors final marble polishing & cleaning will be done after finishing of major
furniture works.
3. The final polishing of Elevator Lobby floor marble is to be done with cleaning of the wall
marble in all the floors. The polishing for floor marble in Tower A will start now.
4. The rooms which are under use for offices shall be repaired and repainted after shifting
of offices.
5. All the control rooms (CCTV & Panel rooms) shall get final finishing after completion of
all the installations. Floor openings shall be closed, floor need cleaning and also ceiling
repairs must be done.
6. Tower C parking entrance has obstructions a street Light pole & a Fire hydrant. The
developer shall coordinate with Municipality & Civil Defense to shift these and clear the
way for parking entrance. Also Tower A parking has an obstruction for temporary power
connection which shall be removed after permanent power.
7. Sliding Windows stopper lock has to be installed for the windows to limit the maximum
allowable opening, also the window subcontractor shall close all the gaps for window
frame and perform water leakage test.
8. External granite cleaning is in progress, the developer shall remove all the glue or any
other material stuck on the granite. All the damaged granite shall be removed. Also the
granite edges which are not aligned or irregular shall be rectified with filler material of
same color.
9. External Expansion joint steel strip for the Typical Floors is in progress.
10. All the entrance curtain walls shall be properly cleaned, need to remove sticker from
stainless steel and clean the glass. Also need to make a water test to ensure tehre is no
leakage.
11. Rain drain effecting the building walls shall have arrangement to take water away from
wall/building. Any area rain water is accumulating shall be rectified by providing a rain
drain or by changing the slope.
12. All the external areas shall be cleaned with washing after completion of all the works.
13. Any new shrinkage cracks in the ceiling shall be repaired by the developer.
14. Any damage to the paint or ceiling during Testing & Commissioning will be repaired by
the developer.
15. The commercial area (as communicated before with the client) finishing is not
completed by the developer. The developer insists it shall be done by Tenant. Only
firefighting, AC and basic electric wiring done for the commercial areas.
16. Revised Load Schedules Calculation/Tracing still in progress by developer, after
completion the same is to be verified and reflected in As built Drawings and Revised
Single Line Diagrams.
17. Emergency Lights Installation pending.
18. Outdoor Location open outlets / unused outlets needs to be covered with plate.
Between Tower B&A some external lights points are unused it shall be closed. Some
internal electrical points are not used or shifted, all the unused points shall be properly
closed and painted.
19. Electrical Sockets works on furniture (Bed Headboard and Wardrobe) are in progress
along with Furniture works.
20. All the damaged lights shall be replaced after the permanent power.
21. Some AC thermostats installation is still pending. It shall be completed.
22. Architectural As-Built drawings are in progress. Tower B&C drawings were submitted by
the developer, rectification of comments is in progress. Tower A Architectural drawings
are just started. After final approval developer shall submit the drawings on A-0 size.
23. As built Drawings for Lighting, Power and Low Current Systems for Typical and Service
Floors Completed, remaining Fire Alarm System. The Final Installation of Emergency
Lights, Access Points and CCTV Fixtures could result in minor changes in As built
Drawings.
24. As built drawings for Plumbing, Drainage, AC & Firefighting are completed, only the
developer shall submit final copy on A-0.
25. Testing & Commissioning and related activities for all Systems pending. Testing &
Commissioning will be carried after the availability of permanent power.
26. All the guarantees / warranties shall be handed over after Testing & Commissioning.
Also all equipments operation & maintenance manuals shall be handed over.
27. Low Current Fixtures – Access points complete and CCTV Fixtures Installation at some
Locations still pending.
28. Public Address System Main Equipment Works still pending.
29. Handicap Rooms, Hearing and Visually disabled Rooms (Deaf & Blind) devices Installation
is still Pending.
