Executive Summary

Fresh Air Apartment is a newly formed apartment wholly owned by Franz Francisco for
purposes of purchasing and owing income producing real estate. Rental housing market by
providing clean, well-cared for rental. The property selection process is a must. If you are
thinking about having this kind of business you should know where and when you will build the
buildings. In making this kind of business an owner must think of the needs of the people in the
place.

I keep on asking myself why this business is my first thought even though there are more
choices. I chose this business because having your own business-like apartment is a lifetime. My
grandfather taught me about this business, you must think before you act. When you want to
have a business, you need to take risk because there are ups and downs in business. In having a
successful business, the owner must love what he/she doing an owner must persevere and push
the limit to success.

When I plan on making this, I make up my mind that maybe I should start in having
apartment with three houses. I want to start my business like this because I want to take the
process slowly but surely. My plan is when my apartment was live by 3 families and some
people ask about my apartment. Then maybe I should build more and improve my apartment to
satisfy more people.

When I was a kid, we have this kind of business, but a tragedy makes a change. When a typhoon
comes in our location our beloved apartment was almost destroyed. I am thankful that my whole
family are safe and happy but when we look at our apartment the face of my grandfather tells
how sad he is because he loves his apartment so much. I am very young out there and I promised
myself that if I grow old and plan to work. I plan to build a business like this and make my
grandfather proud.

I will assure that I will pursue in having this kind of business, I will put my 100% effort to
make it succeed. My classmates are always asking me if why am I not going to have the same
business like them, my answer is I don’t want to have a competition with you because we have
the same business. This business will have less employees, less stress to go every day. My only
priority is to make my customers satisfied in where they live which is very affordable in their
budget.

I planned to put up a apartment business for the additional sources of income aside from
being an businessman, respectively. As of now, the available resources of the couple are not
enough tomaterialize their dreamed investment and planning to borrow money from
creditinstitution. The purpose of this business plan is to raise enough money for the
improvements and construction of 2-storey apartment with 8 rooms while showcasing the
expected financials and operations over the next three years.Once the necessary fund is
approved,We will start immediately the construction that will personally monitor by us while
doing errands to secure permits and licenses. The estimated period of construction until ready for
occupancy will be 3months. They will register their business under the trade name, “Fresh air
Apartment”.

I will venture in a rental housing market by providing clean, well cared for rental homes to
well qualified female tenants. Neither the homes nor the tenants are chosen on a hasty basis, but
rather on purposeful, planned and methodical basis. The property selection process is rigorous
and based on long term investment standards and tenants are personally evaluated by the
owners.As owner I believes the key to successful property management is to be committed for
the long term in both the property and tenant selection process.

Basically, for the future of my business,I am still planning to re-lunch the said business
once I have accumulated again the necessary working capital and found more good clients to
sustain its operation. Today, one of the priority businesses I am thinking to add on their existing
income I sthe one that requires less management and operating cost, and that is the
apartment business.I currently presently staying at Margelo Sarreal Falcon St.Imus Cavite a Due
to the increasing demand of the boarders in the said place,I see a profitable which is apartment
business.

Business Description & Vision

The “Fresh Air Apartment” is established since 2020, the owner decided to name the
apartment “Fresh Air’’ because the place of this apartment was covered by trees and plants. The
houses on this apartment were made very colorful, this designed house is very peaceful and make
your heart calm. This apartment has very fresh air, colorful flowers and different kinds of trees.
The owner wants the customers to experience this unique apartment if people nowadays will love
to live on it and to cherish the treasure of our nature.

MISSION:

Give customers a unique experience in living in the built houses and to let them feel the
calmness of this apartment.
VISSION:

To be the number 1 business apartment rental company in Imus City that


continuously providing the safest and cleanest house rental service.

KEY COMPANY PRINCIPALS:

The company members of “Fresh air apartment” are from my beloved family, both sides of
the family. As the company grows, my plan is to add more unit in my apartment and I am
thankful to my family because they help me to grow my business. Thanks to my grandfather
since he is the one who encourage me to enter in this kind of business. If all of them are not by
my side I don’t imagine that I will have a success because they are the main reason why I
persevere and loved what I doing.

Definition of the Market

Deciding in having a business is not that too easy if a person want to have a business, a
person must have the mindset that the business may fall or may succeed. Having a business
makes ither people succeed because they work hard and did not give up on what they started.

As the owner of a business, I will pursue what I’ve started and work hard to feel the
success. I want to enlightened myself that I should work hard every day so that I van make my
parents proud and this hard work is also for the sake of my future. This is my first business as
well this is a big risk that I need on pursuing it. I will spend more money to this business for the
whole building. It’s a building with 3 units in apartment, and I will assure that the customer will
feel that the apartment is affordable and it is safe and peaceful.

The place of this apartment will make you feel comfortable because of the ambiance of nature
being in nature, or even viewing scenes of nature, reduces anger, fear, and stress and increases
pleasant feelings. Exposure to nature not only makes you feel better emotionally, it contributes to
your physical wellbeing, reducing blood pressure, heart rate, muscle tension, and the production
of stress hormones. This apartment is not only an apartment, because of the structures made on
it.

Nowadays, there are many different kinds of apartment that can also be the same as mine.
People nowadays love to be in a place that can relieve their stress or can remove their sadness.
My apartment is one of the examples on peoples appreciating the beauty of nature. I can say that
this apartment has a difference between the other apartments because of the style made on it.
This apartment consists of 2 bedrooms, 1 restroom, a wide garage and especially the plants and
trees.

Description of Product

A unit can only live by 4 persons and it only costs (P7,500) per month. The apartment also
offers another unit which has the house and with a tree house. The tree house is very refreshing
because if you go in that tree house you can see a lovely view, feel the fresh air and love staying
on it.

This apartment hast 3 units and has a pool that can only use by the people who live on the
apartment. This pool is for the customers only and cannot be use by outsiders. The apartment
also assures the safety of the customers. The apartment has a cctv camera to look out.

Services

Owner of Fresh Air Apartment perform apartment cleaning service and basic repairs to help
property owners prepare their rental apartments for new tenants,doing maintenance and being
able to work quickly.
Usually, as a owner involves light repair work and lots of cleaning.I hired people to wash
windows, fill nail holes, repair cabinets, clean counters and refrigerators, scrub shower stalls, and
vacuum and shampoo carprets. You’ll also need some basic supplies, equipment and tools that
are essential for fixing up after the normal wear and tear in an apartment.
