AFFIDAVIT OF ADVERSE CLAIM

         I, ROXANNE C. IGLESIA, of legal age, Filipino, married and a resident of

_____________________________________, after having been duly sworn to in
accordance with law, depose and state:

1. That I am the ATTORNEY-IN-FACT of EVELIA CID ANCHETA married to FRED

SIAZON ANCHETA, the lawful owners of a certain land situated in Barrio of
Dibua South, City of Laoag, Province of Ilocos Norte of which is covered by
Transfer Certificate of Title No. 021-2020000390 described as follows:

Portion: Lot 34634, CAD 195, Laoag CAD

2. That GEORGE A. MORALES who is a resident of ____________________,

executed a DEED OF QUITCLAIM of his alleged rights, participation, interests
and shares over the aforestated parcel of land dated 1 December 2020 in favor of
his nephew, WILTON ANCHETA GUERRERO, and the latter’s heirs,
successors, administrators and assigns, which document is more particularly
identified as Document No. ______, Page No. ______, Book No. ______, Series
of ______ in the Notarial Register of Notary Public _____________ and a copy
of which is attached herein.

3. However, it should be noted that on ___________ of 2018, EVELIA CID

ANCHETA who happens to be my aunt and because since then she was already
suffering from Alzheimer’s Disease, I decided to transfer her from Laoag City to
my place of residence in Quezon City on the said date in order for me to look
after her. Hence, it would be impossible for my aunt to execute any document
conveying the aforestated parcel of land to GEORGE A. MORALES and thus the
SPOUSES ANCHETA remains the truthful and lawful owners of the aforestated
parcel of land;

4. Assuming arguendo that my uncle, FRED SIAZON ANCHETA has

independently executed any document conveying the said parcel of land to
GEORGE MORALES, the same has no legal effect considering that my uncle is
a foreign national and thus Constitutionally proscribed to acquire lands in the
 Philippines;

5. That unless an adverse claim is annotated on the aforedescribed

Transfer Certificate of Title, the heirs of SPOUSES FRED SIAZON ANCHETA
and EVELIA CID ANCHETA are in danger of being defrauded and deprived of
their just and valid right over the aforedescribed parcel of land;

6. I am therefore executing this Affidavit for the purpose of attesting to the

truthfulness of the foregoing allegations and in support of my request for the
annotation of an adverse claim over the parcel of land covered by the
Transfer Certificate of Title No. 021-2020000390.

     IN WITNESS WHEREOF, I have hereunto set my hand this _________ day
