SCHEDULE OF SPECIFICATIONS

PROJECT : RENOVATION

LOCATION :

The Schedule of Specifications shall be used in conjunction with and shall be subjected to
the General Conditions of the Specifications. Both the General Conditions of the
Specifications and the Schedule of Specification shall supplement each other and shall be
known as the “Specification”. All work included under these Schedule of Specifications shall
be subjected to the General conditions of the contract accompanying these Specifications.

A. SCHEDULE OF CONCRETING

Unless otherwise specified in the structural Notes or Specifications, quality of


concrete (minimum 28 days strength) to be used in the various parts of the
building shall be as follows:

3,000 psi (27.60 Mpa) – For pedestals, columns, footings, beams, and
girders, structural (suspended) slabs, canopies, gutters, parapet walls,
bedded slabs, sidewalks, curbs, and gutters and other non-structural
elements, lean concrete.

Note: Refer to Structural specifications and/or General Notes of the structural


plans.

B. SCHEDULE OF MASONRY WORK

Masonry work for the parts of the work shall be as follows:

1. Concrete hollow blocks shall be Permanent.

2. Granite slab for countertops and splash boards for kitchen/toilets.

3. Painted cement plaster finish for interior and exterior walls as shown on
plans.

For other masonry finishes, refer to Schedule of Finishes.

All sample for all masonry finishes shall be approved by the owner or his
representative.

C. SCHEDULE OF TILEWORK AND SPECIAL FINISHES

1. Ceramic Tile 60 x 60 – use china granite non skid tiles (verify size) on all
Toilet & Bath and verify on plans.

2. Granite Tile 60 x 60 – use ceramic glazed tiles (verify size) on the rest of
the area and verify on plans

All shall be subject to owner ‘s approval.

Tiles shall be firmly secured in place. Joints shall be wall-filled, lines kept
straight and true, and finished surfaces brought to a true place. Intersection
shall be perfectly formed using corner guides. Cutting and drilling of tiles shall
be neatly done without marring the tile surface.

All shall be subjected to owner’s approval.

3. Laminated Flooring HDF – use laminated floor on second floor as specified


on plans.

4. Verify with Architect all other floor finishes.

5. 9mm thk. Gypsum Board – use on all interior & exterior ceiling unless
otherwise specified. Refer to RCP.

6. 9mm thk. Gypsum Board Moisture Resistance on all T&B & exterior ceiling
unless otherwise specified.

Treat all wood members with clear wood preserver. After the necessary
preparation, apply interior Primer and Sealer. Tint with tinting-colors-in-oil.
Repair surface imperfections with glazing putty. Dry overnight, sand, then
spotcoat with topcoat. For a washable flat enamel finish, use semi-gloss
enamel. Thin. Tint with tinting-colors-in-oil. Color shall be subject to
Architect’s approval.

D. SCHEDULE OF WATERPROOFING

1. Waterproofing shall be Cenvative or equivalent for all toilet floors and


Balcony.

2. Polyethylene sheet shall be 0.1524 mm thick, with 300-mm overlaps,


tapped on edges; shall be placed on the slab on grade off damp from
floors.

E. SCHEDULE OF CARPENTRY

1. Rough treated Tanguile for all concealed framing.

2. Kiln-dried Tanguile:

a. All flush solid-core type doors, and door casing.

b. Ceiling reveal or shadow line

3. Tanguile, kiln-dried, for all doors jambs of interior and exterior wood doors
in direct contact with concrete.

F. SCHEDULE OF DOORS AND WINDOWSS

1. Doors shall conform to the Schedule of Doors as shown on plans:

a. Wood doors shall be panel types using Kiln-dried Tanguile wood.

b. Aluminum swinging door shall be standard sizes as specified and as


shown on plans.

c. Use Hafele Brand for Door Hinge & Locksets

2. Windows shall conform to the Schedule of Windows as shown on plans:


a. All Aluminum windows shall be standard section (powder coated
white) of sizes as specified and as shown on plans.
All shop drawings for aluminum, and wood door and windows shall be
submitted for the Architect’s approval prior to installation.

G. SCHEDULE OF GLASS AND GLAZING

1. 6mm thk. clear glass for all windows


2. 8-10mm thk. for glass curtain wall

H. SCHEDULE OF PLUMBING FIXTURES AND ACCESSORIES

1. Plumbing fixtures and toilet accessories

2. Plumbing pipes, fittings and other finishing hardware:

a. Cold Water Line – GI pipe, schedule 40, standard conforming to


ASTM A-120-80, Apo, Super, Supreme or approved equal.
b. Downspout Drain Lines, Storm Drain & Vents – 50 mm to 75 mm
diameter PVC Pipe “MOLDEX” or approved equal.
c. Gate valve 1” – ¾” – s-40 Great Volume or approved equal.
d. All Sewage Pipe & Fittings should be Neltex or approved equal.

I. SCHEDULE OF ELECTRICAL WORKS

Unless otherwise specified in the Electrical Specifications:

1. Complete electrical fixtures installation shall be provided for the following:


a. Lighting switches & convenience outlet - National Brand or
approved equal
b. Telephone Outlet - National Brand or approved equal
c. Range Outlet Ordinary Type - National Brand or approved equal
d. Pinlights 4" – Square type (satin finish)
e. 1x40 Florescent Lamp (Box Type) - Ordinary Type
f. Circular Lamp – Owner Supplied.
g. ACU Outlet - National Brand or approved equal
h. Other outlet as indicated on plans

2. Wiring & cabling devices:


a. Power (Including Homerun Circuits) – Duraflex brand or approved
equal
b. Main Feeder – Duraflex brand or approved equal
3. Wires and cables – Duraflex brand or approved equal.
4. Safety switches – Japanese manufactured components with locally
fabricated enclosures, Mitsubishi, Fuji or equal.

5. Panel boards – Japanese made circuit breakers, molded case with locally
fabricated enclosures, Mitsubishi, Fuji or equal.
6. Rigid metal conduits – Matsushita brand of approved quality, for conduits
1 ½”
diameter or larger. Electrical metal tubing for conduits 1 ¼ diameter or
lesser.
7. Boxes, cabinets and wire gutters – to conform with National Electric Code
as to size and gauge numbers.
8. Utility and outlet boxes – locally manufactured, conforming to NEC and UL
standards.
9. Chandeliers – Owner Supplied.
All sample of lighting fixtures and diffusers shall be submitted to the Architect
for approval.

J. SCHEDULE OF PAINTING

1. Latex paint, 2-coat job, semi-gloss, for all interior concrete and masonry
plaster walls.
2. Latex paint finish for exterior concrete masonry walls as shown on plans.
3. Enamel paint, 2-coat job, and flat & semi-gloss, for plywood ceiling and
moldings as shown on plans.
4. Stain finish for all wood doors, jambs, and casing.
5. Epoxy spray finish with 2-coats antirust primer for all metal works
including all exposed steel works.
6. Antirust primer, 2-coats for all concealed steel works.
7. Painting materials shall be Boysen, Davies brand or approved equal

K. SCHEDULE OF ROOFING WORKS

1. Roof Frames - use 2” x 2” x 2mm Angular Steel Frame


2. Steel Purlins – use 1.5mm thk - 2” x 4”, spacing as shown on plans.
3. Sub-Roofing – Rib-type Prepainted Roof Ga.24
4. Battens
5. Roofing System – Shingles (as approved by owner)
