HYUNDAI ELEVATORS AND ESCALATORS
NON-COMPREHENSIVE MAINTENANCE AGREEMENT

We propose to furnish Maintenance on the following described Hyundai Elevator in the

following Building

As under: MAINTENANCE OF 85 NOS HYUNDAI ELEVATORS AND 25 NOS HYUNDAI

ESCALATORS
(Please refer the attachment reference Ref: 15/ELE/JKH/031 dated 1st November 2019)

Under this contract, the elevator equipment will be maintained by us as herein described,
on the following terms and conditions:

Trained Technicians will be deployed and perform the maintenance activities under supervision
of senior experience engineers. They will be capable to keep equipment in proper safe
condition.

The equipment will be examined on regular basis and systematical manner which will be
cleaned, adjusted, lubricated,

Traction Machine & Controller Parts

Including Brake, Brake Shoes, Bearings, Magnet Coils, Windings, Rotating Elements,
Contacts, Magnet Frames and other mechanical parts.

We also agree:
To provide Manufacturers recommended lubricants to maintain the equipment reliable and safe
manner.

To examine periodically all safety devices including governors etc. according to manufacture
recommended check list.

The equipment should not be modified or altered for any reason without our consent which may
be recommended or directed by the third party specialist or by Governmental Authorities.
Also manufacture recommended spare parts should be used for all repairs or replacement parts.

We shall not be responsible for any damages due to negligence or misuses of the equipment by
reason or any other cause beyond our control.

The following consumables and physical demurrages are not included in this contract which is
to be borne by the client.

Elevator: Car enclosure (including car panels, door panels, hung ceilings, doorframes,
Handrail, Sill), Batteries of ELD, software up gradation.
Escalator: Balustrades, handrail, cladding, skirt panel, lights and any other
Third party devices.

Proper load balancing three phase power supply of 400V +/- 5% should be ensured to the
equipment by the Customer.

We will be responsible to attend on call break down service attend for 24 hours x 7 days during
the contract period and spare parts, replacement cost shall be borne by the client.

It is agreed that we do not assume control or possession of any part of the equipment by such
remains your exclusively as the owner (or lessee) thereof. We shall not be liable for any loss,
damage or delay due to any cause beyond our reasonable control, including but not limited to
acts of government, strike, lockouts, fire, explosion, theft, floods, riots, civil commotion, war,
malicious mischief or act of God. Under no circumstances shall we be liable for consequential
damages. We also recommend to customer to obtain an insurance policy for building for an
unexpected natural disasters such as lighting, flood etc.

We reserve the right to suspend breakdown service and / or discontinue any other work under
this contract until all outstanding payments are settled and we are assured that subsequent
payments will be made as they fall due.

We hereby guarantee the customer that the installation will be maintained as detailed in this
proposal in good working condition.

The elevator and escalator equipment will be serviced once a month.

 The payment shall be made YEARLY in advance.

You shall pay, in addition to the price, any tax imposed upon you by any existing or future law
and the amount of any tax imposed on us, our suppliers, or you under any statute court
decision, rule or proposal becoming effective after the date of this proposal which is based upon
or incident to the transfer, ownership or possession of materials or equipment involved in the
performance hereof or the service rendered hereunder.

This proposal when accepted by the Customer and approved by authorized representative of
Abans Engineering shall continue the contract between the parties.

Contract hereby guarantees the Customer that the installation will be maintained as detailed in
this proposal in good working condition at all times. The contractor further guarantees that he
will use trained and skilled personnel to carry out the work described above.
