I. QUY ĐỊNH CHUNG
GENERAL PROVISION

1.1. Chính sách thanh toán và tiến độ thanh toán dự kiến này áp dụng đối với Dự án khu chung
cư cao tầng trên Lô đất F5-CH02 thuộc Khu đô thị mới Tây Mỗ - Đại Mỗ - Vinhomes Park,
phường Tây Mỗ, Quận Nam Từ Liêm, Tp. Hà Nội, Việt Nam (dự án có tên thương mại là
“Masteri West Heights”) (“Dự Án”). Sản phẩm của Dự Án sau đây được gọi là “Sản Phẩm”
hoặc “Sản Phẩm Dự Án”.
This payment policy and estimated payment schedule is applied for the High-rise
residential project at the Land Lot No. F5-CH02, as a part of the Tay Mo-Dai Mo-Vinhomes
Park New Urban Project located at Tay Mo Ward and Dai Mo Ward, Nam Tu Liem District,
Hanoi City, Viet Nam (with the commercial name as “Masteri West Heights”) (the
“Project”). The products of the Project hereinafter referred to as the “Product” or
“Project’s Product”.

1.2. Quy định về Đăng Ký Thành Công

Regulation on the Successful Registration

Đăng ký thành công được hiểu khi khách hàng đã hoàn tất ký Bản đăng ký nguyện vọng,
Xác nhận đăng ký và đã hoàn tất chuyển Tiền Đặt Trước cho Công ty TNHH Môi giới
Masterise Agents theo quy định (“Đăng Ký Thành Công”).
Successful registration is construed that when the customers have completed the signing
the Aspiration Declaration Form, the Registration Confirmation and completion of
payment of the Advance Amount to Masterise Agents Agency Company Limited in
accordance with the regulation (the “Successful Registration”).

II. CHÍNH SÁCH THANH TOÁN

PAYMENT POLICY

1. PHẠM VI ÁP DỤNG
SCOPE OF APPLICATION

Chính sách thanh toán và tiến độ thanh toán dự kiến này áp dụng đối với các giao dịch mà
khách hàng đã Đăng Ký Thành Công bằng việc đã hoàn tất ký Bản đăng ký nguyện vọng,
Xác nhận đăng ký và đã hoàn tất chuyển Tiền Đặt Trước kể từ ngày 28/04/2022 cho đến
hết ngày 15/06/2022.
This payment policy and estimated payment schedule is applied for the transactions that
the customers have completed the Successful Registration with completion of signing
the Aspiration Declaration Form, the Registration Confirmation and completion of
payment of the Advance Amount from 28 April 2022 to the end of 15 June 2022.

Payment policy under standard financial package

Trường hợp khách hàng lựa chọn thanh toán bằng vốn vay ngân hàng 80% giá bán (đã
bao gồm thuế GTGT), khách hàng sẽ được nhận hỗ trợ lãi suất (“HTLS”) và phí trả nợ trước
hạn từ chủ đầu tư như sau:
In case the customers make accelerated payment by bank loans of 80% of selling price
(VAT included), they shall receive interest rate support (“Interest Rate Support”) and early
repayment fee from the developer:

4. LƯU Ý
NOTE
- %XX là giá trị thanh toán đã bao gồm thuế GTGT tương ứng của giá bán/thuê;
%XX is the payment value including VAT of selling/rental price;

- Tiến độ thanh toán quy định tại chính sách bán hàng này nhằm mục đích tiếp thị Sản
Phẩm Dự Án và cho sự lựa chọn của khách hàng. Tiến độ thanh toán cụ thể sẽ được ghi
nhận tại Hợp đồng mua bán;
Payment schedules stated in this sales policy is for the marketing of Project’s Product
and customer's selection. The specific payment schedule shall be regulated in the sales
and purchase agreement;

(*) Trong trường hợp khách hàng thuê/đặt thuê Sản Phẩm Dự Án, tại Đợt thanh toán thứ
8, khách hàng sẽ thanh toán toàn bộ giá thuê/đặt thuê còn lại (đã bao gồm thuế GTGT và
2% Kinh phí bảo trì) (được hiểu là 30% giá thuê/đặt thuê + thuế GTGT + 2% Kinh phí bảo trì).
In the event a customer leases/reserves to lease any Project’s Product, upon the 8 th
payment, such customer shall pay the remaining lease / reserved lease balance (inclusive
of VAT and 2% Maintenance fee) (construed as 30% of lease/reserved lease price + VAT +
2% Maintenance fee).

(**) Khoản tiền thanh toán tại Đợt 9 sẽ được khách hàng cho chủ đầu tư vay với lãi suất
thỏa thuận theo từng thời điểm kể từ ngày bàn giao Sản Phẩm đến ngày Sản Phẩm được
cấp Giấy chứng nhận quyền sử dụng đất, quyền sở hữu nhà ở và tài sản khác gắn liền với
đất.
Upon the 8th payment, the Customer can choose pay the 9th installment (5%) as a loan to
the Developer at an agreed-upon interest rate from payment date to the issuing date of
the Land Use Right Certificate, House Ownership Certificate and Land Attached-Assets
Certificate.

- Áp dụng đối với khách hàng là cá nhân (“KHCN”) đứng tên trong hợp đồng mua bán.
Khách hàng là doanh nghiệp (“KHDN”) được chủ đầu tư hỗ trợ lãi suất và phí trả nợ trước
hạn với mức tối đa bằng lãi suất và phí trả nợ trước hạn hỗ trợ cho KHCN. Phần lãi suất và
phí trả nợ trước hạn vượt mức hỗ trợ trên (nếu có) KHDN tự chi trả với ngân hàng.
Applicable to customers who are individuals (“Individuals Customer”) in the name of the
sale and purchase agreement. Enterprise customers (“Enterprise Customer”) are
supported by the developer with interest rate and early repayment fee with maximum
amount equal to the interest rate and early repayment fee for the Individuals Customer.
The interest rate and early repayment fee exceeding the above support level (if any) will
be paid by the Enterprise Customer with the bank.

- Trong mọi trường hợp, chủ đầu tư chỉ hỗ trợ lãi suất trong thời gian nêu trên đối với các
khách hàng đáp ứng đủ điều kiện vay vốn, hoàn thành đầy đủ các thủ tục theo quy định
của ngân hàng do chủ đầu tư chỉ định.
In any cases, the developer only provides the program of interest expense support within
the duration mentioned here if customers meet all lending conditions, and fulfill all
related documents prescribed by the bank.

- Tại đợt thanh toán theo Thông báo bàn giao Sản Phẩm, khách hàng phải hoàn thiện một
số thủ tục cần thiết.
For the payment installment pursuant to Product Handover Notice, the customer must
complete necessary procedures.

II. CHÍNH SÁCH ƯU ĐÃI, KHUYẾN MẠI DÀNH CHO KHÁCH HÀNG

Áp dụng đối với các giao dịch mà khách hàng đã Đăng Ký Thành Công và đã hoàn tất
các thủ tục tiếp theo kể từ ngày 28/04/2022 cho đến hết ngày 15/06/2022.
Applied for the transactions that the customers have completed the Successful
Registration and completed the following procedures from 28 April 2022 to the end of
15 June 2022.

1.2. Mức hỗ trợ.

Subsidization fee:
 Khách hàng được hỗ trợ 36 tháng phí quản lý kể từ thời điểm Dự Án đủ điều kiện
bàn giao đưa vào sử dụng.
The customer shall be subsidized 36 months property management fee from the
time when the Project is eligible for handing over for using purpose.

2. Hỗ trợ phí đỗ xe cho các căn hộ

2.1. Phạm vi áp dụng

Appilcable scope:

Áp dụng đối với các giao dịch mà khách hàng đã Đăng Ký Thành Công và đã hoàn
tất các thủ tục tiếp theo kể từ ngày 28/04/2022 cho đến hết ngày 15/06/2022.
Applied for the transactions that the customers have completed the Successful
Registration and completed the following procedures from 28 April 2022 to the end
of 15 June 2022.

Đối với Căn hộ ghép: Căn hộ ghép được hỗ trợ phí đỗ xe theo các căn hộ đơn lẻ
For the Linkable apartment: the linkable apartment shall be supported parking fee
according to the single apartments

(*) Phí đỗ xe được hỗ trợ theo chính sách nêu trên sẽ được chi trả theo thực tế đăng ký
xe và không quy đổi thành tiền mặt trong mọi trường hợp.
(*) The supported parking fee under the above policy shall be paid according to the
actual vehicle registration and not converted to cash under any circumstances.

AMENITIES OF THE PROJECT

Cư dân của Dự án Masteri West Heights được sử dụng tất cả các dịch vụ và tiện ích chung
của Đại đô thị Vinhomes Smart City và trả phí theo mức phí áp dụng cho cư dân
Vinhomes Smart City (nếu có).
Masteri West Heights project’s residents can use all facilities and services of the
Vinhomes Smart City and pay fee that is applicable to Vinhomes Smart City’s residents
(if any).
