ABSOLUTE DEED OF SALE

KNOW ALL MEN BY THESE PRESENTS:

THIS ABSOLUTE DEED OF SALE made and ENTERED into BY and BETWEEN

That I, Antonina T. Gerunda, of legal age, single, a Filipino, and a resident of Poblacion,
Kauswagan, Lanao del Norte, Philippines, now known and hereinafter referred to as the
VENDOR; and

PERFECTO T. GERONDA JR. and EVELYN B. GERONDA, both of legal ages, spouses,
Filipinos, and a resident of Poblacion, Kauswagan Lanao del Norte, Philippines, and known and
hereinafter referred to as the VENDEES;

That the VENDOR is the owner of that parcel of Coco land left by my deceased parents
situated at Tacub, Kauswagan, Lanao del Norte.

DO HEREBY SELL, to the said VENDEES stated above named for in consideration of the
sum of FIFTEEN THOUSAND PESOS (PHP 15,000.00) only, Philippine Currency, to me in hand
paid by PERFECTO T. GERONDA JR. and EVELYN B. GERONDA.

That the VENDOR warrants free from all liens and encumbrances and that the VENDOR
will always defend ownership from any third-party claim.

IN WITNESS WHEREOF, the party has hereunto affixed this signature this
day of at Poblacion, Kauswagan, Lanao del Norte.
