PROJECT REPORT

SANITARY ENGINEERING AND FIRE FIGHTING SERVICES

1.0 INTRODUCTION

The report consists of providing details for Plumbing and Fire Fighting systems relating to the
proposed project consists of ADMIN BUILDING, DIFFERENT TYPES OF RESIDENCIAL
COMPLEX’S TYPE-6, TYPE-5, TYPE-4 SPECIAL, TYPE- 4 NORMAL, TYPE-3, HOSTEL
BUILDING, GUEST HOUSE BUILDING, AUDITORIUM, CONVENIENCE COMPLEX AND
OTHER AMENITIES etc. with all modern amenities to be developed on the site.

2.0 DETAILED SCOPE OF WORK

 Soil, waste and Rain Water Pipes.
 Internal & External Water Supply System.
 Hot Water Supply System.
 External Sewerage System.
 Sewage Treatment Plant.
 External Storm Water Drainage System.

 Fire Fighting System
2.0 Basis of Design & Design Assumptions

Daily water requirement for the proposed Complex is based on National Building Code Part IX
Plumbing Services Section - I Water Supply.

Recommended limits for Bacteriological parameters in drinking water


(IS: 10500-1991)
 Throughout any year, 95% of samples should not contain any coli form organisms in 100ml.
 No samples should contain E. Coli in 100ml
 No samples should contain more than 10 coli form organisms per 100 ml.
 Coli form organisms should not be detectable in 100ml of any two consecutive samples.

3.2 Basis of Design for Green Area:

Water requirement for Green area is based on assumption of 3 Ltrs./day/Sq.m. of green area as
to meet GRIHA requirement.

3.3 Basis of Design for STP (Sewage Treatment Plant) :

The complete liquid waste from building (sewage + domestic) would be connected to a sewage
treatment plant with tertiary treatment.

3.4 Basis of Design of Rain Water Harvesting:

4.0 APPROACHES FOR PLANNING

4.1 Considering the nature of activities to be conducted and the type of buildings to be developed,
our efforts in the approach for the planning of various systems, shall include the following
considerations:

 There shall be enough safe, clean and potable domestic water on a continuous basis to every
user in all the buildings.

 Efficient disposal from toilets/Wet areas.

 Quick disposal of rainwater without flooding.

 Reliable firefighting system in the buildings.

4.2 Important Factors on Planning

 To plan the systems in such a way as to minimize the energy requirements.

 To make the entire system efficient and cost effective.

 To have proper operation and maintenance system, which could be controlled centrally and
efficiently

 To create minimum nuisance and disturbance to the Environment.

 To assist in the development and aesthetic value of the Environment and landscaping of the
project.

 To recycle and reuse the products as maximum as possible, i.e. reuse of treated effluent
water from STP to flushing system, recharging the underground water sources.

 To use Standard Engineering Practices.

5.0 INTERNAL PLUMBING SYSTEMS

5.1 Sanitary Fixtures & C.P Brass Fittings

5.1.1 Sanitary fixtures & C.P brass fittings shall be of best quality and Meet the GRIHA Norms.

5.1.2 EWCs - Low volume dual flushing system comprising concealed cistern are proposed as per IS:
2556.

5.1.3 IWCs - Low volume dual flushing cistern are proposed.

5.1.4 Wash Basins wall hung or under counter types with single lever basin mixer or Pillar cock as
required.

5.1.5 Shower shall be C.P brass good quality comprising of concealed mixer diverter / wall mixer with
overhead shower, arm and bath spout.

5.1.6 Urinals shall be provided with Infra-red sensor battery operated as per IS: 2556 part.

5.1.7 All Stainless-Steel Soap dispensers, toilet paper holders, hand driers, etc. shall be proposed.

5.2 Soil, Waste & Vent Piping System

 Soil pipes shall carry the wastes from WC’s & urinals. Soil pipes shall connect directly to the
manhole outside the building.

 Waste pipes shall carry the wastes from waste appliances (Showers, lavatory basins, kitchen
sinks etc.). Waste pipes shall connect to Gully Traps outside the building, which shall in turn be
connected to the external manholes.

 Separate Kitchen Waste pipes shall carry the waste from kitchen appliances (Dish washer,
Kitchen sink etc.). Kitchen waste pipes shall connect to Grease Traps outside the building, which
shall in turn be connected to the external manholes.

5.2.2 Design Parameters

 Piping system will be designed in accordance with Code of Practice for Installation of Soil &
Waste Pipes above Ground of the Bureau of Indian Standards (BIS) No. IS: 5329-1969.

 All vertical stacks will terminate as vent pipes at terrace level.

 All Vertical Stacks in buildings with a basement below will terminate at the basement ceiling level
and connected to the internal sewer. Pipe dia. and slope will be as per connected load.

 All Vertical Stacks in buildings with no basement will terminate at the ground floor level and
connected to the external sewer. Pipe dia. and slope will be as per connected load.

5.2.3 Pipe Work

 All vertical stacks will be installed in pipe shafts on the external face of the buildings or in internal
shafts within the building according to the architectural planning of the toilets.

 All shafts will be provided with suitable access. Suitable platforms accessible with-in toilet or
common areas will be detailed in the Architectural Planning. All shafts opening shall be casted
after pipes are laid as per fire requirement.

 Access to internal shafts shall be through doors from within the building.

 Provision will be made to provide cleanout doors and plugs for Roding and maintenance where
necessary and required.

5.2.4 Materials for Soil, Waste & Vent Pipe System

5.2.4.1 Pipes used for Soil, Waste and Vent system shall be hubless centrifugal cast (Spun) iron (S&S)
pipes as per IS:15905 The pipes and fitting are jointed with drip seal joints as per requirement
and specifications.

5.2.4.2 Pipes used for waste appliances (Showers, lavatory basins, kitchen sinks etc.) shall be G.I.
pipes complete with G.I. fittings.

5.3 Rain Water System

5.3.1 Separate and independent rain water drainage system will be provided which collects the rain
water from the roofs, balconies, paved area, lawns & roads and finally dispose the rain water
from outside the building into the external catch basin chambers / external drains.

5.3.2 Recharging pits are proposed in the green areas to allow S.W. drains to be collected and only
overflow may be allowed to dispose off in the city main drain / Natural Drains.

5.3.3 Design Parameters

 Rainwater down takes piping system will be designed in accordance with NBC 2016.

 All Vertical Stacks in buildings with a basement below will terminate at the basement ceiling level
and connected to the internal storm water line. Pipe dia. and slope will be as per connected load.

 All Vertical Stacks in buildings with no basement will terminate at the ground level and
connected to the external storm water line. Pipe dia. and slope will be as per connected load.

5.3.4 Materials for Rain Water System

5.3.4.1 Pipes used for Rainwater system shall be of uPVC (6kg/cm2) pipes and fittings conforming to IS
4985.

5.3.4.2 Pipes and fitting are jointed with solvent joints.

6.0 WATER SUPPLY SYSTEM

6.1 The following water requirements has been estimated on the basis of present acceptable
standards, references from various sources such the National Building Code of India, Public
Health Manuals, Ministry of Environment & Forests Guidelines, as well as inputs from other
services consultants involved on the project. Detailed Calculations and break-up are given in
Annexure 1.

6.2 Proposed Water Management System

Reduce, Re-use, Re-cycle Model has to be adopted for meeting the water requirement.

The following measures are proposed for reducing water consumption:

 Discipline use of water.

 Installing water saving toilet fixtures and faucets and flow regulators

 Installing water conserving cooling towers.

6.3 Source of Water Supply

 It is expected that the city water near by the site would supply enough quantity of potable water
so as to meet the daily water requirement. However, it is also proposed to drill one tube well in
the Complex, which would act as a standby source of water incase failure of the city water supply
line so as meet the daily requirement of domestic water.

6.4 Filling of Under Ground Water Tanks

 Incoming water supply line from city water supply / bore well supply shall be stored in raw water
tank.

After treatment of raw water up to portable water condition through water treatment plant. The
treated water shall be stored in treated water tank.

6.5 Location of Water Tanks & Plant Room

It is proposed to provide underground water tanks and pump room. Location of U.G tanks & pump
room shall be as per master plan.

The U.G. water tanks adjacent to the Plumbing plant room having water supply pumps, water
treatment plant and all other related equipment.

6.6 Water Treatment System in Water Supply Pump Room

It is proposed to provide a water treatment system comprising of dual media filter and activated
carbon filter for domestic water supply. A chlorinator with metering pump is also proposed for
chlorination of water..

6.7 Water Tank Storages

It is recommended to have storage of water equal to minimum one day requirement. Therefore,
the minimum capacity of the underground tank shall be as follows:

 Domestic Water from the U.G Domestic water tank shall be lifted to the Terrace tanks of the
buildings through the hydro pneumatic pumping system located at plumbing pump room. Each
building shall have its own O.H tank as per requirement as given above.

 From the overhead tanks, distribution of domestic water shall take place by the gravity.

 For Flushing of WC’s & Urinals, flushing water from STP shall be lifted to the overhead tanks of
the buildings through the hydro pneumatic pumping system located at STP. Each building shall
have its own O.H tank as per requirement. From the overhead tanks, distribution of flushing water

shall take place by the gravity to all user points at the required pressure. Emergency connection
for normal potable Water supply shall also be made. This separate system for flushing shall
ensure that the treated effluent from the STP is re-used.

 It is proposed that all mechanical equipment’s shall have normally 100 % backup to prevent any
breakdown in the system.

 The system shall be designed to ensure that the following pressures are available at the
Toilets / kitchen

Minimum Range - 0.8 to 1.0 kg/cm2


Maximum Range - 2.5 to 3.5 kg/cm2.

6.9 Hot Water Supply System

Hot Water Supply shall be proposed in Shower & Kitchen area only and for residential block it is
proposed to provide hot water supply to all toilets and kitchens though electrical geyser.

6.11 Materials for Water Supply

6.11.1 Pipes used for internal / concealed water supply system with in toilets & kitchen shall be of CPVC
pipes and fittings (SDR 11) conforming to IS 15778.

6.11.2 Pipes used for exposed water supply system with in shafts & terrace shall be of G.I pipes with
fittings (Medium Class) conforming to IS 1239.

6.11.3 The main external water supply lines from city supply / tube well to U.G water tank and pump
room / STP to building shaft shall be G.I pipes with fittings (Medium Class) conforming to IS 1239.

6.11.4 Valves on branches, main line and delivery line of pumps shall have Forged Brass ball Valve/ CI
butterfly valve of good approved quality, as per Requirement.

6.11.5 Internal hot water pipes shall be insulated with closed Cell Microcellular Elastomeric Nitrile
Rubber tubes/sheet as per requirements.

7.0 GARDEN HYDRANT SYSTEM

7.1 It is proposed to provide a separate and independent captive garden hydrant system to supply
water for horticultural operations to all landscaped areas.

7.2 The distribution grid for garden mains will be by a separate grid of uPVC agricultural pipes
conforming to IS:4985 (6 kg/sqcm) including all fittings and connected to a separate pumping set
obtaining its water supply from irrigation water tank located at STP area.

7.3 Garden hydrant points will be of 25 mm outlets and located approximately 45-50 m apart so that
a 30 m rubber hose can be used to reach all areas.

7.4 The garden hydrant pumping system is proposed to be planned so that the grid is sized to cater
for a maximum of 6 outlets operated at the same time.

7.5 Such a system will need to be planned & designed in consultation with the landscape architect.

7.6 Sprinkler Irrigation system shall be proposed for lawns, and drip irrigation system for tree.

Sprinkler is a method of applying irrigation water which is similar to rainfall. Water is distributed
through a system of pipes usually by pumping. It is then sprayed into the air and irrigated entire
soils surface through spray heads so that it breaks up into small water drops which fall to the
ground.

Sprinklers provide efficient coverage for small to large areas and are suitable for use on all types
of properties.

It shall be designed to ensure maximum water saving, combining high quality, affordability and
ease of installation.

8.0 SEWERAGE SYSTEM

The domestic sewage generated from the buildings shall be disposed by gravity system into the
first manholes around the towers, which shall be finally connected to the external sewerage
system as per the Master Plan. The external sewage network shall collect the sewage, and flow
by gravity for further treatment in the proposed sewage treatment plant.

8.1 Design Parameters

 Flow of Sewage = 90% of daily water requirement.

 Peak Flow = 3 x Average Flow.

 Sub Soil Infiltration = 25% of Average Flow.

 Min. velocity of flow in pipes = 0.6 m/sec.

8.2 Kitchen Effluent

Commercial Kitchen waste shall be passed through grease trap / oil separator before
discharging into the external sewer line.

8.3 Manholes

The manholes are to be constructed with brick/fly ash masonry as per standard specifications of
NBC 2016 and shall have details as follows:

 Rectangular manhole of size 900 x 800 mm upto 0.9 mtr depth.


 Circular manhole of size 910 mm dia for 0.91 to 1.67 mtr depth.
 Circular manhole of size 1220 mm dia for 1.68 to 2.29 mtr depth

 Circular manhole of size 1520 mm dia for 2.3 mtr depth and above.

8.4 Spacing of Manholes

 Manhole shall be provided with all the junctions, change of directions, change in diameters and
as per connection requirement from every unit.

 A distance of 20 meters on the main sewer line depending on dia of pipes and local conditions.

8.5 Manholes Covers

 Heavy duty/medium duty SFRC Manhole cover with frame conforming to IS: 12592 shall be
provided, as per requirement.

8.6 Appurtenances & Material Specifications for the Sewerage System

8.6.1 Pipes used for external sewer system shall be of:-

 Pipes used for Sewerage disposal system shall be of RCC NP2 Pipe.
 The manholes shall be constructed of brick masonry as per standard specifications of National
Building Code.

8.7 Treatment of Sewage

Treatment of sewage is done by the sewage treatment plant, the minimum capacity and
technology of STP shall be as per follow.
8.7.1

a. STP Capacity = 50 KLD

b. Technology of STP = MBBR Technology

8.8 Final Disposal of Treated Effluent

The treated effluent from the Sewage Treatment plant shall be recycled for Flushing, Gardening
purpose etc.

9.0 STORM WATER DRAINAGE SYSTEM

9.1 Proposed Storm Water Drainage System

9.2 The system has been proposed after studying the site conditions and considering the following
factors: -

 The pattern of slopes of terrain of site.

 The existing conditions of site and surrounding.

 The final levels and patterns of different type of roads.

 The need for incorporation of rainwater harvesting within the site area.

 Final disposal to external system as per site.

9.3 Planning of drainage system shall be as follows:

i) The rainwater from the terraces, green areas and related clean paved areas of Buildings shall be
collected in the collection chambers and shall be ultimately connected to the main storm-water
drainage system.

ii) The network of storm water system shall be mostly catch basins and RCC pipe network, as per
requirements.

iii) All paved/road/green areas, the runoff shall directly, connected to the main storm water drains.

9.4 Design Parameters

 The rainfall intensity of 35 mm/hr. is considered for designing of system.


 Min. Pipe diameters for main SWD will be 250 mm dia in line with local authority requirements.

9.5 Appurtenances & Material Specifications for the Storm Water Drainage System

9.5.1 Pipes used for external storm water drainage system shall be of RCC NP2 class pipes with S/S
joints conforming to (IS 458).

9.5.2 Manholes

9.5.2.1The manholes shall be constructed of brick masonry as per standard specifications of National
Building Code and shall be having details as follows:

 Rectangular of size manhole 900 x 800 mm upto 1.0 mtr depth.


 Circular of size manhole 910 mm dia for 1.0 to 1.67 mtr depth.
 Circular of size manhole 1220 mm dia for 1.68 to 2.29 mtr depth.
 Circular of size manhole 1520 mm dia for 2.3 mtr depth and above.

9.5.3 Spacing of Manholes

 Manhole shall be provided with all the junctions, change of directions, change in diameters and
as per connection requirement from every units.

 A distance of 15-20 meters on the main storm water line depending on dia of pipes and local
conditions.

9.5.4 Manholes Covers

Heavy duty/medium duty SFRC Manhole cover with frame conforming to IS: 12592 shall be
provided, as per requirement.

10.0 RAIN WATER HARVESTING SYSTEM

Rain Water Harvesting Pits with Boring shall be Proposed for Rain Water Harvesting System as
per NBC: 2016 & Central Ground Water Board Guidelines.

11.0 FIRE FIGHTING SYSTEM

11.1 Introduction

11.2 Proposed Fire Fighting System

11.2.1 Water Storage

11.2.1.1 Underground Static fire tank


As per NBC 2016 under ground fire water tank not required in this premises.

11.3 Overhead storage fire tank

Overhead fire water tanks on the terrace will be provided as fire storage as per regulations. The
tank will be provided on terrace of building and connected to the fire mains to supply the entire
grid through pumps.
11.4 Fire Pumps

(i) Considering the multiple number of towers and large areas provided, it is recommended to
provide the following Fire Pumps:

11.5 Hydrants System

The fire fighting system shall be provided mainly as per latest National Building Code of India

2016 (Part IV) and other relevant I.S codes and it shall be consisting of:-

A hydrant station/Hose reel will be provided for an area of 1000 m2. Hydrant stations in the
apartments will be located in the staircase lobby and also near fire exits in basements.

Each Fire Hose Cabinet shall be consisting of:

 One no single headed hydrant valve.

 2 nos., 63mm dia and 15m long rubberized fabric lined hose pipe as per I.S:636 type-II.

 Gunmetal / SS male and female instantaneous type coupling as per I.S:903 with I.S.
specifications.

 Gunmetal / SS branch pipe with nozzle as per I.S:903.


 First-aid fire hose reels with 20mm dia 36.5m long with 5mm bore gunmetal nozzle as per
I.S:884 - 1969.

11.7 Fire Extinguishers

The sufficient qty. of portable/trolley mounted type fire extinguishers (Gas Based stored pressure
type CO2 type /Ammonium Phosphate Type/ Mechanical Foam etc.) shall be provided at all
levels of the building, plant room, basement, substation etc. at strategic locations as per
requirements, generally to follow NBC- 2016 and IS – 2190: 1992 to extinguish fire of class A, B
& C.

II. Electrical System


Various electrical facilities for the “Proposed Construction of NECTAR Campus at Shillong
Meghalaya” have been envisaged considering the usage of area, pattern of electrical load and
relevant Indian Standards/ Codes.

The objective of “The Concept Electrical Project Report” is to briefly describe the salient features
of Electrical System taken into consideration.

Statutory Requirements:

The following provisions shall be observed where energy at high or extra-high voltage is
supplied, converted, transformed or used:

a) HT Panel and transformer shall be located at Ground level.

b) Transformer shall be Oil Type (Level-II), as per amendment IS 1180 (PART-I)

c) Generators:
All generators of rating 1000 KVA and above shall be protected against faults within the
generator winding using restricted earth fault protection or differential protection or by both as
per Indian Electricity Rules 1956, 64A(2)(e).

All generators up to 1000 KVA shall be available with acoustic enclosure only.

1.0 EXECUTIVE SUMMARY:

The Concept Report explains various systems etc. in more detailed manner, however, a brief
executive summary has been given below outlining the salient feature of various systems:

A. Supply Voltage shall be 11KV as per State Electricity Board Availability.


11KV/ 433V Electrical Substation shall be installed as below.

Transformer : 1 No. 1000 KVA Oil type transformers (Level-II)

B. All the Distribution Boards shall have Residual current circuit breaker (RCCB) of
30/100mA.

C. MS Conduiting is proposed for all areas.

D. Conventional Lightning System has been proposed.

E. Fire Detection and Alarm System shall be intelligent addressable Type regardless of
Manual/ Automatic requirement of the building as per NBC 2016 or latest and Local
Authority.

F. Security System with CCTV Cameras and Access Control System has been proposed.

2.0 ENERGY SAVINGS:

a) All Lights fixtures shall be LED Type with minimum 120lumen/Watt Light efficacy.

b) Capacitor Bank with heavy duty capacitors and auto power factor correction shall be
connected to Main LT Panel to improve the power factor there by reducing system losses.

c) The average power factor to be maintained at 0.97

d) External lighting shall be controlled with photo sensors provided in Feeder pillar to save
energy.

e) Stadium indoor/ outdoor and Swimming pool Lighting shall be designed based on Olympic
Standard and Suitable for HD Telecast live Broadcasting.

e) Solar PV plant shall be installed to reduce grid power Consumption. The minimum solar photo
voltaic power generation system shall be 450 KW including Cables/ frame etc.

3.0 SCOPE:

4.0 H.T. SUPPLY:

Input 11KV supply shall be received from STATE ELECTRICITY BOARD.

5.0 H.T. METERING:

As per Regulations, H.T. Metering Room measuring 3.5M x 3.5M, with a clear height of 3.6 Meter
shall be provided. Meter Room shall be located preferably near entrance of the Complex.

6.0 H.T. SUB-STATION:

HT Panel Room and Transformers are proposed to be provided at ground level for direct access.

300 sq mm 11 KVA HT (UE) cable From Local Authority Substation to Meter room shall be
considered.

We are proposing 11KV/433V Substation at near Type-3 building:

Single Incoming cum outgoing 11 KV VCB shall be installed near H.T. Meter room.
Substation will contain 11KV Single breaker panel board consisting of one number vacuum
circuit breaker (VCB) incomer cum outgoing breaker with adequate protective device i.e. Over
Current, Short Circuit & Earth Fault Protection with instantaneous release to feed 1 No.1000
KVA,11KV/ 433V at one location, 3 phases, 50 cycles step down, Oil type transformer through
11KV XLPE cables.
Transformer shall be copper wound and connections shall be delta on high voltage side and Star
on low voltage side, with neutral terminal brought out for solid earthing (grounding)
Corresponding to the vector symbol Dyn-11. OLTC with RTCC Panel on HV side shall be with
standard tappings for variation (+) 5.0% to (-) 15% in steps of 1.25% each. Magnetic core shall
be made up of cold rolled grain oriented low loss steel stampings.

Transformers shall be designed with latest technology which shall have more efficiency with low
losses. These losses shall be as per latest ECBC Norms for ECBC super category.

7.0 ESSENTIAL POWER SUPPLY:

7.1 Standby Power Supply:

We are proposing Standby Power supply through radiator cooled DG Sets. DG Set rating shall be
According to the detail Load Sheet attached. DG sets shall be supplied considering Engine &
Alternator with temperature of 50 degree ambient.

All the DG Sets shall be provided with AMF function through LT Panel. DG Sets shall be
synchronized through inbuilt DG controller.

Load Management and sequential interlocking shall be achieved through PLC provided in Main
LT Panel. The electrical changeover system shall be capable of restoring power supply within 10-
15 seconds of disruption (blackout or brown-out) of Building.

The noise level from DG sets shall not exceed 75 dB (A) at 1 m distance, during day time and 70
dB (A) at night time as per CPCB norms at1 m distance from enclosure of the DG sets. All D.G
Set shall be supplied as per CPWD General Specifications for Electrical Works Part VII DG Set –
2013 and Stack height for the flue pipe from the DG sets shall be as per latest CPCB norms.

DG backup Supply has been considered in the following areas:

1) Admin Building : 100%

2) Residential : Common Area, Lifts, terrace pumps etc.

3) Hostel : Light, Common Area lighting, Lifts, terrace pumps etc.

4) Auditorium : 100%

5) Technology Building : 100%

6) Utilities : 100%

7) Convenience Block : 100%

Minimum requirement for DG Sets are as follows.

a) 1 No. 500 KVA and 1 No. 125 KVA DG Sets are required.

7.2 Inverters:

Lighting of all the escape routes i.e. all staircases on all the floors, some selected lights in the lift
lobbies on the all the floors shall be connected to inverter lighting circuit. Some light points in the
terrace electrical/DG set room and the pump room shall also be connected to the inverter circuit.
The purpose of this critical/emergency lighting circuit is to ensure uninterrupted power supply to
these areas to avoid accidents. The power supply to these critical circuits shall be through
independent DC battery backed inverter sets.

8.0 MAIN LT PANEL:

Main L.T. Panel with changeover and interlocking facility is proposed to install in L.T. Panel room
to control & distribute the Grid and D.G. Power. The panels shall be suitable for 415V, 50Hz, 3
phase 4 wire system having fault level of 50 KA.

Transformer Capacity(Sn) = 1000 KVA

Full Load Current = Sn*1000/sqrt(3)*415

Full Load Current(If) = 1400.00 Amp

Percentage Impedance = 5.0 %

Fault Current in KA = If*100/Impedance*1600

Fault Current in KA = 39.20 KA

Main L.T. Panel shall be provided with adequate size of ACBs/MCCBs. The bus bars of the panel
shall be made of copper strips and the panel shall be in compartmentalized design (From-IV)
TTA. Sandwich type minimum class F Bus duct connections shall be provided between
transformers/dg and L.T. Panel due to technical and safety considerations. The cable
connections are not recommended for such a higher rating of transformer and DG Set as the
number of cables will be very large and it will be not feasible to handle such a large number of
cables.

Main LT panel shall be located near sub-station and shall be suitable for 415V, 50Hz, 3 phase 4
wire system. The size of feeders and cables may be so selected to have economy in overall
distribution as well as have voltage drop not more than permissible limits as per CPWD.

The Compressed cable system compulsorily needs to be mounted at every transit point wherever
Power cables, Control Cables, Signal Cables, FO cables or earthing strips are routing through
the Concrete Floor or Brick wall or into the kiosk panel to save the safe area from the hazards of
Fire, Water, Dust, Rodent, Ballast or Vibrating impacts.

9.0 LT POWER DISTRIBUTION SYSTEM:

Supply from Main LT Panel shall be distributed to the actual load Centre through suitable sized
240/415V, 50Hz, 1/3 phase, 3/4 wire, 1.1 KV grade XLPE insulated Cu. power cables/wires.
The distribution scheme shall be such as there would be dedicated electrical rooms/ shaft at
each floor where the incoming supply shall come to feed Sub Distribution Panel/ boards.

For major utility loads like rising main, chillers, lifts and pumps etc. power shall be fed directly
from LT cum changeover Panel through cables on cable trays. Sub main protection shall be by
circuit breakers, which shall discriminate with upstream and downstream protective devices.

Sandwich type minimum class F Rising Mains shall be used to vertically transmit the power from
Main LT Panel wherever feasible.

10.0 POWER FACTOR IMPROVEMENT:

Besides the requirement of State Electricity Authority, improving the power factor has an added
advantage that it reduces the overall demand on to the Supply Authority thereby adding to overall
economy. Thus, for power factor improvement suitable size capacitor panels in the Bank
formation shall be provided. The capacitor shall be connected to the Main LT bus and will be
integral with the Main LT panel. Automatic power factor correction relay shall be provided to
improve the system power factor and switch on the capacitor depending on the system
requirement. The power factor shall be maintained around 0.97.

11.0 WIRING:

Wiring in residential units, indoor stadium, admin, academic & common areas shall be provided
with copper wiring in concealed/ Surface in M.S. Conduits. The wiring installation shall confirm to
IS: 732-1963 latest addition. The wiring for lights and small power outlets shall be with FRLS
PVC insulated copper conductor wires of 1.5 Sq.mm size and power wiring shall be carried out
with 4.0/6.0 sq.mm copper conductor wires. Colour coding shall be strictly maintained in the
entire wiring installation i.e. Red, Yellow and Blue for the phases and Black for the Neutral.

Individual Factory made MCB Distribution Boards shall be provided at Load Centre. The
Distribution Boards shall be connected through Sub-mains of Copper wires in concealed/surface
conduits. It is proposed to use residual current circuit breaker 30 / 100mA (RCCB) in the
incoming side of DB’s.

Modular type switches, sockets and stepped type electronic fan regulators, bell push along with
matching mounting G.I. boxes of same make shall be used.

TV outlet point wiring shall be terminated in suitable size of G.I. box along with splitter at every
floor. The interconnections of all splitter boxes fixed at all floors shall be done properly with
conduits to form proper distribution system with the prior approval of Engineer-in- charge

12.0 LIGHTING SYSTEM:

12.1 Lighting

Lighting for common areas will be designed based on interior requirement. Preference would be
given to energy saving fixtures. All Lights fixtures shall be LED Type with 120-140 lumen/Watt.

Common area shall have lighting fixtures on two parallel circuits, in a ‘staggered (alternate)
pattern’, so that whenever the maximum lighting level is not required, only two third or one third
of the total lighting fixtures shall be switched ‘ON’

Occupancy/ Movement sensors shall be provided for automatic lighting control in Admin offices/
toilets, common and other areas as required under latest ECBC norms.

12.3 illumination Levels:

The general lighting of various spaces shall be planned to provide the following illumination

Special lighting fixture with color LED lighting may be used in the portico, waiting areas etc. for
beautification. Special light fixtures such as post top lanterns, path/road lights with octagonal
steel pole etc. (as per landscape Architect) shall be used to illuminate landscaping areas &
internal roads as per approval of Engineer-In-Charge.

14.0 ENERGY METERING SYSTEM:

15.0 EARTHING SYSTEM:

Considering the hazardous nature of electrical energy, safety measures in using this energy is of
paramount importance. Earthing system shall be provided in accordance with Indian Standards
BIS-3043-1987 and other statutory regulations.

All non-current carrying metal parts forming the Electrical System shall be connected to the
Earthing System as per the requirements of Indian Electricity Rules and local statutory
requirements. The earthing system shall be so designed that the resistance of the earthing
network shall be less than 1.0 ohm at any point of the system.

All the Bus-Ducts/Cable Trays shall be provided with suitable size of 2 Nos. G.I. strip along the
full length. Separate dedicated Earthing shall be provided for Computers/UPS Network and entire
earthing shall be insulated with PVC tape.

Separate earthing grid shall be provided for the earthing of Panels, and Data/Telephone System
etc.

The proposed Earthing System can be divided into three sections:

16.0 LIGHTNING PROTECTION SYSTEM:

The buildings shall be protected by conventional lightning protection system. The standards
considered should be National Building Code 2016.

The lightning protection system shall be installed in accordance with NBC 2016 standard and
additional requirements of local authority. The system shall consist of air terminations, down
conductors, joints and bends, testing joints, earth terminations and earth electrodes. The
general arrangements shall be as indicated on the drawings.
The lightning protection system shall comprise:
a. Air Terminations
b. Down Conductors
c. Joints and Bonds
d. Earth Terminations

17.0 UPS SYSTEM:

Uninterrupted power supply is essential for the Equipment, Building Maintenance Services,
IPABX, Servers, Voice, Security, exit lights etc.

UPS have been proposed as below:

Admin : 1 x 30 KVA (2 W + 1 SB)


Auditorium : 1 x 30 KVA (2 W + 1 SB)
ELV : 2 x 10 KVA

18.0 FIRE ALARM AND PA SYSTEM:

18.1 INTELLIGENT ADDRESSABLE FIRE DETECTION AND ALARM SYSTEM:

We have proposed Automatic fire Detection and alarm system for the entire project where Multi
Criteria detectors shall be provided in all Air-conditioned areas and smoke/ heat detectors shall
be provided in all Non-Air-conditioned areas.

Bell-Push and hooter shall be provided at lift lobby near staircase. A central control panel shall
be provided in the fire control room located at ground floor which shall be connected to detectors,
MCP, Control/ Monitor relay modules etc. Aspiration Smoke Detection, Aspiration Gas Detection,
Advance Beam Detector or any other input device which may be required.

The fire detection and alarm system control panel shall monitor and display the activation of each
device in the system.

The system shall be of the intelligent addressable type, completely supervised, such that a break
in any wire (loop) shall not prevent any device from operating. Fire Alarm System shall be UL
Listed with 20% spare loop capacity including Cards.

Fire alarm system shall be provided as per latest relevant statutory/ NFPA Standard 72 norms.

Detector shall be installed below and above false ceiling if gap is less than or more than 800mm.

2 Core 1.5 sq. mm. 500V Mineral Insulated Copper Cable with Welded outer copper sheath Fire
Survival type, which can withstand 950 Deg C for three hours as per BS 6387 and shall also
withstand CWZ test on one single Cable as per BS 8434-2. The cable shall be approved by
LPCB, and the performance requirement should as per IEC 60331, BS 5839-1, BS 6387, and BS
8434 standards, the cable should be supplied and installed with all accessories as per BS EN
60702 part 2.

18.2 PA SYSTEM FOR EMERGENCY EVACUATION, VOICE ALARM & BACK GROUND MUSIC

This system shall permit two way talk back communication in the form of emergency
announcement from the main control panel to any floor or group of floors simultaneously. The
system shall be capable of manual operation or automatic operation initiated by the fire alarm
system. Speakers shall be located as required.

Public address system shall be installed in buildings which shall be also interfaced with Fire
Alarm system for Emergency evacuation and with BMS also.

Public address system is designed to serve dual purpose of making general / emergency
announcement and playing light music. These different signals are to be transmitted through the
same sets of speakers. Hence different level of priorities shall be allotted to different signals.

Highest priority shall be given to general announcements.

A separate zone for every floor of the building is proposed so that the paging can address any
floor as per requirement through zone selection switch.

The system shall also have facility for Back Ground Music along with adequate nos. of CD
player/FM/USB/Blue rays.

19.0 FIRE SUPPRESSION SYSTEM FOR ELECTRICAL PANEL:

FK 1230 (FK-5-1-12), clean agent Fire Suppression system will be provided in Main LT Panel,
Main HVAC Panel, HT Panel, Capacitor Panel, Fire Fighting Panels and Lift Panels, etc.
The detection tube shall be fixed with cylinder valve at top of cylinder. The tube shall be
pressurized with dry nitrogen. In case of reach of pre-determined temperature (115oC), the tube
shall rupture gas shall be released from tube over the protected area.

20.0 COMMUNICATION SYSTEMS:

20.1 VOICE (TELE-COMMUNICATION SYSTEM):

A telephone exchange (IPABX) with requisite lines shall be provided by P&T/Service provider for
the Complex. For maintenance staff internal communication system using 500 lines IPABX has
been considered. The telephone tag blocks shall be Krone type and shall be provided at all the
floors to feed individual tag Block / telephone outlets. Multi-core telephone cables shall be
provided to interconnect IPABX, telephone tag block and telephone outlets.

20.2 DATA (COMPUTER NETWORK):

Data outlets for Computer Network shall be considered as per requirement. Data Cabling and
Networking shall be done using Cat 6A/ Fibre optic Cables in MS/ G.I. Conduit or raceways.

It is proposed to provide the data points in the following areas:

b) Offices
c) Management Services
d) Records
e) Security Rooms
f) Admin / Academic Block
g) Technology building
h) Hostels and Residential
i) Utility Area etc.

20.3 CABLE TV SYSTEM:

Central Cable TV System is not envisaged. However, conduiting with Cabling will be made, to
provide Cable TV signal to TV Outlet (s) through suitable cable by service provider in the
dwelling units.

TV outlets shall be provided in the buildings as per requirement which shall be connected to
service provider for various channels.

21.0 SECURITY & SERVEILLANCE:

21.1 CCTV SYSTEM:

IP CCTV Camera shall be provided with for all the Entry / Exit of Stair case, Lift Lobbies, Waiting
area, labs, terrace, main corridor, and computer Lab /Auditorium/Community/Hostel/Cafeteria.&
common area of each floor of each building.

The LAN network switches would be used for CCTV connectivity and will be connected to central
CCTV server & cameras shall have POE connectivity ports. Control Room should be connected
through fiber cable and core switch. Networking should be 10 G. cameras power should be POE
and all rack power should be centralized which will be on /off through control room.

CCTV SYSTEM – EXTERNAL & INTERNAL BOTH

The CCTV and Surveillance System shall control and monitor different buildings in the Campus
as per NBC 2016/ relevant IS codes/Local by laws. All the buildings shall have IP Based Dome
Cameras, Bullet Cameras and PTZ Cameras for surveillance. The types of cameras & locations
of various Cameras indicated herein are minimum to be provided. However during detailed
designing if required and found necessary the type/ rating of the Cameras shall be upgraded.

Network connectivity for outdoor cameras having distance more than 90 meter, shall be on optical
fiber. Suitable provision shall be provided to connect with existing LAN infrastructure. The power
supply to LAN switches and Monitors will be on UPS.
The Vendor shall supply and commission an IP Camera based CCTV system with the objective
shall be to provide High degree of Electronic surveillance system 2MP, Camera ,1/2.8" CMOS,
lens 4-9 mm, Auto zoom and focus, H.265, H.264 compression, Smart Codec, internal/external
850nm Adaptive IR Range 35 meter from same OEM, 120dB true WDR as per IEC 62676, Bi
directional Full Duplex Audio, 1 Alarm In, 1 Alarm out, triple streaming, smart compression,

shall support SD card 2TB, ONVIF profile S,G, & T,NDAA,UL,CE,FCC, operating Temp with IR

Network connectivity for cameras having distance more than 75 meters, shall be on optical fiber.
Suitable provision shall be provided to connect with existing LAN infrastructure. The power supply
to LAN switches and Monitors will be on UPS. The video recording shall be non-embedded based
recording server with video management software.

The wiring inside the building shall be with CAT 6A /Fiber cable in conduit and for Outdoor
connectivity fiber Optic Cable shall be used. Optical fiber cable shall be laid underground in
HDPE pipes with suitable Manholes for easy pulling and proper Maintenance. PTZ cameras will
be placed on roof top and on Street light Poles with necessary mounting arrangements in external
areas. The video management server should have minimum 30 days storing capacity.
Indoor type CCTV shall be minimum 700 and outdoor type CCTV shall be minimum 300 and PTZ
CCTV shall be minimum 20 numbers.

21.2 ACCESS CONTROL SYSTEM:

The objective is to provide restricted entry/exit in the entire premises. The person who is
authorized to enter the particular area shall not be allowed to enter in any other areas thus
restricting unauthorized personnel entry & exit through critical areas and facilitate effective
people management.

Minimum Four Numbers Baggage scanner with computer based multi energy X-Ray Baggage
Inspection System capable of passing through bags/parcels of dimension 940mm (W) x 640mm
(H) with Belt Height – 750mm –850mm with 22”/24” LCD Monitor, Input/ Output rollers with
frames shall be provided.

Minimum Four Numbers Door Frame Metal Detector shall be provided.

Minimum Six Numbers Boom Barrier for car, based on Electromechanical parking barrier with
all accessories upto 6 meter length shall be provided.

4.0 DESIGN REQUIREMENT

Minimum requirement of HVAC systems for the buildings to:

• Maintain and create a satisfactory controlled environment for the occupants.

• Provide the sufficient fresh air quantity for pressurization and occupancy.

• Maintain and create a satisfactory controlled environment for Server room, UPS
room etc.

This HVAC Design Basis provides information to facilitate the detailed design of the
Heating, Ventilation and Air Conditioning systems. The HVAC design shall include the
following activities & deliverables to enable satisfactorily completion of the supply,
installation, testing & commissioning of the HVAC systems:

• Detailed design calculations, including cooling loads, equipment capacities,


ductwork and equipment sizing.
• Specification and data sheets for the HVAC systems or BOQ.
• Fully coordinated design drawings, showing plans, sections, and space
requirements of the HVAC systems.
• Description of HVAC systems operation.
• Fabrication, supply, installation of equipment, HVAC MCC’s, controls, control

cabling, ductwork, pipework, and all necessary ancillaries.

5.0 DESIGN CONSIDERATIONS

5.1 HVAC Design Protocols

 The overall design shall allow for the HVAC system to handle the required air volumes
necessary to maintain the room design requirements at all-times and shall be developed starting
from this document.

 The design of the HVAC systems shall demonstrate that the selection approach is optimal, by
means of appropriate capital and operating cost estimates.

 The system of distributing HVAC ductwork shall extend from the HVAC equipment to air-
conditioned rooms via the shortest and most convenient route available.

 All ductwork mounted equipment and plant items shall be readily accessible for maintenance
and inspection. All duct and supply air grilles/diffusers shall be selected to allow distribution of air
within the area served.

 When performing detail design activities of HVAC system, the following parameters and
Design Conditions shall be addressed:

(i) Continuity and reliability.

(ii) Flexibility of operation.

(iii) Concentration/distribution of loads.

(iv) Safety of personnel and equipment.

(v) Ease of maintenance.

(vi) Indoor air quality.

 Standardization of components used in HVAC systems in-order to provide interchangeability


between systems.

7.0 PROPOSED AIR CONDITIONING SCHEME:

 Considering uses of the building, we propose Air Cooled VRF (Variable Refrigerant Flow) /
VRV (Variable Refrigerant Volume) system with heat pump to meet all year comfort
conditions (Summer & Winter). As regard to the VRV/VRF system, proposed for the
aforesaid building, the indoor units shall be selected as per the usage of the areas and
outdoor unit capacity is proposed as per below:

 102 HP (approx.) VRV/VRF outdoor units envisaged for thermal comfort for admin building.

 52 HP (approx.) VRV/VRF outdoor units envisaged for thermal comfort in auditorium.

 172 HP (approx.) VRV/VRF outdoor units envisaged for thermal comfort in technology
building.

 The indoor and outdoor units shall be connected with insulated copper refrigerant pipes.

 The air conditioning requirement shall be provided with the following types of VRV/VRF
indoor units: Ductable type Units, Outdoor air processing units (TFA), Cassette and Hi-wall
type units as required.

 VRV/VRF Outdoor units are to be located at open terrace.

8.0 MECHANICAL VENTILATION

All ventilation systems must have conformity to NBC. The lift wells shall be provided with
pressurization system to control smoke movement i.e. to create smoke free escape passage for
the occupants in case of emergency. Toilet ventilation shall be designed as per relevant
standard National Building Code (NBC-2016).

8.1 Lift well Pressurization

 All Lift wells shall be pressurized at terrace level.

 The pressurization shall be done to achieve a 50 Pascal Pressure Differential in the lift
shaft as per NBC. This ensures that in case of fire in the building, the persons in the lift are
able to get down to ground floor level without being affected by the smoke from the fire at
any floor.
 The calculation shall be based on leakage through doors at all floor and one door at ground
level.
 The lift well pressurization shall be carried out by using axial fans placed at terrace level.

9.2 Toilet Ventilation

 The toilets shall be ventilated with the help of Inline / propeller fans. Toilet ventilation shall
be ventilated at 15 ACPH as NBC 2016.

9.3 Deity Kitchen / Pantry ventilation

 The deity kitchen & pantry shall be suitably ventilated with the help of Inline / propeller fans.

*During detailed engineering, design parameters as tabulated above if required may


be altered/changed as per relevant norms / standards meeting functional
requirements.
