Dear Sir/Madam,
My name is Jollyrosetheres Chavez, a Filipino Citizen and a licensed professional educator.
My fiancé and I bought a unit in one of your company’s housing projects last May 2020. We
thought carefully of the property purchase before we exchange our marriage vows. We met
with Ms. Rochille Rotoni, a representative/agent from the Residencia de Francesca Housing
Project and indeed we came to terms of a good deal despite the pandemic situation.

For more than two (2) years now, we have been fulfilling our payment obligations even
though Ms. Rotoni, being our point person, has lapses when it comes to issuance of black
and white document copies to us notwithstanding our continues follow-ups. To name –
RURAF (Residential Unit Reservation Application Form), (endorsement letter for application
of Post-Dated-Check), annexes, etc. Since we have given our full trust in her with her
promise of taking care of everything for us.

To my great disappointment and disbelief, upon my personal visit to the Account


Management Department on July 27, 2022, Ms. Rotoni, also failed to give us a detailed
explanation in settling our deposits and down payments resulting to conflicts in our
payment schedule. I have clarified what transpired between said agent and us since the very
beginning of our transaction in year 2020.

In spite my efforts of explaining, we are being penalized the amount of Php8,910.87 plus
one month payment lapses of Php9,341.69 reflected as late payment from the Account
Management Department. They are asking total dues of Php18,252.56 which is a huge
questionable amount on our part. Sir, how can this be, well in fact we paid the total amount
of Php18,683.39 (two months advance) covering the period June and July 2020?

I am writing to settle the urgent matter at hand which is Penalty Dues.

We would like to request to remove the penalty charges for late payment. Already due to
misrepresentation of Ms. Rochille Rotoni, our agent on the terms of payment for our
acquired unit. She clearly stated that the first payment (18, 683.38) we made is for the
month of June and July of 2020 and my next payment would be on August 15, 2020. It was

also stated on the Residential Unit Reservation Application Form that we have June 15, 2020
until May 15, 2023 (36 months) to settle our down payment.

We wish to have clarification/s on the above matter presented. We also want to come to
terms beneficial to both parties. Monetary transactions are no joke for a middle-income
individual like me. With this, we could move forward to the next necessary steps and actions
we shall be taking.
