PROJECT SCOPE

Project Objective
The objective of this project is to build a residential building with an area of 150 sq. m. in a
period of 8 months. The said project will serve as a single family house which will cost an amount of 8
Million Pesos.

Deliverables
1. A 150 sq. m. 3 storeys finished home, with 3 bedrooms and 2 bathrooms and 1 comfort
room.
2. Exterior finish in accordance with environmentally preferable and high standard products.
3. Security independence systems, including fire alarm and surveillance cameras attached to
the gate, front and rear part of the house.
4. A 1-car garage, with a built-in connection for electrical vehicle recharging.
5. Highly rated-electric stainless and heat insulation kitchen appliances and materials, which
includes ovens, microwaves and dishwasher.
6. Interior design using wallpapers.
7. Equipped with split type and single type air conditioning unit for rooms and exhaust fan for
bathrooms.
8. The house shall also be installed with intelligent lighting system and ventilation.
9. A high speed internet provided by Globe.

Technical Requirements
1. The house must abide the National Building Code of the Philippines.
2. The structure must pass seismic stability codes.
3. The structure will be built with a minimum 2 x 6 inch sustainably source framing to allow for
increased insulation and structural stability.
4. The house will be supplied by electrical power by La Union Electric Cooperative Inc.
5. The design of the house must facilitate the use of natural lighting as much as possible, using
windows and doors.
6. Each room shall have 2 HP air conditioning unit, and bathroom with exhaust fan.
7. Surveillance cameras shall be installed in the gate, front and rear part of the house.
8. Garage shall accommodate one large vehicle.
9. Internet connection shall be provided by Globe Telco.

Limits and Exclusion


1. The house will be built in accordance to the plans and specifications of the design of the
original blueprint and shall be compliant to the National Building Code of the Philippines.
2. The contractor shall be responsible for subcontracted work.
3. Contractor reserves the right to contract out services.
4. The contractor shall also be responsible for landscaping and interior designing.
5. Construction work is limited to Monday to Saturday, 8:00 – 5:00 pm.

Customer Review and Approval


The scope statement serves to establish an understanding and agreement that the deliverables
of this project meets the customers’ expectations. Key, accomplishment, budgets, timing and
performance requirements identified above is final and can be subjected to revisions in some
circumstances during the construction. However, modifications of the project plan and specifications
shall be submitted and must be approved by the owner and the Head engineer, and may cause some
changes on the cost and schedule. During the project and issues may arise in unexpected circumstances
please alert the Project Engineer as soon as possible.
