SPECIFICATION

1.Ground Floor Foundation

RCC frame structure with R.C.C column footing with plinth beam below ground level.
Size of the footing 3’0” X3’0”X5’0” (If needs Upto hard soil) plain cement concrete using 1½
(40mm) Jally in 1:4:8 mix to a thickness of 4” above the R.C.C column of size 12” X 9” and 9”X
9” as per the structural drawing. Plinth beam of 18”X9” in R.C.C 1:2:4 will be laid connecting all
columns of ground level as per the structural drawing.

2.Basement
Above plinth beam basement will be raised upto 2’6” from the road level using 9” tk.
Fly ash masonry in CM 1:6

3.Super Structure
9”tk Brick work in (CM 1:6) for main & outer walls.4 ½”tk for the internal walls as per
working drawing.

4.Concrete Works
➢ Sill: Through Sill concrete will be provided till sill level.
➢ Lintel: Through Lintel concrete will be provided at 7’0” level using 4’5”tk R.C.C
1:2:4Mix.
➢ Loft & Sunshades: Loft & Sunshade will be laid as shown in working drawings
with R.C.C 1:2:4 to thickness of 2” as per structural drawings.
➢ Roof slab, Staircase, Portico Slab: Roof slab in R.C.C 1:2:4 will be laid to a
thickness of 5” as per structural drawing. Staircase waist slab in R.C.C 1:2:4 using
brick work for step.

5.First Floor Foundation
R.C.C Column of size 9”X9” and 12”X9” as per structural drawing. All
columns up to roof level. 9”tk Brick work in (CM 1:6) for main walls 4½ tk for internal
walls as per drawing. Lintel height is 7’0” and roof slab in 10’0” above finished floor level.

6.Plastering
Wall will be plastered with CM 1:4 thick with trowel finish and ceiling will be
plastered with CM 1:3 for first coat and 1:5 for second coat.

7.Tiles
Bedroom and Kitchen flooring will be finished with vitrified tiles.
Skerting 3” height. Bathroom tiles upto 7’ height. Kitchen wall will be covered above the
table top.
➢ Flooring tiles – Rs 50/sq.ft
➢ Bathroom tiles – Rs 40/sq.ft
➢ Kitchen wall tiles – Rs 40/sq.ft
➢ Portico tiles – Rs 35/sq.ft

8.Plumbing
For necessary area (outlet water line pipes are UPVC, Inlet for bathrooms are in
CPVC, For all waste lines pvc (4kg) pipes are used and European closet (attached toilet),
Indian closed (Outer toilet), 2 Wash basin, wall mixers and showers in attached toilets
will provided all are PAREWARE branded basic model. Pure Water tap connection only
for kitchen.,

9.Electrical
KUNDAN OR FINOLEX cables will be concealed in PVC pipes. Only points for
lights & fans & 5Ams socket with switches will be provided in each rooms.AC point will
be provided in all bedrooms. Three nos of 15Ams plug point will be provided. Kitchen
exhaust fan, outer bulkhead lights, tube light and spot lights are provided by us. Using
GM MODULAR switches.
10.Doors
➢ Main Door: Frame and door in TEAK. (Printing glass will be provided & two
coat polish). Size 3’0”X7’0”
➢ Other Door: Sal used for frame & Readymade doors. Size 3’0”x7’0”
➢ Bathroom Door: PVC doors. Size 2’6”X7’0”

11.Windows
UPVC windows (Square rod provided for window grill) with pinned
glass.

12.Outer Flooring
Floor finished with 6 mm metal 1:2:4 mix roof concrete.

13.Painting
External wall with one coat of Birla white. Front elevation only patty .
Internal walls will be finished with 2 coat wall care patty and 1 coat primer and
2 coat emulsion painting.

14.Under Ground Sump

Sump tank of capacity 3000 liters of 2 nos using 9” brick work and plastering with
C.M 1:5 water proof compound. Tank will be covered with RCC slab. (One motor
will be provided)

15.Over Head Tank

Tank of capacity 1000 liter will be provided. (2 nos) (ISI Branded)

16.Vacant Land Flooring

All around maximum 4’0” width cement flooring only provided.
(Remaining area will be covered by gravel filling by customized).

17.Cupboard Works
PVC cupboard will be provided above the loft in bed room & kitchen.
In kitchen pvc cupboard will be provided below the table top.
18.Compound
All around the site & 10’ gate will be fixed.

19.Terrace Flooring
Chips flooring will be provided.
