EXTRAJUDICIAL SETTLEMENT OF ESTATE WITH DEED OF

ABSOLUTE SALE

This AGREEMENT made end and entered into this ___ day of ____
2023, in Lipa City, Batangas by and between:

EUFEMIO CORTAS, of legal age, Filipino, residing at Lobo City,


Batangas;
TIRSO B. CORTAS, of legal age, Filipino, residing at Lobo City,
Batangas;
JULIA C. LACORTE, of legal age, Filipino, residing at Lobo City,
Batangas;
CESAR B. CORTAS, of legal age, Filipino, residing at Lobo City,
Batangas;
DELIA C. MARCELLANA, of legal age, Filipino, residing at Lobo City,
Batangas;
TEODIE B. CORTAS, of legal age, Filipino, residing at Lobo City,
Batangas;
NILDA C. MARCELLANA, of legal age, Filipino, residing at Lobo City,
Batangas;
BEN B. CORTAS, of legal age, Filipino, residing at Lobo City,
Batangas;
GILBERT B. CORTAS, of legal age, Filipino, residing at Lobo City,
Batangas.

WITNESSETH, that:
WHEREAS, we are the sole heirs of the deceased ILUMINADA
BARQUILLA who died on _____________, at ______________, copy of her
death certificate is hereto attached as Annex A;
WHEREAS, Deceased ILUMINADA BARQUILLA and her living
husband EUFEMIO CORTAS are the absolute owners of parcels of land
located at Lobo City, Batangas covered by (1) Bilihan ng Lupa, (2) Bilihang
Patuloyan ng Lupa, and (3) Deed of Absolute Sale, copies of the said
documents are hereto attached as Annex B, C, and D respectively.
WHEREAS, no personal properties are involved in this Extrajudicial
Settlement of Estate with Deed of Absolute Sale, and that to the best of our
knowledge and information of the parties hereto the said deceased left no
debts;
WHEREAS, pursuant to Rule 74, Sec. 1 of the Revised Rules of Court
of the Philippines, and being with full capacity to contract, we do hereby
adjudicate unto ourselves the parcel of land described above, in equal
shares.

FURTHER, FOR AND IN CONSIDERATION of the sum of THREE


HUNDRED FIFTY THOUSAND PESOS (P 350,000.00), Philippine
Currency, the receipt whereof is hereby acknowledged in full sum from
SPOUSES TIRSO B. CORTAS and LYN CORTAS herein referred to as
“BUYER” , of legal age, Filipino, and with residence address at Lipa City,
Batangas, we do hereby SELL, TRANSFER, CONVEY and DELIVER, by
way of ABSOLUTE SALE, unto said BUYER, their heirs assigns and
successors in interest the properties above described with all the
improvements existing thereon;

IN WITNESS WHREOF, the parties hereto have hereunto set their hands
and affixed their signatures this day of ____________, 2023 in the city of

personally appeared the parties in this Extrajudicial Settlement of Estate
with Deed of Absolute Sale and known to me to be the same persons who
executed the foregoing Extrajudicial Settlement of Estate with Deed of
Absolute Sale and exhibited to me their Government issued IDs above-
mentioned and competent evidence of identities and acknowledge to that the
same are their own free and voluntary act and Deed in accordance with the
2004 Rules on Notarial Practice.

This instrument consisting of three (4) pages including this page upon
acknowledgement is written and had been signed by the parties and their
instrumental witnesses on each and every page thereof and refers to an
Extrajudicial Settlement of Estate with Deed of Absolute Sale.
