General Notes

Item Description Remark


1 Termite Treatment - Chemical Soil Treatment Against Sub Terranean Termites shall be Chlorpyrifos or approved equivalent which is approved by the Pesticides Board
of Malaysia which shall inclusive Three (3) years warranty after issuance of Certificate of Completion and Compliance.
10.1 The application rate will be as follow :-
a) The entire floor slab area to be power sprayed at the rate of One (1) liter per square meter;
b) The entire ground beam area, minimum Eight (8) cm from sprayed at the rate of Three (3) liter per meter run;
c) Impregnation of surface below the apron/terrrace and area within 1.5 beyond the edge of apron/terrace to be power sprayed at the rate of
One (1) liter per sq meter (unless adjoining structure renders this impracticable)
10.2 The chemical soil treatment specification shall be as follows :-
a) Stage 1 : Treatment to all surface below the ground floor beam and ground floor slab area before laying of lean concrete;
b)Stage 2 : Treatment to all surface below the apron/terrace and perimeter beyond the edge of external building wall before concreting.

2 Damp Proof Membrane - Polyurethane sheet (0.25mm thick) shall be laid below all internal ground floor slab

3 Water Proofing - - 2 layers water based bituminious waterproofing PENTEN T-100 @ 1.25kg/m² or approved waterproofing including 300mm high upturn c/w forming

4 Roof
a. Roof covering - 0.48mm thk BST Clean colorbond Spectrum Sanko Grip deck 3-Pan with 2 layers of insulation (1 layer Delta Foil Termabite Double Sided Alum. foil;
1 layer of 50mmX 40kg/m3 fibreglass wool).
b. Roof eaves - UCO Vistabord flush-jointed ceiling using 6mm thick board fixed onto minimum 0.5mm thick metal suspended system ie: Lexington & Rondo. All
joints are to be flush-jointed with perforated paper tape and UAC – SC Jointing Compound or water resistant compound.
c. G.I Gutter and flashing - PPGI, clean colorbond GI gutter and flashing

5 Lintols for Door and window opening - To be provided to all doors and windows opening to Engineer's details
a. Precast RC - ≤ 1.80m in length
b. Cast in-situ - > 1.80m in length

6 Aluminium Doors and Windows


- 1.1mm thick natural anodised aluminium frame sections with sub-frame c/w 5mm thk clear glass to Architect's selection for all aluminium frame

7 Wall - 110mm thk. Concrete Sand Brick wall with 19mm thk cement plaster & painted on bothsides.

8 Plastering - All plastering works shall be 19mm thick cement and sand plaster complete with angle beading on edge externally and internally (semi smooth finish
apply to all external wall)
- Approved equivalent skimcoat shall be applied to all plastering works internally.

9 Tiling Works - All tiling works to be in medium range colour and pattern; wall tiles to include 10% decorative tiles and angle beading. - Porcelain tile with bird mouth
joint corner.

10 Painting - All paints shall be 'NIPPON' or approved equivalent and shall be carried out in accordance to Manufacturer's specification as follows:

a. Internally - 1 coat 'Nippon Vinilex 5300 Basecoat Sealer', 2 coats of Nippon Super Matex Pro Emulsion
b. Externally - 1 coat of 'Nippon Vinilex 5100 Wall Sealer', 2 coats of 'Nippon Weatherbond' (to provide 3 years performance warranty)
c. GI gutter, flashing & rainwater goods - 2 coats Nippon Timbershade

d. Mild Steel door / Grille - 1 coat of Nippon Zinc Chromate Primer/Nippon Red Oxide Primer, 1 coat Nippon Economy Undercoat and Nippon 9000 Gloss Finish
e. Timber / HW door / Staircase - 1 coat of Nippon 9000 Aluminium Wood Primer, 1 coat of Nippon Economy Undercoat and 2 coats of Nippon 9000 Gloss Finish (Interior Only)

f. Asbestos free ceiling - 1 coat of 'Nippon Vinilex 5100 Wall Sealer', 2 coats of 'Nippon Weatherbond'
g. Gypsum plaster board ceiling - 1 coat of 'Nippon Vinilex 5100 Wall Sealer', 2 coats of 'Nippon Weatherbond'

h. Timber Pattern Cement Sandboard - Nippon Timbershade
