SPECIAL POWER OF ATTORNEY

I, CHARISSA MAIA C. ELAGO, of legal age, married, Filipino, and a resident

of Purok-1, Barangay Kauswagan, Cabadbaran City, Agusan del Norte, do hereby
appoint, name and constitute my brother, CLARENCE O. CURATO, of legal age,
married, Filipino and a resident of Purok-1, Barangay Kauswagan, Cabadbaran City,
Agusan del Norte, as my true and legal ATTORNEY-IN-FACT to act for and in my
name and stead and to perform the following:

1. To inquire, represent me, negotiate, transact, extra-judicially settle and sell

our portion of residential land owned by the Heirs of Anacleto Curato,
situated at Barangay 4, Cabadbaran City, Agusan del Norte under Title No.
KOT-P-17899, Lot No. 302 CAD 866, containing an area of One Thousand
Three Hundred Seventy Six (1,376) Square Meters, more or less; and

2. To sign, execute, and prepare the necessary documents relative to the sale
and perform all acts and full power which are necessary and proper to attain
the foregoing.

HEREBY GRANTING unto my ATTORNEY-IN-FACT full power and

authority to execute or perform whatsoever requisite or proper to be done in about the
premises as fully to all intents and purposes as I might or could lawfully do if
personally present, without power of substitution and revocation and hereby ratifying
and confirming all that my ATTORNEY-IN-FACT shall lawfully do or cause to be
done under and by virtue of these presents.

AFFIDAVIT OF SELF-ADJUDICATION
I, CLEOFE C. CURATO, of legal age, widow, Filipino and resident of Katipunan Sta.
Fe. Leyte, THE ONLY HEIR OF JOSELITO P. PIENCENAVES, after having been duly
sworn to in accordance with law, depose and state that:

1. I am the only heir of my late husband JOSELITO P. CURATO, who died on February
22, 2022 at Eastern Visayas Medical Center, Tacloban City, without any last will and
testament;

2. That my late husband left a portion of a parcel of land, together with the improvements
found thereon, which he inherited from his late grandfather, ANACLETO CURATO,
more particularly described as follows:

“A parcel of residential land situated at Barangay 4, Cabadbaran City,

Agusan del Norte, under Tax Declaration No. 19-01-0004-0808, PIN 234-01-
0004-002-21 with Title No. KOT-P-17899, Lot No. 302 CAD 866, containing
an area of ONE THOUSAND THREE HUNDRED SEVENTY SIX (1,376),
SQUARE METERS, more or less and bounded on the NE., along lines 5-6-7-
8 by Lot 301, along lines, 8-9 by Lot 299; along lines 9-10 by Lot 6910; along
lines 10-11 by Lot 6911; along lines 11-12 by Lot 6912; along lines 12-13-14-
15 by Lot 300 SE., along lines 15-16 by road; SW., along lines 16-17-1 by Lot
303; along lines 1-2 by Lot 304; along lines 2-3 by Lot 305; NW., along line 3-
4-5 by creek All of CAD 866.”

3. As far as I know, my husband left no debts, liabilities or obligations to any persons,

agency or institution; and

4. Pursuant to Rule 74, Sec. 1 of the Rules of Court, I hereby adjudicate unto myself the my
husband’s share to the described properties by means of this instrument and hereby file the
same with any private or government entity concerned with the request that this
adjudication be made effective without judicial proceeding.
